6/5/15 Spoke with Zola 632-9425 about the follow up inspections on 6/11. Said that Dana, 395-0682, the tenant has
intentions of moving out and that she never received a copy of the NOV. I informed her that if the unit is vacant we can
re-schedule inspections but a new tenant cannot move in until the violation have been addressed. She confirmed the
copy was sent to corporate address. She gave me her email ecreemsapartments@cbhpm.com for which I immediately
sent a copy. 6/11/15 Left a message to Dana Webster. Zola said he suspects she has already moved but did not turn in
her keys. She also said she never received a copy of the NOV I sent previously. She changed the email to
ecreemsapts@cbhpm.com. I double confirmed the address with her. She attempted to send me an email for which she
said 2 attempts failed. I gave her my phone contact info so she could reach me if she doesn't receive it. I sent the NOV
again at the new email and called back after 15 min to confirm she had received it. No Answering machine to leave a
message called a second time same result.
Previous comment an error. Inspection postponed by Marie Taylor. All inspections on Calandria Ave are to be reviewed
by management prior to inspections.
10-22-15 Site inspected, verified that the right side wall of the garage is leaning outward at the base and there is a
crack on the stucco at the corner of the garage door opening. Will review pictures in the office.
Re-visited site on 1-29-16 Sending NOV dated 2-17-16. Re-inspection scheduled for 3-24-16
2-18-16 -Address verified via county assessor website, NOV sent w/ appeal forms and pictures via reg & cert mail, cert
# 7015 1660 0000 0859 6851
3-3-16 Spoke with the property owner Doreen Hazel 510 636-1559 she will start looking for an engineer to evaluate the
garage.
3-24-16 Received the Engineer's report and reviewed with City engineer Shafi Refai, the report states that the
foundation/retaining wall is safe. He recommended repairing the garage wall and installing a trench drain. Notified
owner to request an extension to complete repairs. E. Labayog
4-2-16 Received e-mail from the property owner requesting an extension to do the recommended repairs by the
engineer. Completion is expected by October 1, 2016. I will monitor their plans submittal and permit issuance.
