This specification including attachments is a binding part of a lease, a development or
building contract. In the case of an award of a contract in respect of individual work
elements between Lidl UK GmbH and a contracting partner for these named areas.

1.0 GENERAL INFORMATION & PRELIMINARIES

1.1 INTRODUCTION
This specification including attachments is a binding part of a Lease Contract or a
Construction Contract between Lidl and a contracting partner.

This store specification is a Performance Specification document to be used by the


Design Team along with the site particular information in designing a site specific solution.
The Design Team may be either employed:
- Directly by Lidl (Traditional method of Procurement)
Or:
- By the Main Contractor (Design & Build method of Procurement)

In either case, this document details the general performance parameters together with
the detailed finish requirements that the development must conform with.

All requirements described herein must be provided within the scope of the relevant
contract for the contracted sum.

All references to Lidl shall be interpreted as Lidl UK GmbH unless clearly specified as
otherwise, no alternative to Lidl approved suppliers / products / sub-contractors will be
considered or accepted.

Unless otherwise instructed in writing by the Lidl Senior Consultant Construction (SCC),
the development must be designed in full accordance with the Planning Permission,
Building Regulations and Performance Specifications.

All services, which have been described in this specification, must be provided
within the framework of the relevant agreements by the Lessor / Contractor /
Developer at his own expense, with respect to the agreement or by the instructed
specialist company.

1.2 GENERAL REQUIREMENTS


The design drawings for the complete project have to be agreed with Lidl at least two
weeks prior to start on site. ALL up-to-date Building Regulations and ALL Approved
Documents contained therein MUST be adhered to. The Approved Documents are listed
below.

The Main Contractor (MC) must obtain Building Regulations approval and pay all fees in
connection therewith. Initial Notice is to be served to:

Thereafter, the Contractor must submit such information as is necessary to obtain


Building Regulations approval, and must obtain a Certificate of Completion confirming
approval to the works. Certificates have to be passed to Lidl at practical completion. In
Scotland Building Warrant approval must be obtained directly with the Local Authority.

MCs submissions to Approved Design Consultancy must (where applicable) include:


Foundation drawings.
Site specific Energy Performance Certificate (EPC).
SBEM calculation.
Air pressure tests max air-exchange rating 4.
Site layout including entrance for disabled people from the boundary.
All structural reports and calculations.
Detailed construction drawings (implementation plan).
Drainage plan, sewage, surface water.
U-Values for all envelope parts of the building as following required:
Windows / shop front/ lobby 1.10 W/mK
Alucobond faade 0.25 W/mK
Brickwork external walls 0.25 W/mK
Ceiling/roof 0.19 W/mK
Floor 0.25 W/mK
Fire strategy drawings of all the emergency exits, emergency lights and escape
routes.
Plus all required drawings necessary to obtain building regulation approval.

All submissions to be sent to Approved Design Consultancy no later than 3 weeks


and to Lidl 2 weeks before start on site. It is the MCs responsibility to appoint
Approved Design Consultancy.

A staged warrant application will be required in Scotland to satisfy the Local Authority
Building Warrant Officer. All submissions will need to be approved by the Warrant Officer
to achieve warrant approval prior to start on site and for all subsequent stages of the
warrant. It is also the Main Contractors responsibility to obtain the completion certificate
for the development to allow the liquor licence application to be finalised. All of this needs
to be achieved in advance of the store opening.

Permanent and Variable actions shall be calculated for the particular roof structure in
accordance with BS EN 1991-1-1.

Snow actions shall be calculated in accordance with BS EN 1991-1-3 Actions on


structures, part 1-3, general actions Snow Loads. Wind action shall be calculated in
accordance with BS EN 1991-1-4.

An additional variable action of 20kg/m2 shall be included in the structural model and
analysis, the purpose of which is to allow for possible future installation of photovoltaic
systems.

The above actions shall be combined with appropriate partial safety factors in accordance
with BS EN 1990:2002 Basis of structural design.

1.2.2 Dimensions
The building dimensions must be strictly in accordance with the relevant layout in the LDGF01
drawings section, only exceptions may be where stipulated by the Planning Permission. LDGF02
The dimensions given here cannot be compromised at any point of the room by conduits LDFF01
/ cable trays, down stands, lintels or wall projections. Dimensions given in the tables LDGF11
below are finished plaster to plaster internal dimensions. LDGF12

1.2.4 Insurance
All certificates to be in accordance with the above mentioned contract documents with a
copy of all valid insurance documents to be issued to the Lidl Senior Consultant
Construction (SCC) prior to start on site.

1.2.5 Site programme


A Building Programme must prepared at time of tender submission to record key dates
of the construction process and when they have to occur throughout the duration of the
project. The critical path must be shown. The MC will be required to use this as a
management tool throughout the project. The programme needs to be updated on a
regular basis and sent to the Lidl regional property office (Lidl Senior Consultant
Construction (SCC)) before each site meeting or sooner if necessary. All payment
milestones should also be highlighted on the construction program.

1.2.6 Project meetings


The contractor is to include for all meetings, reviews, co-ordination and integration
necessary for completion of the project. During the project, there will be fortnightly formal
meetings with weekly informal interim inspections.

Two to three weeks before construction work begins on site a pre start meeting is required
between the Lidl Senior Consultant Construction (SCC) and the appointed MC.

The content of the site meetings will be recorded by the Lidl Senior Consultant
Construction (SCC) in a continuous protocol. This is distributed to all participants prior
the following meeting. It is then signed by the MC and the Lidl Senior Consultant
Construction (SCC) to confirm its accuracy. The Lidl Senior Consultant Construction
(SCC) will distribute a set of the meeting minutes to all participants within one week.

1.2.7 Contractors pre-contract planning


A Site Set-Up Plan must be prepared up-front and must be discussed and agreed at the
pre-start meeting with the Lidl Senior Consultant Construction (SCC), Construction
(Design and Management Co-ordinator (CDM-C) and the MCs Site Agent.
The Plan should consider and take account of:
Site access and secure gates
Welfare and site office location
Public/Private rights of way
Materials storage and co-ordination

The Site Set-Up Plan must be included in the MCs Construction Phase H & S Plan
submitted for approval to the Principal Designer and CDM advisor/Lidl. The Site Set-Up
will change and evolve as the project progresses. This must be discussed at site meetings
and updated as necessary.

All construction sites are required to prepare and implement a Waste Management Plan
as detailed in the Environmental Protection Act.
The Traffic Management Plan must be discussed at the Pre-Start Meeting with the Lidl
Senior Consultant Construction (SCC), Principal Designer and CDM-C and the MCs Site
Agent.
The Principal Contractor is responsible for appointing a Fire Safety Co-ordinator and
Fire Marshalls if necessary.
The MC shall provide a copy of their Site Waste Management Plan detailing:
The target benchmark for resource efficiency e.g. m of waste per 100m or
tonnes of waste per 100m
Procedures and commitments for minimising non-hazardous waste in line with
the benchmark
Procedures for minimising hazardous waste
Procedures for monitoring, measuring and reporting hazardous and non-
hazardous site waste
Procedures for sorting, reusing and recycling construction waste into defined
waste groups either on site or through a licensed external contractor
The name and job title of the individual responsible for implementing the above.
Where applicable a completed copy of the pre-demolition audit of any existing buildings,
structures or hard surfaces must also be provide to the MC.

The MC shall be required, at the initial design stage, to liaise with and seek advice from
the local police Architectural Liaison Officer (ALO) or Crime Prevention Design Advisor
(CPDA) on designing out the opportunity of crime, in accordance with the principles and
guidance of Secured by Design. The MC shall provide feedback and a copy of the scope
of their advice / involvement.
The MC shall confirm the amount of recycled and secondary aggregate, where the
amount specified is over 25% by weight or volume of the total high-grade aggregate uses
for the building.
Such aggregates shall be either:
Obtained on site
Obtained from a waste processing
Secondary aggregates obtained from a non-construction post-consumer or
post-industrial by-product source.

The MC shall allow for applying and complying with and achieving formal certification
under the Considerate Constructors Scheme (CCS).
The contractor shall seek to achieve a CCS Code of Considerate Practice score of
between 32 and 35.5.
The MC will monitor, record and set targets for the following on a monthly basis:

The MC shall have an environmental materials policy, used for sourcing of
construction materials to be utilised on site.

Monitoring shall include checking meters and posting results graphically along with site
energy and water targets, in the site office for the duration of the project. The targets will
be reviewed at each site meeting and will be set using the DTIs Environmental LPI
benchmarks. The MC shall appoint a member of the design team with responsibility for
collection and monitoring this data.

1.2.8 Timber Procurement


All site timber used during the construction including site hoarding, formwork and
temporary site timber to facilitate construction shall be legally sourced from sustainably
managed sources.
The MC shall undertake Thermal Modelling using software selected and applied in
accordance with CIBSE AM11 Building Energy and Environmental Modelling to confirm
the Thermal Modelling details provided by Lidl as part of the tender package.
The software used to carry out the simulation at the detailed design stage must provide
full dynamic thermal analysis.
Lidl shall receive a copy of an EPC from an approved software for the assessed store
based on the performance specification and drawings. It shall be the MCs responsibility
to provide an EPC output from approved software based on the final design details.
The Full Worksheet shall be dated with the energy assessors name, registration number
and address of development.

1.3 CONSTRUCTION OPERATIONS ON SITE

1.3.1 Responsible Sourcing of Materials


The MC shall supply a copy of the relevant responsible sourcing certificates for each
product and copies of EMS certificates or equivalent for the process for recycled
materials.

Internal finishes and fittings with low emissions of volatile organic compounds (VOCs) are
to be used.

1.3.3 Execution of Work/Handover


All work must be executed in accordance with the valid legal requirements, official
regulations and conditions. This includes the work place regulations and the minimum
requirements of European Standards, British Standards, Building Regulations and other
technical standards in a good, craftsman-like, and faultless manner.

