PURPOSE OF THIS REPORT: PREPARE A DILAPIDATION REPORT FOR THE


SINGLE STOREY RESIDENCE BLOCK FOR
INTERNAL, EXTERNAL IMPROVEMENTS.

RESONS FOR BUILDING WEAKENING: IMPROPER MAINTENANCE OF THE


BUILDING LEAD TO THE WEAKENING OF THE BUILDING.
LEGAL ISSUES

: SELF-OWNED BUILDING.

ALTERATION

: NO ALTERATIONS WERE DONE UPTIL NOW.

SURROUNDINGS

: EAST SIDE AND NORTH SIDE - PRIVATE HOUSE

SOUTH SIDE - MANDIR

PHASE III
THE TECHNIQUAL INFORMATION IN REPORT

FOUNDATION: RANDOM RUBBLE MASONARY IS USED IN FOUNDATION WITH


STONE AS MAJOR CONSTRUCTION AND FILLING MEMBER. THEY ARE 90% IN
GOOD CONDITION AS WALLS ABOVE DONT SHOW ANY MAJOR CRACKS DUE
TO SINKING OF FOUNDATION.
ROOF: JACK ARCH ROOFING IS GIVEN WITH STEEL FLATS. AND FILLED UP
WITH SURKI , PLASTER FINISHED AND PAINTED.
CONDITION: ROOF ABOVE THE HALL IS CAVED AND NO ADDITIONAL
SUPPORT IS GIVEN FOR CAVING ,PLASTER HAD CRACKS AND FEW PEICES

ARE FALLEN. REST ARE FINE WITH LITTLE CAVING AND NO PLASTER DAMA.

WALLS: ALL THE WALLS INCLUDING PARAPET ARE IN GOOD CONDITION AS


FRONT ELEVATION EAST SIDE ELEVATION
THEY ARE CONSTRUCTED OF BASALT STONE.AND THE BINDING AGENT WAS
CEMENT MORTAR. THEY STILL POSE STRENGTH FOR 20-30 YEARS WITHOUT
GIVING ADDITIONAL SUPPORT. JUNCTIONS ARE SECURED WITH JONTS
SUCH AS L AND T SO NO MAJOR CRACKS ARE VISIBLE EXCEPT FEW
CRACKS DUE TO EARTHQUAKE EFFECT FROM KHILLARI.

PEIRS: STONE PIERS ARE USED AT COURTYARD FOR EAVE SUPPORT AND
HAVE STRENGTH WITH MINIMAL CRACK WITH OF 2MM FOR LENGTH OF 100
-120 MM ON THE PLASTERED SURFACE.
FLOOR: IT IS MADE OF POLISHED SHAHBAD STONE .
CONDITION: FLOORING REQUIRED A REINSTALLATION AS AT FEW
POSITIONS FLOORING WAS SUNK IN EVERY ROOM .EVEN FEW TILES WERE
BROKEN AS THEY ARE IN USE FOR LONGER DURATION.

PLASTERS AND COATS : AS REGULAR PAINTING WAS DONE EVERY YEAR


THESE ARE IS GOOD CONDITION SHOWING NO DAMPNESS.
STAIRCASE: ONE WOODEN STAIRCASE IS USED WHICH GIVE ACCESS TO
ROOF. IT IS STILL IN GOOD CONDITION WITH NO TERMITE ATTACT.
DOOR / WINDOW / VENTILATORS:
THESE ARE MADE OF TEAKWOOD AND HAVE NO TERMITE ATTACK BUT HAS
CRACKS DUE TO THERMAL EXPACNSIONS. THE STRENGTH OF THE
MATERIAL IS STILL MORE AS THEY ARE NOT TERMITE ATTACKED BUT
HINGES REQUIRE LUBRICATONS AND REPOSITIONNG THEM FOR EFFECTIVE
UTILIZATION.

CONCLUSION:
DILAPIDATOR VIEW: BUILDING STRENGTH FOR 4 8 YEARS CAN BE
INCREASED BY GIVING SOME ADDITIONAL SUPPORTS AT ROOF ,
REINSTALLATION OF FLOORS AND HINGE ARRANGEMENTS AND FILLING UP
OF CRACKS WITH MINOR ALTERATIONS . BUT THIS COST GOES NEARLY 20 %
OF THE ACTUAL NEW CONSTRUCTION AS IT SHALL SERVE LESS THAN 10
YEARS. THEREFORE GOING FOR A DEMOLISHEN AND COMING UP WITH
NEW BUILDING IS ADVISABLE.

RESIDENTS VIEW:
BUILDING HAS SERVED US MORE THAN 70 YEARS AS GIVING IT ADDITIONAL
STRENGTH AND USING IT WOULD GIVE US NO GURENTEE FOR ITS FURTHER
PROPER SERVICE WITH NO ADDITIONAL MAINTAINANCE. SO, WE ARE
LEAVING THIS PLACE IN A MONTH AND PLANNING TO MAKE A MULTI
STOREY COMPLEX CONSTRUCTION IN THIS PLACE AS IT IS MARKET PLACE.
