I, CONCEPCION BERNADETTE ROSALIE E. BERNARDO, of
legal age, Filipino with residence at #325 Jabson Street, Filipino, San
Joaquin, Pasig City (hereinafter referred to as the SELLER for
brevity), FOR AND IN CONSIDERATION of the sum of THREE
HUNDRED THOUSAND (Php300,000.oo) Pesos, Philippine
Currency, receipt of which is hereby acknowledged and paid by
Rodrigo C. Escuadra Jr., Lorina E. Vinculado, Emelita T. Medina,
Ronnie G. Aboquin, Consorcia T. Bolastig, Shirley B. Natulla, Mark
Anthony Quinto and Annalyn C. Rivera, all of legal age, Filipino and
residents of Pasig City (hereinafter referred to as the BUYERS for
brevity), DO HEREBY SELL, TRANSFER, and CONVEY by way of
ABSOLUTE SALE unto the said BUYERS, their heirs and assigns a
parcel of land, with all the structures and improvements constructed
thereon, and more particularly described as follows:

of the Registry of Deeds of Pasig City
"A PARCEL OF LAND (Lot 2-D-3, of the subdivision plan
(LRC) Psd- 197693, being a portion of Lot ..
to the point of beginning; containing an area of TWO

I hereby warrant my title and absolute ownership to the
foregoing real estate property and shall defend its title at our costs in
every forum.