1.3.4 Site Hoarding


The site must be secured with a solid wooden hoarding with closed gaps, inclusive of a
3m HGV access and separate pedestrian access. The MC has the responsibility to
remove existing hoarding if it has been adopted at the start of the project. The MC is
responsible for the maintenance and stability of hoarding for the duration of the project
(even if existing hoarding is adopted). The MC is responsible for any alterations to the
hoarding required throughout the construction phase of the project.

Height: 2400mm. Main hoarding wall to be RAL 7024. Top and bottom trim (150mm
deep) to be RAL 7038.

1.3.5 Construction Signage


It is the responsibility of the MC to arrange for the erection of a billboard on the site LDED04
boundary within the first week of the contract (in a location agreed with Lidl). Billboard
should be erected with metal backing, stainless steel trims/facings and liner-paper
suitable to fit a 48-sheet poster (3,050 x 6100mm), and must be visible above the site
hoarding. Lidl will arrange for the necessary poster to be applied.
The MC will be responsible for the maintenance of the billboard throughout the contract,
and for a 1-month period after store-opening.

1.3.6 Health and Safety Board

A health and safety (H&S) board is required on all Lidl projects, which must be supplied
and erected by the MC in a location adjacent to the site welfare facilities. The sign must
be erected within the first week of the contract, with all required information inserted into
the relevant spaces. It is the responsibility of the MC to maintain and update the H&S
board throughout the duration of the contract.

A canopy trim must be installed over the top of the H&S board to protect from driving rain.

1.3.7 Stand for New Opening Banner


Four (4) weeks before the new opening, a wood support structure must be installed to LDED04
the nearest main road.

The size of the area to be considered for installing the New Opening banner is L14100mm
x H1300mm. If this size is not possible, an alternative size would be 9600mm x H 900mm.
(To be co-ordinated with Lidl Senior Consultant Construction (SCC)).

1.3.8 Quality control


The MC shall undertake the building services commissioning in line with current Building
Regulations and BSRIA and CIBSE guidelines, to ensure that the complete installation is
left in a fully working condition.
The MC shall appoint a qualified services engineer to monitor and programme the pre-
commissioning and where necessary re-commissioning on behalf of Lidl.
The MC shall provide and be responsible for the commissioning programme and for the
criteria within the main programme of works.
The MC shall include for the appointment of a Specialist Commissioning Manager /
Services Engineer for complex systems:
Air conditioning
Mechanical Ventilation
Building Management Systems
Renewable Energy Systems
Cold Storage Enclosures and Refrigeration Plant.

The Specialist Commissioning Manager / Services Engineer shall be appointed during


the design stage and shall be responsible for the following:
Design Input: commissioning design reviews
Commissioning management and input into the construction programming
Commissioning management input during installation stages
Management of commissioning performance testing and handover / post-
handover stages.

The BMS commissioning shall follow the procedures as detailed below:


Commissioning of air and water systems is carried out when all control devices are
installed, wired and functional.
In addition to air and water flow results, commissioning results include physical
measurements of room temperatures, off coil temperatures and other key parameters as
appropriate.
Contractors/ Sub-contractors considered to execute vibro-compacted floor, structural
steel works, cladding and roof cover installation, mechanical and electrical installation
have to provide references to substantiate their capabilities. References to be issued to
the Lidl Regional Senior Construction Consultant (SCC) for approval.
Above mentioned works will be inspected prior to completion and have to be accepted by
Lidl appointed assessors.
The MC must give 3 weeks notice to Lidl of their preferred inspection date. Lidl will pay
for the set visits, however the MC will pay for extra visits should they be required as a
result of defects identified within the initial inspection.

1.3.9 Principal Designer


In accordance with the Construction Design and Management Regulation (CDM) 2015,
a Principal Designer is required to:
Provide pre-construction information to designers and tendering contractors.
Ensure that the designers comply with their duties and co-operate with each other.
Liaise with the Principal Contractor for the duration of their appointment.
Prepare the Health and Safety File.
Lidl will appoint a Principal Designer for the project. The principal designer will fulfil as a
minimum the roles and duties as outlined above.

1.4 COST CONTROL

1.4.1 Procedures for cost control


Please refer to Lidl standard contract/ framework agreement and form of order.

1.4.2 Correspondence, Recording


Client instructions must be made in writing (letter, email, protocols, construction diary,
etc.). All correspondence relating to these must be filed in the construction/ project file for
discussion at a later date when the final account is being agreed.

1.5 COMPLETION

1.5.1 Detailed pre-completion inspection by consultants, contractor and sub-


contractors
The MC must commission, and leave the complete services systems in full working
condition. Completed Operating and Maintenance manuals with as installed drawings
for all equipment and systems must be provided.

On specialist systems (non-Lidl Standard), the MC must arrange for the equipment
manufacturer or specialist installer provide a demonstration at the handover of the system
and must include within his Tender costs for all such attendance.

During the course of the construction period, the MC must prepare draft copies of the as
built drawings, operating and maintenance manuals for submission to Santia for
comments prior to the final document being issued to Lidl.

All O&M manuals must be completed and issued to Lidl at practical completion.

All electrical tests (carried out by an NICEIC approved electrical contractor) must be
carried out in accordance with BS 7671 and fully recorded; all test results must be issued
as part of the operating and maintenance manuals.

The Contractor must prepare full maintenance and spares schedule for all installed
systems and include this in the O&M manuals.

The Contractor must arrange for a services engineer to be available on site on day of
store opening 1 No. Service Engineer with working knowledge of the project, with tools
for emergency repair or maintenance on any mechanical or electrical item of equipment
installed as part of the contract works.

The Mechanical Electrical Contractor must provide 2 No. hard copy sets and 2 No.
electronic of Operating and Maintenance Manuals incorporating as-built drawings, all to
be completed at least 1 week prior to handover.

An electrician and auto door engineer must be on site on the store opening day.

1.5.2 Hand-over to client


The property must be handed over to Lidl in a complete and ready-for-occupancy
condition, swept and sparkle cleaned throughout to a high standard (including windows
and entrance doors).

Access to the goods delivery area must be guaranteed on PC. External facilities, external
rendering and/or cladding have to be completed, as well as the entrances and exits for
customers, including pavements and parking spaces. Scaffolding, all plant, machinery
and building material have to be completely removed prior to PC1.

1.5.3 Design and As Built Documentation


For every project, the following planning, construction, and as built drawings, must be
submitted to Lidl for approval during the lead-in period and throughout the various phases
of construction. All information must be provided to Lidl on CD (as PDF and CAD files):

1.5.4 Health and safety file/operation and maintenance manual/ tenants handbook
It is essential that the O&M Manual is handed over promptly on completion of the works
and includes all information set out in Lidls Corporate Specification. The O&M Manual
must incorporate the information required for the Health & Safety File and compliance
with the Construction Design and Management (CDM) Regulations.

1.5.5 Miscellaneous hand-over/ practical completion issues

1.5.5.1 Training of operating and maintenance staff


The BMS should be running in auto with satisfactory internal conditions prior to handover.
The BMS schematics and graphics are fully installed and functional to user interface
before handover.
The Lidl appointed persons shall be fully trained in the operation of the system.
The MC shall include for seasonal commissioning to be undertaken over a minimum of
12 months period, once the building has been occupied and provide a scope of works to
be undertaken.

1.5.5.2 Training Schedule


The MC shall compile and provide a schedule of training for relevant building occupiers /
premises manager, which shall include the following as a minimum:
a. Contents of the Building User Guide
b. Design Strategy
c. Installed systems and key features (maintenance, operation, replacement,
repair)
d. Documentation to be provided (e.g. user guide, log book, etc.)
e. Training responsibilities

The MC shall be responsible for developing a Building User Guide. The guide shall be
developed in compliance with the Breeam criteria.
The Building User Guide should be specific to the building and should include as a
minimum the following:
Overview of the building and its environmental strategy
Building services overview and access to controls
Pre-arrival information for visitors. E.g. access and security provisions
Safety and Emergency provisions/instructions

2.0 STRUCTURAL FOUNDATION, FLOORS AND WALLS


The following heat transmission coefficients (U-values) of the building shell are to be
achieved at a minimum:

Air tightness testing is to be carried out by the Main Contractor. The Contractor will
appoint the air tightness specialist and arrange for the test to be carried out at a time
which does not impact on the program of works in the run up to completion of the store.

Note: Non-accredited test certificates will not be accepted by Lidl.


The air tightness test should be carried out in accordance with the following standards:
CIBSE TM23: 2000 Testing buildings for air leakage
BS EN 13829:2001 Determination of air permeability of buildings, fan pressurisation
method
ATTMA TS1 2007 Measuring air permeability of building envelopes

The Air tightness result is to be less than 4.0m3/hr/m2 of measured envelope area at a
test pressure of 50Pa.

2.1 FOUNDATIONS
The foundations shall be designed to support all of the superstructure loadings, including LDGF01
service loading, with due regard to the ground conditions, and in accordance with the LDID01
relevant Codes of Practice and Building Regulations.

Foundations and columns should be designed as a cantilever system. The columns


should be positioned so that the inner face is flush with the internal wall, allowing the face
of the columns to be rendered to match the internal walls (movement joints to be formed
on either side of column to prevent cracking). Dimension/ sizes and quantity have to be
in accordance with structural calculations.

The gable containing the shop front glazing must be constructed without steel beams or
columns visible behind the windows.

2.2 UNFINISHED FLOOR

2.2.1 Reinforced Concrete Floor


A concrete floor slab shall be formed for the building.

The design loadings for the floor slab and sub-base shall be 10kn/m2 and shall be capable LDGF01
of withstanding a moving load of 5,000kg (as represented by fully loaded battery operated
pallet trucks). The load bearing capacity of the cash room slab must be sufficient for the
installation of a safe (approx. 1,100kg over 850mm x 850mm Base x 1350mm Height).

