a 2013 American Time Use Survey, interior and
exterior decorating for the holidays may consume
anywhere from 2.5 to 3 hours per session.
Holiday decorating includes things as simple
as setting up a menorah or as complex as stringing lights on the exterior of a home. Though
elaborate displays can take hours to erect,
time-crunched holiday celebrants can still create

buying a home makes more financial sense than renting.

In many
cases, this is true. However,
renting is sometimes a smarter approach
than buying. As with any financial decision, all of the options and circumstances need to be weighed before jumping
in. Making a major purchase requires
doing your homework. The following are
some reasons why renting can be more
beneficial than buying.

you are young


The National Association of REALTORS says the typical first-time home
buyer is 31 years old. People who are
younger than that and uncertain about
their futures should not feel pressured
into buying simply because it is presumed to be the adult thing to do.
Renting and feeling your financial way,
which can include seeing how a job pans
out or where your budget lies after pay-

ing off debts, might make more financial


sense than buying.

the price-to-rent ratio is


too high
Buying may seem like a wise idea, but it
could be causing you to spend more than
necessary, particularly if you check the
price-to-rent (P/R) ratio and find homes
in your area are not fairly priced. Figuring
a P/R ratio includes finding two similar
houses (or condos or apartments) where
one is for sale and the other is for rent. Divide the sale price of the first place by the
annual rent for the second. The end result
is the P/R ratio.
So if a home sells for $300,000, and
there is a house around the corner renting
for $1,200 a month, divide $300,000 by
$14,400 (the annual cost of renting). The
ratio would be 20.8. A rent ratio above 20
means the cost of home ownership will
exceed the cost of renting. The higher the
P/R ratio, the more sense it makes to rent
instead of buy.

Some people find themselves being priced out of certain neighborhoods
or cities. RealtyTrac recently analyzed
median wage and home-price growth
between 2012 and 2014, ultimately finding
that, while the typical workers earnings
increased a meager 0.3 percent during the
study period, median house prices were up
by 17 percent. Wages have not recovered
from the Great Recession as quickly as
home prices have, and some people may
need to rent out of necessity.

in many areas of the country has fallen
below the number that realtors say is
required for the market to be in balance.
Therefore, even when a home becomes
available, demand drives the price up to

your monthly take-home pay, according
to financial expert Dave Ramsay.

ith a car, its obvious that regular


tune-ups and oil changes keep the

car running at its peak. Whats


not so obvious is that cleaning
your rug at least every other year will keep your
rug at its peak potentially for decades. People
often ask about preventing long-term damage
to their favorite and cherished rugs. The answer
is simple keep them clean. When you dont,
especially in New Mexico, the rug can literally
become an adobe rug.

excess dirt and dust

no steam cleaning

Dirt and dust are the single biggest factors in


destroying Oriental and fine rugs. When dirt and
dust gets ground into the foundation of the rug, it
begins to cut away at the fibers. In New Mexico,
that problem is exacerbated due to the extremely
large amounts of dirt and dust that inevitably get
into our homes. It doesnt take long for that dirt
and dust to start sifting down into the base of the
fibers of the rug, where it becomes packed in and
makes the rug difficult to clean.

People think that steam cleaning either with


a service or a steam cleaner you can rent will fix
the problem in fact, this makes it even worse.
Steam cleaning can be effective at removing
soil from your wall-to-wall carpeting, but due
to how tightly packed together the fibers are in
Oriental and fine rugs, steam cleaning actually
packs the dirt even further into the rug instead
of removing it. Once this happens, the dirt
hardens and becomes literal adobe in your rug.

