Reduced vacancy rates from 20% to 2% and increased monthly revenues by $20,000 within my first four
months. Organized and supervised renovation of 105 rental units(150 total in the building) within three
years and under budgeted costs. Fostered constructive tenant relations, replaced stressful environment
with relaxed ambiance & increased building security to dramatically improve the quality of life for tenants.

Due to owner's increased need to act upon current financial results, not data which was many months old,
custom excel spreadsheets were designed for each property that compared actual data with budgeted
figures. Resulting variances allowed accurate critical decisions to be made in a timely fashion to enhance
management action. Full portfolio consisted of 1200 residential and 150 commercial tenants.

Performed initial installation of networked computerized accounting system for a contact lens facility that
required current financial information to be reported to demanding shareholder investors located
throughout the world. Current data was constantly needed to support budgeted increases in stock share
prices and produce funds for planned expansion targets.

Serving as both Branch Controller and Manager of office responsible for 1850 residential tenants in ten
different properties, many simultaneous issues constantly demanded and timely communications followed