The floor slab shall be constructed of reinforced concrete C28/35 (as per structural LDID01
calculations) with a smooth finish, laid to a tolerance of 5mm within overall datum level.
The slab shall be laid in a single pour with expansion joints to the perimeter only and laser
levelled ready to receive an un-bonded sand / cement screed and ceramic floor tile finish.
The floor slab is to be poured to a depth of -75mm below FFL to provide for the tiling
finishes.

Underneath the floor slab, a thermal insulation layer of 60mm thickness using high- LDID01
performance rigid urethane board (BASF Styrodur or similar, minimum 0.5 N/mm load LDGF01
bearing) shall be installed in a strip of 4m width around the external walls of the building, LDGF02
and 8m wide across the entire till area (see standard detail drawings). Additional
gas/hydrocarbon protection may be required, depending on the findings of the SI report.
However, a DPM of minimum 2000 gauge polythene lapped and taped is a necessity.

A 1400mm wide x 2000mm long x 120mm deep recess shall be formed in the slabs to LDID02
allow for the installation of the sluice. There shall be a 100mm gradient from each of the
4 sides to the centre of sluice, formed with screed and tiles.

Internal drainage pop-ups shall be provided to the Sales Area Floor, BUF, Bakery LDGF01
preparation room, canteen, toilets, sluice, refrigeration plant area and utility room. The LDFF01
falls of all connections should be in accordance with relevant British Standards. The
setting-out of contraction joints in the floor slab of the Sales area, if required, should only
be undertaken in agreement with Lidl and the tiling company. 2no. foul drainage pop up
100mm diameter shall be provided to the rear of warehouse for possible future
construction of additional customer WCs.

Samples must be taken during all structural concrete works, and the compressive
strength tested in an approved laboratory (numbers of test samples to be agreed with Lidl
regional construction office at the construction pre-start meeting). Results are to be
forwarded upon receipt, with copies contained in the handover folder.

A 25cm high concrete upstand at the base of the walls shall be constructed to all LDID01
Warehouse and delivery area walls.

2.2.2 Freezer Compartment Floor

2.2.2.1 Concrete Slab LDBD03
The concrete slab throughout the Freezer/Coolers is to be minimum 200mm thick and LDBD04
formed using reinforced concrete. The ground slab must incorporate a 130mm recess to
accommodate the construction of a Freezer Compartment with its insulated floor.

The floor structure is to be designed so that the finished floor level of the Freezer
Compartment is the same as that of the remainder of the building.

A Vapour Barrier of plastic sheeting (aluminium-clad) is to be installed on top of the


concrete slab. All joints must be appropriately sealed. The vapour barrier must be raised
at the edges, and out over the course of blockwork or concrete upstand on which the
DPM sits.

2.2.2.3 120mm Floor Insulation Lidl to supply and install


A 120mm Insulation Layer must be installed over the vapour barrier. The insulation layer LDBD04
is to be Polystyrene rigid foam panelling 120mm thick (1 layer of 120mm insulation), 200
kPa loading capacity and have a U-value of a minimum 0.138 W/m2K. The layers are to
be laid in such a way that the joints of each layer are staggered. The floor is to be
constructed of a stainless steel plate (V2A-edition) with a R11 slip resistance.

2.2.3 Sales Area Floor


A recessed channel at the check-out area and ducting pipework in the remainder of the LDGF05
Sales floor shall be used to distribute power and data cables to equipment in the Sales LDBS01
area.

The floor channel will be constructed under the tills at a distance of 2.950m from the front
windows. Two 150mm diameter ducts for data cables must be formed in a closed floor
channel. The channel will link the tills area to the IT Room on the first floor.

One 150mm diameter power duct will be required from the Cash Room to the tills area.
This can be formed with a deepening in the concrete floor. Three 70mm diameter ducts
are required at various locations in the Sales Area floor. These ducts can be formed with
a deepening in the concrete floor.

500 x 500mm duct chambers with 600 x 600mm floor plates will be constructed in
accordance with LD-GF-05

2.2.4 Central Floor Drainage


The Main Contractor should be aware that the Local Authority Building Officer may
require to visually inspect all new below ground drainage pipework prior to being
backfilled/covered.

All waste water drainage pipework taking discharge from the preparation area and freezer
room, inclusive of the floor gulley are to be combined in a 100mm diameter pipe.

All floor drains in the Sales Area, Bakery Preparation, Freezer and Warehouse are to be
equipped with an odour trap and silt trap to aid cleaning. The cover needs to be
removable at all times without any tools (no screwed in or similar) for maintenance /
cleaning purposes.

All drains are to be fully sealed and designed to be fully air tight and waterproof.

All pipework is to be suitable dimensioned in order to adequately deal with the volume of
water discharged from each area and in accordance with specification or details provided
by the supplier of the equipment and bakery preparation sink unit.

All waste water pipes supplied and installed from the bakery ovens are to be
manufactured in steam resistant, temperature sensitive, acid- and alkali-resistant
materials again in accordance with the oven manufacturers literature.

Sluice Area Drainage:


The waste pipe for the cleaners sink is to be recessed into the wall where possible so
that all the waste discharges into the sluice below the line of grating.

2.2.5 Stand Alone Trolley Bay Area Surface Finish (External)


A concrete slab shall also be installed to support the stand alone trolley bay area to a LDSP01
level of 75mm under finished ground level. Slab to have a cross-fall of at least 50mm
(maximum gradient of 1%). The same properties as described in section 2.2.1 apply. A
150mm smooth surfaced concrete kerb with sharp edges (surface level at FFL, tolerance
level of max. 3 mm) shall be provided as a transition between the paving brick and

asphalt areas. Bull nosed or rounded kerbs are not to be used. Refer to Specification
Drawings.

2.2.6 Delivery Area


The surface of the loading dock (outside the sectional door) must be constructed using a LDRL01
layer of 70mm high-strength screed (e.g. Korrodur additive, no tiles), with a power floated
finish, level with the Warehouse floor.

The floor slab detail to the front edge of the loading platform must accommodate a full LDRL01
width galvanised steel c-profile. The steel c-profile shall be cast into the concrete floor
slab with relevant fish-tails or other means of securing the profile into the slab (in
accordance with structural design).

2.2.7 Utility Room Floor


A sand / cement screed must be installed on top of the unfinished floor in the Utility Room LDGF01
and be painted (using masonry paint) dark grey RAL 7024 to seal the floor. LDGF02
An additional trapped gully must be located at the back of the utility room for the boiler
with a separate wash down gulley installed in the centre of the floor.

2.2.8 Internal Plant Area


The internal Plant Area consists of a steel structure supporting an open mesh flooring. LDCD08
Access to the mezzanine floor will be via the first floor Welfare Area. A ladder access fire LDCD09
escape must be located in the opposite side to the welfare door. Access hatches (5 No.)
are required for the refrigeration plant.

2.3 STRUCTURAL FRAME


The superstructure consists of pre-cast / cast in-situ concrete columns positioned flush
internally, with clear span steel beams supported by concrete columns, the external walls
and the spine wall. Column dimensions must be completed with the required thermal
break and be within the width of the external wall.

2.4 EXTERNAL WALLS


For all external walls, a horizontal damp proof barrier is to be installed between the LDID01
concrete slab and the first row of blocks as well as between the concrete up-stand area
and the blockwork. The damp proof barrier is lapped from underneath the concrete and
up through the blockwork.

Single Skin Construction with 365mm Fire Clay Insulated Building Blocks (Poroton LDID01
cellular block T-9 interleaved) is the only approved construction method. Any alternative
to this must be authorised in writing by the Lidl Senior Consultant Construction (SCC). All
external walls are to be constructed as load bearing and shall be designed and
constructed to achieve minimum U-values less than 0.25 W/m2K.

In accordance with the heat calculations and to prevent cold bridging, the concrete LDID01
columns on perimeter walls shall be finished with a hard insulation board on the external
face. The insulation board must finish flush with the external face of the block. This
allows for the columns to be hidden behind a monolithic render finish. The walls must be
rendered with Bauprotec RHS render system or similar approved. Breathable paint is to
be used for all walls.

The walls shall be finished with exterior render 20mm thick. The interior walls are to be
plastered with a 15mm flush finished lime/cement plaster. The walls must be rendered
with Bauprotec 850M render system or similar approved.

The head and posts at the delivery door (housing the sectional door) must be constructed
using reinforced concrete, irrespective of the construction method of the remainder of the
building. The head and posts must be insulated to achieve the minimum required U-value
of the external walls of 0.25W/m2K.

constructed using reinforced concrete, irrespective of the construction method of the

2.4.1 External Wall Render


External fair face float finished mineral render in 2 layers to 20mm thickness with 0/2.5mm
graining finish to BS 1191: Part 2. All final render to be painted to comply with BS 6150
no through coloured render is to be used. The general colour of the finished render
will be white (RAL 9010) and the 450mm high plinth base to be painted grey (RAL 7038).
To improve consistent adhesion for the finishing render a primer coat (bonding edging)
must be applied to undercoat; mixture of undercoat is lightweight lime and cement in 0-
1mm graining finish.

A waterproof / splash-proof plinth base must be formed up to 450mm high (measured LDID01
from FFL external ground) around the building perimeter with a final coat of diffusion open
light weight, water-resistant float finish render in 1mm graining finish applied to polymer
scratch undercoat (RIW or liquid bituthene) watertight/ resistance for ground water
pressure up to 7BAR (70m water column).

If required, expansion joints, day joints, edges and corner beads are to be either heavy/
hot-dip galvanised or stainless steel profiles used for plaster thickness of 10-15mm.
Note: surface preparation of Fire Clay Insulated Building Blocks block work and concrete
block work: surface must be solid, able to carry load, clean, frost-free and dry, free of less
solid surface layers, dust, loose parts, and paint remainders.

The surface of Poroton and concrete blockwork must be prepared for plastering as
follows: surface must be solid, clean, frost-free and dry, free of dust, loose parts, and
paint remainders.

Correct finish: clear delineation between white and grey elements using appropriate
beading.

Incorrect finish: Grey plinth is only painted on.

