their own ideas regarding a solid pricing
strategy when working with an agent to set
a sales price for their home. Below are six
pricing mistakes that put sellers at risk.

There may be a small margin for
markup between what the average list
price versus sales price for an area may be.
However, padding the listing price as a negotiation tactic will price a seller out of the
market. A seller may then run the risk of
missing the opportunity to have qualified

foot for my area?
Price per square foot is a general way
to look at the health of a market area. It is
not the sole factor that an agent will use to
determine a listing price of a home due to
simple economies of scale. Agents will look
at variable conditions including the specific
home updates and size when looking at the
price positioning of a home.

Upgrades may add perceived value but


not necessarily financial value. Consider
there are two similar homes in a neighborhood, one with landscaping and one
without. The landscaped home may sell
quicker than the same house that is lacking
it. While a seller did not gain any more
money because of landscaping, there is the
perception the home was a better bargain
because landscaping made it appear in better condition.

are cyclical and can shift on a month to
month basis. A home is only worth what
the statistics forecast and in the end, what

As opportunities for market research are
made available to sellers, agents are forced
to know the housing market well and defend their pricing and marketing plans. The
internet has given sellers more leverage by
making agents accountable for the information they provide. It has not taken the
place of the training and specific market
insight an agent can provide.
New Mexico is also a non-disclosure
state and property sales prices are not provided to the public. So, that pricing information a seller may see on that third party site
could have come from anywhere. Pricing
a home for sale is not a science, but it does
take careful skill and training. Real estate
agents are still a valuable resources when
looking to create a solid pricing plan.

According to the Humane Society of the United States (HSUS),
72 percent of American families
who rent their homes have pets.
While it might take a little extra
work to find pet-friendly apartments, the lasting rewards of pet
ownership could outweigh any
brief hurdles renters may have to
clear as they search for pet-friendly
living arrangements.
Animal lovers who rent but
want pets may need to move out
of their current apartments before they can welcome pets into
their families. As that process
begins, renters can take steps
to ensure they find a place both
they and their future pets will

a list of pet-friendly properties, or
you can contact local realtors who
can help you find buildings that
allow pets. The earlier you begin
your search, the more time you
will give yourself to find a place
that has everything you need. If
you delay your search, you may
have to settle for a place thats

carefully to make sure it clearly

have a pet. Read any restrictions
regarding the type of pet and the

like great danes, then an apartment that only allows dogs that
weigh 25 pounds or less wont be
a good fit.
Read the terms regarding pets
carefully so you know exactly
what you can and cannot have
and exactly how much you will

new home. If there are no terms
regarding pets in the lease, ask
that specific terms be added before
you sign. Doing so will protect you
down the road should the landlord
discover any pet-related damage
when you move out.

owned a pet, then speak with
a local veterinarian regarding
your work schedule, your living
arrangements and your expectations as a pet owner. The HSUS
notes that problems with housing
are the leading reason pets end
up homeless. While no pet owner
envisions taking their pets to a

for adoption, such scenarios play
out every day. By speaking with
vets and local pet professionals,
you can adopt the right pet for
you and your apartment, greatly
reducing the chances that you
will be forced to give the pet up
in the future.

can the opportunity to come into the
final aspect of the mortgage process

company provides as it maneuvers its
way through its role. For almost all
customers, buying a house is the biggest investment they will ever make,
Greenwood said. And were at the
end of the real estate transaction. So
were trying to do our best to make
everybody feel comfortable and at ease

property involved in the transaction
is what the seller purports it to be and
what the buyer understands it to be.
Greenwood oversees three Albuquerque sites and has 55 employees at
her disposal to attack the mound of
paperwork that guard the secrets to a
propertys past.

Lucero, the companys underwriting
counsel. Title mortgage protects
somebody from the past. What that
means, he said, is that there could
be all kinds of things hidden within
a propertys history including liens,
unusual covenants and unknown
encumbrances; all of which need to
be discovered, disclosed and satisfied
to both parties satisfaction before the
transaction can be closed.

are no issues with the property,
Greenwood said. So, in a way, Greenwoods team members are history
detectives delving into the arcane,
twisted plot that can envelop New
Mexico property deals, especially
from the wild and woolly Old West
days, Lucero said.
As an example, he said, a piece of
property could have an old stipulation
that it never be used for a saloon. And
if, for example, a commercial enterprise wanted to build a store that carried numerous items, including liquor,
that could seriously jeopardize or even
squash the transaction.
Wed have to look at it to see what
could be done, Lucero said.
Then theres the whole issue of
neighborhood associations and the
covenants often tied to them, which
carry over from sale to sale, he said.
A lot of our researchers are really into
history and really enjoy digging into
the past, Greenwood said.

a departure from where she started as
a fresh-out-of-school graduate of the

University of New Mexicos Anderson School of Management. A Valley


High School graduate who earned
majors in business administration and
marketing, she landed her first job
with Stewart in 2000 in the marketing
department before working her way
up the management ladder.
Now Greenwood oversees all aspects of the Albuquerque operations,
which includes the separate title and
escrow departments for both residential and commercial transactions.
And Lucero, who sports a colorful
bowtie and whose business card bills
him as the Bow Tie Guy, is from
Los Alamos originally then attended
undergrad and law school at Stanford.
The duo make a strong leadership
pair as the company has survived the
downturn of the real estate industry.

questions we are asked by
clients looking to lease

a commercial property is,


what is a net, net, net lease? As
commercial brokers we have sometimes adopted specific language and
terminology to help us describe the
different types of leases and lease
terms we deal with daily. The details
of each lease can be, and quite often
are, very complicated; but it is quite
easy to summarize the differences
between types of leases. There are basically three different lease types that
are used in commercial leasing.

net, net, net lease /


triple net lease
This type of lease is most commonly used in the warehouse and retail
markets. When using this lease, in addition to the base rental rate, all of the
other expenses related to the property,
such as property taxes, property insurance, utilities, maintenance and repairs
are also paid by the tenant.

full service lease


This lease type is most common in
larger multi-tenant office buildings. In
this type of lease, all of the expenses
related to the operation of the property are included in the rental rate and
paid by the landlord. These operating

expenses typically include, but are


not limited to, property taxes, property insurance, utilities, maintenance,
repairs and janitorial services. The only
expenses typically paid by the tenant
in a full service lease are expenses
related to the tenants phone, data and
internet services.

modified gross lease


This type of lease is commonly
used in both the commercial and residential markets. In a modified gross
lease some of the property expenses
are paid by the landlord and others by
the tenant. This allocation of expenses can vary significantly, but a typical
modified gross lease will have the
landlord paying the property taxes,

property insurance, and the major repairs or replacements to the property


and mechanical systems. The tenant
will pay the utilities, janitorial, and
the normal day-to-day maintenance
of the property.
Finally, lease rates for most commercial properties are advertised as
a price per square foot, on an annual
basis. For example, a 5,000 square
foot office, advertised at a lease rate
of $15.00 per square foot, full service
lease, will cost the tenant $75,000
per year (5,000 square feet multiplied by $15 = $75,000) or $6,250
per month ($75,000 divided by 12
months = $6,250) with the landlord
paying for all the operating expenses
of the property.
