CON D I TI ON SU M MA RY
GENERAL DESCRIPTION

The Ramsay-McCormack Building is a ten-story, high-rise structure with an additional full


basement and two level mechanical penthouse. The typical floor plate is 50 feet wide and
100 feet long, or 5,000 square feet. The footprint of the basement extends under the two
adjacent public sidewalks, and the tenth floor is about 5-0 smaller on all four sides with
a surrounding balcony. The underlying structure consists of a cast-in-place concrete frame
including concrete columns and beams with a cast-in-place floor and roof slab system.
Perimeter walls are infill structural clay tile with brick veneer. Decorative terra cotta,
brick veneer, and steel windows make up the exterior skin.

CURRENT CONDITION

While the concrete frame structure of the building is sound, the exterior envelope and
the interior finishes are in poor condition. A complete assessment of the exterior is
necessary. At minimum the addition of two code-compliant egress stairwells and new
restrooms shall be provided as an addition to the building.

STRUCTURAL

A walk-through of the building was performed by MBA Engineers on January 9, 2017. It


is MBAs opinion that the building can be renovated as an office building. The opinion
is based on visual observations; no calculations or selective demolition was performed. MAIN INTERIOR MAIN FLOOR CURRENT EXTERIOR
It is possible that the building will have to be modified to meet current wind loading
requirements. It is also possible that the exterior veneer will need to be removed and
replaced, or stabilized back to the structure.*

MECHANICAL, PLUMBING, AND FIRE PROTECTION

A new HVAC system will be provided suitable for office requirements. The system shall
consist of an air-cooled chilled water system located on the roof with pumps located in
the basement. A high efficiency gas-fired hot water boiler and pumps will be located in
the basement. The system will include four pipe variable volume chilled water air handlers
with hot water heating coils located on each floor with medium pressure duct to VAV/
electrical heat terminal units for zone control. Outside air will be provided to each floor.
The stairwells shall be pressurized during fire alarm. A smoke exhaust system will be
provided. A new sanitary waste system and a new roof drain system will be provided. An
NFPA 13, 14, fire sprinkler system will be provided. A flow and pressure test will determine
if a fire pump / jockey pump system is required to meet NFPA 13 and NFPA 14.*

ELECTRICAL

External to the building, we will provide space for a generator. The main electrical room
will be in the basement with new electrical main switchboard, distribution panels, lighting
panels, automatic transfer switches and emergency panels. A main IT room will also be
housed in the basement. It will house the main IT equipment, security, and other low
voltage equipment. Electrical and IT rooms will be provided on alternating floors in the
building. A fire command center will be located on the main floor of the building.*