2.4.2 Painting
The walls shall receive exterior masonry paint, colour white RAL 9010 and grey RAL 7038
(plinth). The facade plaster is to form a waterproofed band circulating around the entire
base of the building, height 450mm above finished footpath level running parallel to the
eaves, colour grey, RAL 7038. In the case of the delivery ramp, the top of the banding
shall remain level across the entire loading bay, with the bottom tapering down to follow
the ground level. The banding must be formed with a final coat of diffusion open
lightweight, water resistant float finish render in 1mm graining finish applied to polymer
scratch undercoat (RIW or liquid bituthene) watertight resistance for ground water
pressure up to 7BAR.

2.4.3 Facing Bricks


Facing bricks must only be used if the Planning Permission does not permit an externally
rendered finish. The selected bricks must be of high quality, in compliance with BS396A1,
satisfy the requirements of the Planning Permission, and be approved in writing by the
Lidl Senior Consultant Construction (SCC). Joints must be either light bucket handle or
alternative as specified in writing by the Lidl Senior Consultant Construction (SCC).

A 100mm cavity shall be formed, incorporating EPS insulating boards secured to the
inner leaf with proprietary plastic retaining clips.

The inner leaf shall be formed from concrete blocks having a minimum crushing strength
of 7.0N/mm or a 240mm fireclay insulated building block (Poroton cellular block). The
blockwork must be of sufficient thickness to accommodate chasing of all electrical cables,
plumbing, waste pipes and any other required services.

The cavity wall ties shall be of stainless steel vertical twist type, set at 900mm centres
horizontally and 450mm centres vertically increased around openings, and in accordance
with the manufacturers instructions and Building Regulations. The cavities to all reveals
shall be closed.

2.4.4 Sandwich Panel Wall


The delivery area wall (having the sectional door) must be constructed using a reinforced LDCD07
concrete sandwich panel. The wall must be insulated to achieve the minimum U-value
of external walls.

The wall elements will be supported by concrete columns where required.

2.4.5 Precast Concrete External Walls


The exact details of the prefabricated system are dependent on the manufacturer.
The minimum dimension of the prefabricated sandwich panel walls may not fall below the
overall dimension of (100mm inside/70mm insulation/80-100mm outside) and must be
agreed with Lidl.

If the structural calculation allows, the prefabricated wall may be constructed without load-
bearing supports.

2.5 INTERNAL WALLS


Excluding the spine wall, all interior walls must be constructed as non-structural walls LDGF04
and can be constructed from masonry or concrete components. With the exception of the
Sales Warehouse spinewall, Managers Office and Utility Room walls, all interior first floor
walls are non-structural. The toilet walls can be constructed in dry-lining material. All
Warehouse walls must have a concrete upstand 250mm from floor slab level.

The dividing spine wall between the Sales Area and the Warehouse / Welfare Area is to
be constructed with one leaf of 365mm Poroton blocks and the concrete columns shall
be load bearing. Where columns are required, they must be finished flush to the wall.

Under no circumstances will a visible steel joint (bolted or plated) be accepted on the
Sales floor or the Warehouse floor.

The dividing wall between the male and female staff toilets may be drywall construction;
however they must be double boarded on both sides using 12.5mm waterproof
plasterboard. This also applies to the false wall that covers the toilet frames.

The wall between the disabled/customer toilet and the Warehouse must be constructed LDWA03
using minimum 175mm thick blockwork. No dry-wall construction is permitted other than
indicated above.

Around the full perimeter of the Warehouse delivery area, a 250mm height x 225mm wide LDID01
up-stand shall be formed to provide improved crash impact protection properties. This
up-stand must be formed in reinforced cast in-situ concrete, with an adequate layer of
insulation, not to the inner leaf, to meet an overall wall U-value of 0.25 W/mK

Internal blockwork wall finish to be lime cement plaster in 1 layer to min 15mm thickness
with 0/1.25mm graining finish to BS 1191: Part 2.

In order to install the steel cabinet for the intruder alarm system (IAS) a concrete pad,
measuring W 1,000 x full height, positioned in the IT Room wall, must be constructed.

2.5.1 Internal render finish


Warehouse
Internal blockwork wall finish to be mineral render in 1 layer to min. 15mm thickness with
a 0/1.25mm graining finish to BS 1191:Part 2, unless otherwise noted.

Sales Area & Welfare Area


Internal blockwork wall finish to be mineral render/gypsum plaster in 1 layer to min. 15mm
thickness with a smooth finish to BS 1191:Part 2, unless otherwise noted.

All interior walls have to be painted with water-resistant emulsion paint. Colour: white,
RAL 9010 to comply with BS 6150. (Exception: tiled areas).

If using a prefabricated construction method and no interior render is applied, the walls
have to be sealed and smoothed over to cover unevenness and connection points before
painting.

The internal Sales Area walls shall be painted grey from 2.4m to roof. Paint colour shall
be RAL 7024.

2.6 TIMBER SURROUND TO BAKERY PREPARATION ROOM


A false wall hung from above is to be installed at the transition of the Baking Preparation LDBD01
Room to the Sales Area and boxed out as shown in the standard details. The construction
is to be designed to support 20kg per linear metre. A decorative timber surround (colour:
Wenge) in accordance with the standard detail drawings shall then be applied to the
opening.

Lidls Direct Trade Contractor will install the surround between PC1 and PC2. The Main
Contractor must provide all appropriate lifting equipment to the Direct Trade Contractor.

2.7 FIRE STOPPING IN WALLS AND CEILINGS


All pipework, cabling led through walls and ceilings must be fire proofed. Works must be
carried out by a Registered Specialist Fireproofing Subcontractor. The Main Contractor
Must provide a Certificate of Compliance for all fire proofing works. Each item of
fireproofing is to be labelled by a fireproofing tag provided by the specialist fire proofing
company.

3. ROOF AND FAADE

3.1 ROOF STRUCTURE


The standard roof type is to be designed as a mono-pitch roof. The delivery bay roof
shall be constructed of a concrete slab capable of supporting plant loading.

A flat 2.0m overhang with an overhead clearance of at least 4.5m (measured from FFL
delivery lane/ramp) must be constructed over the delivery door.

The Main Contractor must allow for an additional 0.2kN/m2 permanent load to cater for
the possible future installation of a photovoltaic system.

The main roof must be designed as a Mono Pitched Warm Roof. The roof load-bearing LDEL01
structure must be built in steel beam construction in accordance with the structural LDEL02
requirements and calculations. The support is on the exterior walls and the Sales / LDEL03
Warehouse spine wall. The pitch shall be a maximum of 5. Maximum height on the front LDEL04
elevation shall be 7.57m and 5.28m on the rear elevation. The lower side of the roof and LDEL05
the rainwater downpipes are located to the rear side of the store. Refer to Section 1.2.1 LDEL06
for details of the roof loadings to apply. LDEL07

The complete roof structure is to be formed using a 762mm rafter beam (LOF 14) and LDRP01

152x152x37UC purlin beams are required between the main rafter beams to carry the
roof panels. The purlin beams must be located centrally over the aisles in the Sales Area.
The steel layout must be designed in accordance with the Lidl sales vision.

Heating and ventilation units shall be installed in the internal Plant Area at first floor.
Access to the first floor shall be via a concrete stairs located in the lobby between the
Warehouse and the Welfare Area. An alternative escape ladder is located at the opposite
end of the internal Plant Area. All doors in the first floor must be self-closing and in
accordance with the Fire Engineering requirements.

3.2 ROOF COVERING

3.2.1 Main Roof Covering


The roof covering can consist of either:
A metal standing seam roof covering panel with a thickness of at least of 0.75mm. LDAD01

3.2.2 Delivery Bay Roof
A concrete screed layer must be installed on the roof structures. This layer is to LDCS02

A vapour barrier is installed on top of the screed. An insulation layer is installed over the LDAD07
vapour barrier. The insulation layer must be high density insulation, minimum 120mm

the insulation. A uPVC roof membrane is to be used with welded joints.

The characteristic imposed load on the delivery bay roof must be greater than or equal to
10kN/m2.

Rain Water Down Pipes fitted with emergency overflows are to be installed as per the
standard detail drawings.

The delivery area roof must be of flat roof construction. Roof covering shall consist of
Sika Trocal Membrane Roof over concrete screed over insulation over concrete roof. Big
feet spreader plates must be installed to suit plant installation.

The gables, high sections of the wall elevations and the soffits are clad using a rainscreen
system finished with Alucobond metal cladding.

The overall wall cladding construction is to be designed and constructed to achieve the LDAD02

Insulation to comprise 120mm of mineral wool with a Lambda value of 0.035 W/m2K
compressed to 90mm within tactray. Additionally, a 60mm thick layer of mineral wool
insulation with a Lambda value of 0.035 W/m2K is to be used in front of tactray to
minimise cold bridging. A breather membrane must be installed (rampside gable
elevation only). Joints to be fully taped around penetrations to provide effective vapour
control layer and weather line. The cladding shall be finished in 4.0mm thick Alucobond
in silver metallic 500 (RAL 9006). The cladding is to be installed in accordance with the
manufacturers recommendations. The standard panel size is to be 4180mm x 708mm,
colour White Aluminium RAL 9006. Vertical joints shall have hidden fixings. The
Alucobond panels are fixed to the structure in accordance with the standard detail
drawings.

Note: Where the Alucobond cladding is fixed directly to the Poroton block no insulation
or vapour barrier is required, providing the Poroton block is rendered with a waterproof
render as normal. If the rear gable is not fully sealed with a Poroton wall and waterproof
render, the full Alucobond build-up is required (i.e. vapour barrier, insulation and liner
sheet).

Stainless Steel Fixings only are to be used for the fixing of Alucobond panels. The visible
part of the fixing is to be powder coated to match the Alucobond. The aluminium support
brackets must be fixed to the concrete band beams using M10/M12 Rawl bolt fixings or
similar approved

Recessed joints in Alucobond panels are to be 20mm wide.