Needless to say, we have cleaned more than


our share of rugs that have this problem. It is
difficult to think of a term more ubiquitous with
the southwest than adobe. Tough enough to be
used in homes, not so great when it is packed
into your rug.

mechanical cleaning
process
It takes a strong mechanical motion to break
apart the adobe bond packed into rugs. Once
broken down, the loose dirt needs to be thoroughly removed before the rug gets wet again.
This can be done with pneumatic or further mechanical steps that beat the dry particulates out
of the foundation. Then, and only then, can you
begin to get the rug truly clean. Serafians offers

fact that more than 70 percent of baby
boomers own homes and will be looking

This spells big opportunities for
REALTORS looking to serve the
burgeoning baby boomer market over
the next 10 to 15 years. It is also one of
the reasons why the National Associal of REALTORS updated its Field
guide to working with baby boomers
resource earlier this year. Marketing to
baby boomers is an important area of
emphasis in this field guide, which features an article from Forbes Magazine
entitled 7 reasons why marketing to
baby boomers is unique which includes

Unlike those who grew up in the Great

million Americans journey 50 miles or
more from home during the year-end
holiday season, and each year the number
of travelers increases. When opening their
homes to loved ones and friends, hosts
want to make their guests feel welcome.
Fortunately, there are many ways to do
just that.

Determine where your guests will be
sleeping. Do not worry if you do not have
a separate guest room. There are other
things you can do, such as giving up your
own bedroom for the duration of their

guest area. A den or living room with a

children camp out in the living room

sale. They also believe they can save money by
avoiding the work altogether. Ignoring issues
in a house going on the market is not wise disguising known issues is even worse. Both options are sure
to backfire, which could delay or destroy the sale. Your
reputation is also on the line.
Below are some examples of how homeowners
try to hedge their bets. These are things to avoid
when fixing up your home to sell: covering flooring
in various stages of disrepair (such as carpet stains,
other floor stains, wear patterns, torn or missing
flooring, or other defects) with furniture or rugs;
covering broken counter or wall tile with accessories
or linens; covering wall cracks with art; covering
and cheapest ways

broken window seals or cracked windows with window treatments; covering an active water stain with
paint; covering marred and permanently stained
tubs and shower floors with mats; and covering
cracked stucco with landscaping

a wrong way to go about investing in real estate.
Novices may not know where to begin their first
forays into the real estate market as investors, even

animal than buying a home to establish a residence.

vacant/unattractive properties, scour the classifieds in your
local paper, or put the word out there that youre interested in buying a property. Only look at properties that
have motivated sellers, because then youll get closest to

Research the area and the home turnover rate for the
specific area where you are looking. Dont make assumptions that a property will appreciate without doing your
homework. Real estate can be a worthy investment opportunity. With research, a plan and the right price, just
about anyone can be a real estate investor.

New investors who do not have a plan in place will


likely spend too much or have more setbacks than
others who have planned accordingly. When investing
in real estate, its more about the bottom line than the
property itself. According to Springboard Academy, a real
estate academy for investors, look for motivated sellers
and stick to a set purchase price. Try to make offers on
a variety of properties that work in your financial favor;
and know what you want to do with the property (i.e.,
renovate and sell, remove and rebuild, or rehab and rent)
before you buy. Fit the house to the plan, not vice-versa.

here is certainly no shortage of retirement

available to individuals who actually take the time to consider


them. What most financial experts do agree
on is that the closer you are to retirement, the
less time you have to recover from a loss. For that
reason, many people start dialing down their risk
factors as their age increases.
One way to minimize risk is to invest in things
that you know and understand. For the majority
of homeowners, their largest asset is the equity
in their home, which they generally have more
familiarity with than other types of investments.
Buy the home youd like to retire in today and use it
as a rental property. Finance it with a 15-year loan
planning strategies

so it will amortize quickly and possibly be paid for


at retirement.
Continue living in your current home until
youre ready to move into the home youve designated at your retirement home which will not
create a taxable event. Prior to moving in, you can
rehab the home so that it fits your style and needs
exactly. If youve lived in your current home for at
least two of the last five years, you can exclude up
to $250,000 of gain for single taxpayers and up to
$500,000 for married taxpayers. The proceeds could
then be invested for income.
One of the attractive features of this proposal
include your familiarity with the operation of a
rental due to the similarity of owning a home.

Another positive is most experts agree that home


prices will continue to rise and so will rents. The
maintenance people that you use for your home
can also work on your rental. If you dont want to
deal with tenants, that can easily be delegated to a
property manager.
Low mortgage rates with short terms and high
rental values contribute to positive cash flows that
will pay for the property. Obviously, there are many
other considerations youll want to investigate with
your tax and real estate professionals, but these
pointers can get the conversation started.