The cladding joints in the main elevation should continue into the soffit and fascia panel
at high-level. On the gable elevations, the joints in the high-level soffit / facia panel should
be positioned in line with the middle of the main panels.

An F shaped bracket should be used to detail any points where Alucobond is fitted to a
store wall / column. These brackets must be of the same coloured finish as the
Alucobond. See detail below.

Sun blinds are required to the front window elevation at eaves and at 3.3m level in
accordance with the drawings. Louvres are required to the high level slot windows if the
side elevation is southeast, south or southwest facing.

Tiling must be carried out in accordance with the manufacturers tiling guidelines
regarding the vibrating method and offset laying method. No threshold bars to be used at
internal door thresholds. All tiling must be continuous from room to room. All exterior door
threshold bars to be in place prior to tiling works commencing. All doorframes complete
with threshold bars where required have to be installed prior to tiling works
commencing. Changes in tile sizes to be delineated with a stainless steel angle fixing.

The tiling company must be approved by Lidl prior to work commencing.

The Main Contractor will be responsible for procuring a specialist subcontractor to lay the
floor tiles. All areas with the exception of the I.T. Room, Internal Utility Room and Freezer
Room are tiled. The corridor between freezers is also not tiled.

Note: R9 Slip Resistance for general areas and R10 Slip Resistance for the Bakery
Preparation Area.

The tiling subcontractor must adhere to the full specification for the floor tile laying
requirements.

Tiles may only be laid once the shop front, roof and building are completely sealed.
Temporary weather-proofing such as plastic sheeting is not permitted. All doorframes
(complete with threshold bars where required) have to be installed prior to tiling works
commencing.

The tiled area must under no circumstances be loaded within the first 7 days after
installation. After 7 days, the tiled area can then be accessed by foot, light ladders or light
scaffold standing on sturdy plywood boards. Full load bearing capacity can only be
assumed 14 days after installation. The Main Contractor must ensure that these
restrictions are fully complied with, and the Construction Programme designed to
incorporate same.

Tiles are to be laid in a standard bond pattern with grout lines running perfectly straight
across the width and length of the store. A dark grey grout must be used with the
anthracite grey tiles.

The compressive strength of the screed must conform to DIN EN 13318: 2000 with a LDGF01
strength grade of minimum CT-C25-F4 according to DIN EN 13813: 2002 and LDGF02
respectively DIN 18560-4: 2004. A plastic membrane is to be laid on the top of the LDGF04
concrete subfloor prior to tiling. LDFF01
LDFF03
The requirements on the evenness of the ceramic floor tiling noted within DIN
18202:1997-04 (Table 3, Column 3) must be complied with. Over a distance of 4 metres,
the difference in levels must be less than 10mm, and less than 4mm over a distance of
1metre. A tolerance of 0.5mm difference in height between neighbouring tiles is to be
achieved. At the entrance pod and at the external doors (drivers door, sectional door at
delivery ramp), tiles must not project further than the external doors outer limits. Full floor
tiles should be installed along the outside walls and sluice. A 300x600mm cut tile must
be installed between the door and entrance mat.

The concrete stairs must be tiled in accordance with the drawings and details. LDCD03
Appropriate tactile and vision impairment augmentation techniques in accordance with
the Building Regulations must be adopted.

The tiled floor must be protected with Visqueen and hardboard or Correx with taped joints.
All floor protection must be maintained during the course of the works to safeguard the
finished surface. Protection should only be lifted one week prior to Practical Completion.

Floor tiles must be cleaned to a high standard once complete (agreed on inspection by
the Lidl Senior Consultant Construction (SCC)). Cement remover must be used. The floor
must be cleaned and any stained tiles are to be cleaned or removed. The Main Contractor
must ensure that the floor is thoroughly cleaned again prior to handover.

4.1.2 Skirting Tiles


Skirting tiles are to be fitted in the Staff Room, Locker Area, Welfare & Customer Lobbies,
Toilet and Managers Office. PVC skirting to be installed in the Sales, Warehouse areas,
bakery prep area and sluice.

A neat white silicone bead must be used to seal between the top of the skirting tile and
the plastered wall.

4.1.3 Trolley Bay Paving


The Trolley Bay is to be paved with 100mm x 200mm rectangular, charcoal, pencil edged LDSP01
paving bricks laid in a stretcher bond format with the long side of the brick running parallel
with the length of the store. The gradient of this area shall be maximum 1%.

The trolley bay steelwork must be fitted directly onto the concrete sub base and the
paving bricks fitted neatly around same. Any voids shall be neatly filled with coloured
grout.

4.1.4 Matwell
An enlarged, heavy duty matwell, 3000mm wide x 3000mm long is to be built into the new LDEP01
Entrance Pod by the Tiling Contractor. The position of the matwell must be co-ordinated LDEP02
with the tiler and agreed with the Lidl Senior Consultant Construction (SCC). A 600 x LDEP03
300mm tile must be laid between the matwell and the door. The tile must finish under
the sliding door (i.e. no tile must be visible outside the closed door) with stainless steel
angle / edge trim installed between the junction of tiling and external block paving.

4.1.5 Expansion Joint Formation / Transitions


The entire Sales floor including the necessary crosswise expansion joints (min. 3 LDGF01
and max. 4) and 1 longitudinal joint positioned beneath the central merchandising LDGF02
bay, must be constructed in such a way that manual and electric pallet trucks can be LDFF01
driven across without causing damage. The above requirements have no effect on the
defects liability. Full floor tiles are to be installed along the front window, entrance mat,
and sluice.

Height differences between neighbouring tiles must be 0.5mm.

The location and extent of the joints must be approved in writing by the Lidl Senior
Consultant Construction (SCC). The maximum permissible tiling field size is 200 sq. m.

4.1.6 Stelcon plates at delivery bay door


One row of 300mm x 300mm Stelcon anchor plates, grade V4A / 316 stainless steel, LDRL01
thickness 3mm, is to be fitted to the inside across the entire width of the sectional door to

the Dock Leveller Platform, finishing flush with the outside edge of the sectional door.
The concrete subfloor in the area where the plates are to be installed must be at least
80mm under FFL.
Where applicable, one row of 300mm x 300mm Stelcon anchor plates are to be installed
at the entrance and exit to all delivery and back of house goods lifts.

Delivery Bay Platform


The surface of the Loading Dock (in front of the sectional door) must be constructed using
a layer of 70mm high-strength screed (e.g., Korrodur additive, no tiles), with a power
floated finish, level with the Warehouse floor.

No steel anchor plates must be visible from outside when the door is closed.

The MC must design the floor slab detail to the front edge of the loading platform to
accommodate a full width galvanised steel c-profile. The steel c-profile shall be cast into
the concrete floor slab (in accordance with structural design) and painted yellow with
black diagonal stripes (45).

4.1.7 Door Threshold


The floor tiles in all Entrance/Exit Lobby must not extend beyond the middle of the door
leaf.

At the threshold between the floor tiles and the exterior block paving, an L-angle steel
profile must be fitted in line with the sliding doors.

Prior to any work commencing the MC must co-ordinate the tiling contractor and the lobby
installer in order to achieve the correct position of the threshold.

Along the entire width of the sectional door, one row of Stelcon Anchor Plates, stainless
steel (3mm thickness) must be installed flush with the adjacent surfaces. Plates should
be located in line with the outer edge of the sectional gate.

4.1.8 Utility Room


A sand / cement screed must be installed on top of the unfinished floor in the Utility Room
and be painted (using masonry paint) dark grey RAL 7024 to seal the floor.

4.2 WALL TILING


All external corners and edges of wall tiles shall be finished with a stainless steel square
profile trim (unless otherwise specified). .

4.2.1 Wall Tiles


All expansion joints as well as edge and/or corner finishes are to be covered with suitable
trim or corner protection profiles in stainless steel finish. The colour for the grout must be
light grey.

leading to the gully.
Around the sluice a border of 300 x 300mm floor tiles are to be laid.
All junctions around the sluice wall and floor tiles are to be suitably sealed with grey
mastic.

4.2.2 Skirting Tiles


Tiles skirting must be installed in the Staff Room, the Managers Office and in the Welfare
lobby. The junction between the floor and wall is to be sealed with the agreed colour of
mastic.

4.2.3 Welfare Area


The toilets are to be fully tiled to full height. The plasterboard ceiling finish in the toilets LDWA02
must be fitted onto the wall tiles. Light grey mastic joints are to be used to seal the inside
corners. The tiling joints shall be filled with light grey grout.

4.2.4 Sales Floor/Warehouse freestanding columns


Where columns are existing or needed they have to be rendered and painted full height.
A PVC skirting (ram protection) is to be installed to all sides of the column at floor level
and 0.85m. The joints need to be mitred at 45 degrees. The areas in between the skirting
and up to 1.8m need a white finish melamine sheet cover for ease of cleaning. Screws to
have caps. 100mm brushed stainless steel edge protection is to be installed to all corners
of the column up to 1.8m. (See G33 Finishes)

4.2.5 Warehouse Sluice


The sluice must be fitted flush with FFL, with five-piece galvanised grating including a LDID02
removable middle section. At the rear of the sluice, one row of Rchling plastic skirting
is to be installed to prevent impact damage to the bottom row of wall tiles.

The inside of the sluice must be tiled with the approved R9 floor tile. The walls around
the sluice area are to be tiled with the same tile as per the Bakery according to the
dimensions (600mm x 1200mm) shown on the detail drawings. The joints shall be filled
with light grey grout. All junctions around the sluice wall and floor tiles are to be suitably
sealed with grey mastic.

4.2.6 Bakery Preparation Room Walls


The entire surface area of the Bakery Preparation Room walls shall be tiled to full height LDBD01
3.0m. The leading edge of the tiles is to be fitted flush to the leading edge of the door
frame. The Bakery ceiling grid shall be fitted onto the tiled walls at 2.85m.

4.2.7 PVC Ram Protection


Solid PVC strips as ram protection height 200mm x depth 20mm, with bevelled top edge, LDID01
fully coloured: grey RAL 7024, fixing with counter sunk screws.

Sales Area, Bakery, Base of Sluice


PVC skirting only for the Sales floor with the exception of checkout area and chiller area.

Warehouse delivery pod


For Poroton construction a low skirting and a midrail installed at 850mm above FFL is to
be installed.
Joints between floor and PVC strip are to be finished with neat clear mastic joint after
drying process. The top of the skirting is also to be sealed with a white mastic joint.
Exposed wall angles in Warehouse and at drivers door to be protected with a 2.4m high
corner section stainless steel chequer plate, 100mm lapped onto wall surface.

4.2.8 Mastic Jointing


Connection joints between the entrance lobby / window profile elements and the building
have to be sealed in a heat-insulating and permanently elastic manner. Colour: anthracite
or RAL 7024

Transitions between tiles, walls, and PVC have to be sealed in a permanently elastic
manner. An additional silicon bead should be installed between all walls and the ceiling
grid.

4.3 FREEZER COMPARTMENT (LIDL DIRECT TRADE INSTALLATION)

4.3.1 Interior wall surfaces


There is to be an air circulation void of 100mm between the Masonry Wall and the Freezer LDBD03
Compartment Wall. LDBD04

The Freezer Compartment Walls shall consist of insulated sandwich elements; these
elements are to be:
- 170mm in thickness
- Manufactured from Polyurethane rigid foam with a U-value = 0.138 W/(mK)
- With an outer skin of zinc-plated steel sheet
- Colour RAL 9002
- Certified Food Safe
- All rivets to be finished with white Food Safe Caps.
- All joints to be sealed with white silicon sealant

Coving is to be installed where the wall meets the ceiling and where the walls meet each
other.

Penetrations into the Freezer Room for the pipes of the evaporator are to be determined
in consultation with the Lidl refrigeration system supplier / installer and their
specifications.

All penetrations of the freezer room envelope for cabling or pressure release valves must
be appropriately sealed to prevent the ingress of moisture and air.

The wall between the bakery and the freezer is a F60 minute fire wall between two
compartments, the Sales Area and the Warehouse Area. The freezer door located in this
compartment wall must be an F60 door. The door must be a self-closing F60 fire door
with proprietary fire strips located in the door frame.

4.3.2 Ceiling
The ceiling of the freezer shall be at a height of 2.6m above the Finished Floor level. The LDBD02
ceiling panels will be the same insulated as those used for the walls. LDBD03
LDBD04

4.3.3 Door
Four (4) Freezer Compartment doors must be installed in the dividing walls of the LDGF01
freezer/chiller area. The doors must be a mechanical sliding door with integrated frame LDGF02
LDBD02
heating. The door is to be fitted with square profile bump protection.
LDBD03
The doors must have clear measurements of 1350mm (W) x 2250mm (H) and fully
wrapped in 0.8mm brushed stainless steel. They must have a bow type handle of chrome
nickel steel.

Strip curtains of transparent plastic material are to be fitted between the Freezer
Compartment Door and the Freezer Compartment. Each curtain strip must overlap the
neighbouring strip, i.e. there should be no gaps between any of the curtain strips.

4.3.4 Safety installations


As a minimum two Equalising Valves with integrated heating are to be installed 300mm
from the edge of the side walls at the farthest point from the evaporator so that the door
of the Freezer Compartment can be opened in case of low pressure. The valves are not

to be located directly over the door or the Freezer access aisle. Two Equalising Valves
must be fitted with a fault indication system with an indicator on the Sub Distribution Board

All safety installations must be checked with Lidl Procurement and the refrigeration sub-
contractor.

4.4 SUSPENDED CEILING


A suspended metal tile ceiling and grid with grey finish are to be installed in the Bakery LDGF03
Preparation Room. The Welfare Area and Cash Room are to have a standard, mineral LDFF02
fibre, white tile, grid finish. LDFF03

The ceiling grid structure main runners shall be spaced at 600mm centres and be
suspended from the structure or soffit using pre-straightened 2mm diameter HDG steel
wire hangers at 600mm centres. The first hanger shall be no more than 450mm from the
perimeter. The main runners shall run down the length of the room and be joined end on
by means of an integral splice. Splice connections shall be supported within 150mm with
a hanger and shall be staggered across the store ceiling area. Hangers shall be fixed to
the structure or soffit using fixings appropriate to the structure or soffit. All suspending
wires should be subject to tension and should not be suspended at a slant.

The suspended ceiling shall form a full fire barrier to a resistance level of F30. The
instructions of the manufacturers must be complied with in this regard, and the Main
Contractor is fully responsible for achievement of this property.

The Main Contractor shall take all responsibility for replacing any ceiling tiles damaged
by Lidl direct contractors. The Main Contractor must manage the Lidl direct contractors
appropriately to ensure same is minimised together with the support of the Lidl Senior
Consultant Construction (SCC). The Main Contractor may pursue the Lidl direct
contractor directly for losses as a result of this.

4.4.1 I.T Room Ceiling


The I.T Room must have an F60 fire rated ceiling with a smooth plastered finish to the LDCS03
underside ready for painting, which will act as the finished ceiling. The ceiling can be
either formed from precast panels or two layers of gypsum plasterboard fixed to timber
ceiling joists. The minimum thickness must be 200mm. Where precast panels are used
they must be locked in place with a finishing screed layer. Adequate consideration must
be given to openings/conduits for wires and ducting.

If the standard of concrete ceiling finish is not acceptable, a suspended ceiling must be
installed at the request of the Lidl Senior Consultant Construction (SCC).

4.4.2 Customer Toilets Ceiling


The ceiling in the customer toilets area shall be plasterboard and receive a smooth plaster LDWA04
finish.

4.4.3 Other Ceiling Finishes

must not be used under any circumstances as the air chambers within the blocks will be
damaged.

4.6 METAL WORKS GLAZING

4.6.1 General
Connection joints between pod / door / window sections and the structure are to be sealed
as thermally insulating and permanently elastic. Further jointing by request of the Lidl
Senior Consultant Construction (SCC). Mastic finish is to be anthracite or RAL 7024.

4.6.2 Shop Front Windows


The aluminium system must have removable capping pieces for concealing the power LDSG01
supplies to the gable signs. LDSG02
LDSG03
Shop front windows are to be provided along the store gable side with 16 segments (side LDSG04
entrance configuration) of similar widths and one segment in such width that the mullions LDSG05
of the window and the entrance pod align. Clear finished construction height from FFL to
the underside of the roof overhang (varies from approx. 4.8m to 7.6m). All shop front
profiles shall be manufactured from aluminium and comply with the requirements of the
Building Regulations in terms of structural requirements, trickle ventilation and drainage.
All pane retaining strips must be mounted on the inside.

All glazing panels must be double-glazed, with laminated safety glass. The glazing units
shall be manufactured from 2 x 8.8mm panes with a 16mm Argon-filled cavity, etched
with approved BS Kite safety markings. Internal pane to have a low-E soft coating to the
internal face so that the overall glazing unit can achieve a minimum 1.1 (w/m2K), in
accordance with relevant British Standards (BS 6026: 1981) and current Building
Regulations (Approved Document L).

The structural elements of the entrance pod, door frames and window profiles shall be
grey. RAL 7024, powder coated to an 80% gloss finish.

The Contractor must ensure that the gable roof beam is not visible behind the front
windows. The beam must be hidden behind the Alucobond soffit.

In addition, the Main Contractor must not construct any columns behind the front glazed
windows.

The windows will be constructed of structural aluminium mullion sections by Schuco or


other equal and approved contractor / supplier.

4.6.3 Other Windows


The canteen window shall be 820mm from FFL and shall be 3000mm wide x 900mm high LDSG06
and fitted flush with the Sales area wall. Window to match aluminium section used for
shop front, powder coated (RAL 7024).

The fixed glazing into the Sales area must have a window frame (F60 as per Building
Control requirements). The window must be one-way vision. Sills shall be laminated
chipboard (colour as per doors). Windows must be flush on the Sales area side. Fire
safety regulations must be adhered to.

The structural elements of the entrance pod, door frames and window profiles shall be
grey. RAL 7024, powder coated to an 30% gloss finish.

4.6.4 Entrance Pod


All steel columns in the Entrance Pod and the Exit Pod must be painted RAL 7024 to full LDEP01
ceiling height. LDEP02

The bulkhead is to be formed at high level where the entrance pod frame meets the
structural roof liner. The bulkhead is to be finished in white, RAL 9010.

Corner protectors must be fitted to all exposed edges of the Entrance Pod.

The structural elements of the entrance pod, door frames and window profiles shall be LDID04
grey. RAL 7024, powder coated to an 30% gloss finish.

Entrance Pod Doors: 2 no. 1500mm doors from Pod to Sales Area.
1 no. 2000mm door from outside to Pod

The Principal Contractor must provide a mansafe area above the main entrance door.

Stainless steel ram protection is required from the end of the packing bench to the main
sliding door along the front elevation.

4.6.5 Double Fire Exit Door


A steel framed glazed double fire exit door is required on the shop floor. The door must LDGF07
receive the following specification; LDDD04

2. 5 point locking mechanism info frame
3. Flush metal sockets in floor
4. 2 No full height glazing panels with solar glazing and laminated safety glass
5. Fire signage and escutcheons must be to Lidl signage requirements.

4.7 METAL WORKS OTHER

4.7.1 Chequer Plate Protection


Stainless steel chequered plates, 4mm thick, shall be installed on both reveals of the LDRL01
following doors as protection to the wall structure:
2 No. Warehouse to Sales door 100mm wraparound, entire reveal to be covered
by plating. The chequer plate shall wrap around the wall on the Warehouse side.
The Sales side must be polished smooth steel.
Delivery sectional door 100mm wraparound, entire reveal to be covered by
plating.
Recessed counter-sunk stainless steel screws must be used to fix the plating to the wall
at 500mm centres.

4.7.2 Dock Leveller (Recessed only)


A mechanical dock leveller must be installed in the delivery area. This fits flush with the LDRL01
outer edge of the delivery ramp and is mounted onto a galvanised C channel that is fixed
in the concrete sub floor / structural slab.

4.7.3 Night cage fencing doors and protection


A cage with two galvanised sliding doors is to be provided for the separation within the LDDD03
Warehouse. The exact positioning of this is to be confirmed in writing by the Lidl Senior

Consultant Construction (SCC). This item shall be manufactured in accordance with the
standard detail drawings. The cage door shall be equipped with fixed handles on both
sides. The following requirements must be met:
A double euro cylinder housing must be provided for to lock the door from both
sides.
The individual doors must be secured such that they cannot be lifted from their
guide rails.
The two sliding doors must be installed at a gradient such that they slide into the
open portion unaided when the lock is released.
When in the open position, the leafs must not project into the clear opening space,
in order to prevent accidental damage and bending.
The crash protection (100mm x 100mm x 6mm) at the floor must cover the entire
door leaf when opened. The crash protection must be fitted using 180mm heavy
duty anchors and also fitted with Dome Covers.
Bumpers to be installed to prevent wall damage by the sliding doors.
Suitable fixing area for IAS alarm contacts installed by others.

4.7.4 Warehouse Sluice


The Warehouse sluice shall consist of a bottom outlet sluice gully, a three-piece stainless LDID02
steel frame and mesh grille suitable for traffic (cleaning machine) with the centre grille
sub-divided into three sections, maximum mesh gap of 30mm. Crash protection must be
fitted under the sluice sink as per detail drawing: 600mm wide x 450mm deep x 100mm
high with a 4.5mm galvanised chequer plate top and a minimum 5 slope.

4.7.5 Trolley Bay


The trolley bay metalwork shall be laid out in accordance with the standard Proshop LDSP05
details.

The Trolley Bay railings shall be manufactured from marine grade 316 Stainless Steel.

4 no. stainless steel, concrete-filled bollard are to be installed as ram protection, 1 no. to
each corner of the trolley bay.

4.7.6 Packing Bench Details


A cantilevered packing bench is to be fitted to the front windows. The shelf is to be entirely LDID04
supported off the window mullions, which must be engineered to cater for the extra load
of same. No vertical supports are permitted.

A shelf with a depth of 300mm from the front edge of the window section, with a 10mm
void from the glass, is to be mounted at a height of 750mm. The Packing shelf must finish
950mm from the customer lobby wall, or 50mm past the door at full extension, to allow
the door to recess and also to prevent a customer from being struck while opening.

The shelf must be plastic coated, colour RAL 7024. Where the packing shelf abuts
adjoining surfaces it must be finished with a neat RAL 7024 grey mastic joint. The packing
shelf is to be installed modularly, so that it can be changed to suit the number of checkouts
set up at any time.

The 300mm wide melamine packing bench is to be fixed to the shop front mullion with
stainless steel brushed finished brackets. The bench top (colour RAL 7024) must have LDID04
round edges diameter 8mm on the top.

4.7.7 Other Metalworks


The following metal works shall also be fitted:
Hot dipped galvanised steel handrail at drivers stairs
A lockable protection cage must be installed around all items of plant to the
external of the building. The cage panels shall be manufactured from galvanised
mesh and the entire cage shall be adequately fixed to the wall. The cage must be
fitted with lockable doors to the front of the cage to allow full access to plant.

4.8 PAINT WORK

4.8.1 External Walls


The external walls are to be painted with sufficient coats of masonry paint, white, RAL
9010; the columns and the plinth area of the entire external walls are to be painted Agate
grey, RAL 7038.

4.8.2 Internal Areas


All internal walls are to be painted with sufficient coats of washable grade eggshell finish
paint white RAL 9010 to a height of 2.4m above floor level. Grey band (RAL 7024) on
shop floor from level 2.4m to underside of ceiling. Prior to painting, the painter must caulk
and fill all blemishes in plasterwork, seal around all door and window frames and make
good all other surfaces and joints prior to painting.

4.8.3 Delivery Platform / External Protective Bollards


The protective bollards in the delivery ramp area are to be painted yellow-black, stripe
width 100mm at a 45 angle. Bollard to be mild steel, concrete filled, with metal capping
piece. Height in accordance with drawings.

4.9 JOINERY

4.9.1 Crash protection plastic strips


200mm x 20mm Rchling crash protection boards with rounded edges must be installed
at locations as indicated in the standard detail drawings. The boards are to be installed
at 2 levels in the Warehouse and at low level only in the Bakery area and on the Sales
floor. The PVC protection is to be fixed only with counter sunk Black screws and finished
with a neat clear mastic joint at the wall/floor junction only. All corners must be installed
with high quality mitred joints.

4.9.2 Canteen Kitchenette (To be confirmed by the Lidl Senior Consultant


Construction (SCC))
In the staff canteen, a kitchen unit shall be installed in compliance with the standard LDWA02
drawings and to the specification below.

4.9.4 New Opening Banner Frame


3 weeks prior to the store opening, a timber frame, structurally stable, is to be erected at
a well visible location on the site, in agreement with the Lidl Senior Consultant
Construction (SCC). For corner sites, 2 frames are to be erected. The size of the area for
fixing the new opening banner that is to be taken into consideration is: 14m long x 1.3m
high.

4.10 FITTINGS, FURNITURE, EQUIPMENT (FFE)

4.10.1 Sanitary, Hygiene FFE


Wall mounted WC (as porcelain deep flush WC), water-saving cistern, all-plastic white LDWA03
toilet seat with lid, with stainless steel hinges, toilet roll holder, white electric high speed LDWA04
hand dryer and stainless steel coat hook must be provided. The disabled toilet seat must LDWA05
be grey a contrasting colour for the visually impaired. All slab drainage must be tested
in each individual toilet prior to tiling commencing. This must be successfully
demonstrated to the Lidl Senior Consultant Construction (SCC).
Porcelain washbasin including one sensor mixer tap, chrome trap, porcelain shelf, mirror
and collection basket to be provided. Door stops must be provided to prevent damage.

All WCs to be installed with sensor flush (flushing value of 4.5 litres or less). Where the
WCs are installed they shall have guidance or symbols instructing the user on the

appropriate operation of the flushing device. This shall be provided on the flushing
controls, or nearby for a group of cisterns if applicable. Geberit style frames and cisterns
must be used for all toilets.
The MC shall supply and install solenoid valves on the water supply to each toilet area in
the building to control the flow of water. The solenoid valves shall be linked to either;
Infra-red movement detectors within each toilet facility OR

Sensors or switches placed at or on entry doors to each facility

Access to all flush controls to be installed.

Demountable panels rather than a tiled finish to be provided at the rear of all WCs.

4.10.2 Water Consumption


The MC shall provide technical detail and literature for all sanitary components inclusive
of the following:

Actual maximum, effective flush volume in litres/use.

b. Taps
Flow rate of each tap, at full flow rate in litres per minute at a dynamic pressure
of 3+ 0.2bar (3+ 0.02MPa) for high pressure (Type1) taps, or at a dynamic
pressure of 0.1+ 0.02bar (0.01+ 0.002MPa) for low pressure (Type 2) taps (BS
EN 200:2008, sanitary tap ware, single taps and combination taps for supply
systems of type 1 and 2. General technical specifications) including any
reductions achieved with flow restrictions.

c. Kitchen taps: Maximum flow rate litres/min.

d. Dishwashers
Litres/cycle

4.10.3 Storage, Screening FFE


A wall cupboard is to be provided in the Managers Office for the storage of all revisions
documentation e.g. construction plans, maintenance documentation, etc. The size is to
be selected to enable at least 5 folders per shelf to be stored in it.

4.11 SPECIAL ACTIVITY FFE

4.11.1 General
The works comprise the following:

The MC must allow for all design, supply, unloading, distribution, hoisting, placing and
fixing in position of all materials, plant and equipment, inclusive of the connecting, testing,
commissioning, balancing and handing over in working order to fully comply with Lidl
requirements and all current British Standards and Regulations.
The installation must be carried out by a Gas Safe registered installer (a gas certificate
must be provided by the MC as part of the as built manual).
Mechanical installations must comply with CIBSE.

Any scaffolding and platforms required for the installation of the works are to be included
for within the MC's works package.

Flues must be positioned on the roof on the side opposite to the car park.

4.11.2 Test Certificates and Record Sheets


Must be supplied with Operational & Maintenance Manuals (O&Ms). Electrical and gas
installation certificates must be issued to the Approved Building Inspector prior to issuing
of the completion certificate.

4.11.3 Test Procedures for Setting to Work


Test procedures and procedures for operation shall comply with the requirements of the
relevant commissioning codes as issued by the Chartered Institution of Building Services
Engineers (CIBSE). The final connection from the gas meter to the boiler must be
undertaken by a GAS Safe registered engineer. Sign off Certificate to be provided within
the O&M Manual or for Building Control inspection.

5.0 DOORS, IRONMONGERY & WINDOWS

5.1 DOORS GENERAL


Thresholds must not be fitted to any internal doors. Thresholds at external door openings LDGF07
shall finish 20 mm below the internal FFL level. LDFF04

All internal doors are to be fire-rated to the Fire Certificate requirements and must be
according to DIN 18360, BS 1245 and BS 1634-1 in both integrity and insulation.

All doors shall be fitted with doorstops. Finger protector strips must be installed on all
doors in UK.

The aluminium construction must be built with profiles in accordance with DIN 17611, and
the appropriate British Standards (BS 7036) in thermo-separated and thermo-insulated
construction to a U-value of entire construction as outlined in Section 1.2. No anodised
profiles are to be used.

All external steel doors and frames are to be Powder Coated RAL 7024 Grey on the
external and internal faces. The Entrance Pod, Automatic Doors, Front Glazing and
Window profiles shall all be powder coated RAL 7024 Grey on both faces. All powder
coating shall be to an 30% gloss finish. Refer to door schedule drawings.

The following structural openings are required also as a minimum:


Openings for ventilation grilles at low level (400mm above FFL) as well as
above each Utility Room door. The vent diameter must be 200mm diameter
(circular) or 200mm x 200mm (rectangular).
Various openings for CCTV, Intruder, Fire Alarm cabling in the Managers
Office and Utility Room ceilings.
LL vent to inner
HL vent to External Utility Room.

All passive air vents are to be fitted with integrated ducts and intumescent grilles.

The MC must order, take delivery of and install ironmongery as indicated in the following
schedules. The ironmongery listed in Sections 5.6 and 5.8 is indicative of the items that
are to be installed.

5.2 MANIFESTATION
Where required by building control, manifestation should be applied to glazed screens LDSG01
and glass doors to avoid people being harmed by walking into them. In accordance with LDSG05
Building Regulations Part M, glass entrance doors and screens are clearly defined with
manifestation on the glass at two levels (850mm and 1500mm) above the floor.
Manifestation takes the form of a Lidl logo 50mm by 50mm spaced 300mm centres apart,
colour: frosted.
Openings for all external doors, windows, shop front, ventilation grilles, services intakes,
etc. shall be provided within the building shell in accordance with the standard Lidl details
and the site specific drawings to a tolerance of +/- 5mm. All structural openings shall
comply with the relevant Building Regulations. Attention is also drawn to the M&E section
of the Specification, where these works are described in more detail.

The Main Contractor must verify all builders works requirements with the Lidl
Refrigeration Installer prior to work commencing. All openings to be made good by the
Main Contractor on completion.

Thresholds at external door openings and the external paving/concrete shall finish 20mm
below the internal FFL level.

All door signs are provided directly by Lidl.

Structural Openings must be formed to cater for the requirements of the selected door
manufacturer in order to achieve clear finished openings as outlined in the table below:

5.3 INTERNAL STEEL DOORS


Doors to have powder-coated steel frame Grey RAL 7024. Frame to be 3 sided wrap LDDD01
around (no threshold) with a tubular silicone smoke seal bonded in into a frame rebate LDDD02
to provide smoke protection as per BS 5588: Part 1. Doors are to receive stainless steel LDDD03
signage plates as per the standard detail drawing. LDDD04

Except for the Managers Office door and the Cash Room door all door sets shall be LDDD06
manufactured from 2.0mm mild steel casing packed with honeycomb core material LDGF07
together with internal stiffeners, supplied with three x 3 part 4mm thick grade 316 LDFF04
stainless steel door hinges and steel frame, frame to be 3 sided wrap around reveal (no
threshold), pressed from 1.5mm thick steel. Door frames to be provided with a tubular
silicone smoke seal bonded into a frame rebate to provide smoke protection as per BS
5588: Part 1. All doors to have dog bolts together with factory fitted ironmongery (as
supplied by specialist).

Interior doors, which are not required to be executed as secure or FE doors (e.g. WC
doors), have to be constructed from powder coated light steel, colour grey (RAL 7024). LDDD01
Frames are to be galvanised steel frames as described above (with rubber seal) and LDDD02
should be powder-coated RAL 7024. Doors should be installed with ventilation grille LDDD03
(Utility Room) or with a door undercut (ca. 10mm above FFL). LDDD04

The door to the Managers Office needs to be equipped with door contacts which are to LDDD05
be connected to the IAS. When the door stands open for more than one minute during
the day an alarm needs to sound.

All doors with Maglocks shall have the Maglocks concealed within the door frame. No
wall mounted/visible fixtures to be installed.

Only doors supplied by approved suppliers will be accepted.

5.4 BAKERY TO FREEZER DOOR


The wall between the bakery and the freezer is a F60 minute fire wall between two
compartments, the Sales Area and the Warehouse Area. The flip flap door located in this
compartment wall must he an F60 door. The door must be a self-closing F60 fire door
with proprietary fire strips located in the door frame.

5.5 DOOR SIGNS


Door signs for the Utility Room, fire exit and the entrance and exit doors have to be
provided in accordance with Building and Fire regulations and in line with BS: 7036.

Statutory signage must be supplied by the Main Contractor. All other signage to be
provided by Lidl UK GmbH.

5.7 EXTERNAL DOORS


All external and fire exit door sets are to be manufactured from 2.0mm mild steel casing
and packed with honeycomb core material with internal stiffeners, all within a steel frame
incorporating a threshold. Doors to be supplied with three x 3 part 4mm thick grade 316
stainless steel door hinges. An overlapping steel rim with rubber lip is to conceal and seal
the edge gap. All edges to doors are to be suitably sealed, and bristle strips fitted to the
bottom of all doors (also roller shutters). Bristle strip is to have a minimum 20mm carrier
and 20mm bristle. Internal face and frames to be powder coated grey RAL 7024. External
face to be RAL 7024. All powder coating shall be to an 80% gloss finish.

For pest protection, all external doors and shutters shall not have gaps greater than 3mm.

All external doors have to be fitted with 3 pin locking system with a concealed rod within
the insulated door leaf and have to receive a 12.7mm floor mounted threshold and rubber LDDD01
lip, except the drivers door which is to be fitted with a retractable threshold seal. Drip-lip LDDD02

5.9 SECTIONAL DOOR (D25)


At the delivery area an insulated sectional door measuring W 2600mm x H 2600mm, U-
value of 1.3 (W/m2K) is to be installed. There are no handles internally nor externally and LDRL01
no windows required. The external door surface is to be smooth in colour external grey
(RAL 7024), colour internal light grey white RAL 9002.

The sectional door chain must be fitted to the floor at the side next to the drivers door.
Depending on the layout the chain must be tightened with a spring and fixed in the floor
slab. The sectional door must seal even to the floor when closed. Sufficient fixing points
for the installer to be provided.

The opening mechanism is to be completed with metal runs and to be equipped with an
automatic snap-lock system (internal locking/ unlocking only) a shootbolt operation on
one side, as well as manual reel chain with gear reduction.

The guide-rails of the sectional door have to be protected with ram protection bollards
from galvanised tubular steel, height ca. 300mm. The bollards are to be core drilled
recessed grouted into the concrete slab and must be painted with yellow and black stripes
at a 45 degree angle.

Complete wrap-around aluminium chequer plate protection should be fitted to protect the
wall opening reveals.

The sectional Door is to be a manually operated sectional overhead door comprising


minimum 610mm deep x 40mm insulated thick panels, external colour RAL 7024. The
sectional door runs on galvanised steel tracks underneath the ceiling, with an automatic
snap-lock system, internal locking/unlocking only with a manual reel chain with gear
reduction. No vision panels and no internal or external handles to be fitted. Height of the
sectional door to be 2600mm, width 3000mm. The door must be fully sealed with rubber
strips for pest proofing reasons, no gaps are permissible.

5.9.1 Dock Shelter


Dock shelter Model DSL, 3250mm (w) x 3250mm (h) x 500mm projection and 900mm LDRL01
head curtain, with galvanised steel collapsible linkarm frame. Front curtains polyester
monofilament 3mm PVC coated to both sides black with safety marker stripes. Includes
water drainage channel to top cladding, Based on a dock height of 1200mm this unit will
service vehicles Max ht = 4200mm / Min ht = 3800mm.

5.9.2 Mini Dock


The Mini Dock is a galvanised mechanical loading platform with a hinged lip constructed
of profiled, anti-slip steel, platform 6/8mm thick, hinged lip 12/14mm thick 300 405mm
long. Galvanised steel support brackets with DB15 500mm high x 250mm wide x 90
100mm deep rubber buffers. Rated load under EN 1398 to 6000kg (to be clearly marked
on Mini Dock), working range + 68/106mm to + 100/ -100mm. Operation via control pole
with chain counterbalance via gas spring.

Note: Pole to operate the Mini Dock must be secured by a chain long enough to be fixed
to the internal dock wall where the pole needs to be stored when mini dock is not in use.

Sized at 2000mm wide x 535 550mm long x 500 550mm deep, max. projection 700
738mm. All dimensions depending on the supplier. The Mini Dock is to be fixed onto
the C section (cast into the concrete slab) via a continuous weld (continuous weld to
top for extra strength and stitch weld to underside). Welding certificate required.

Operators instructions to be fixed on the internal wall of the delivery pod. Steel wheel
guides, galvanised finish 170mm diameter with flared lead in 3050mm long, 323mm high,
including bolt down fix to concrete apron.

5.10 SALES / WAREHOUSE FLIP-FLAP (D09, D18, D35) F60 FIRE RATED DOOR
A flip flap door, or mid shop door, with vision panels must be fitted between the Sales
Area and the Warehouse. A concrete / steel frame is to be installed into the spine wall in
order to achieve a secure frame fixing. Clear dimensions of the structural door opening
are 1760mm wide and 2400mm high, with fittings and frame in RAL 7024. The door is
grey with a kick plate up to 1000mm from FFL. The vision panels are 200mm wide x
300mm high as per the standard detail drawings.

The frame of the flip-flap door must be fitted with ram protection bollards, consisting of
galvanised tubular steel (painted black and yellow at 45deg angle) on the Warehouse LDRL01
side and stainless steel finish on the Shop side, height ca. 300mm. Steels should be core LDDD03
drilled and grouted into the concrete slab. Stainless steel corner protection to be installed
on all three sides of the door surround (max. 80mm wide).

The doors must be (F60) 60 minute fire rated doors.

5.11 KEY SYSTEM


The key system will be supplied by the Lidl Senior Consultant Construction (SCC) and
fitted by the Main Contractor. A UK supplier must be used. (Lidl approved supplier only).
The cylinders shall be fitted as per the schedule listed on the detailed drawings.

The cylinders will be delivered with 1 No. Master Key, which will provide the contractor
with access to all cylinders for the duration of the works.

Prior to Practical Completion the Lidl Senior Consultant Construction (SCC) will test the
door operation with the suited keys. The 1 No. Master Key must be returned to the Lidl

the contractor, at no expense to Lidl, must replace the entire suited system.

5.12 SLIDING DOORS/SLIDING DOOR DRIVES


European Standard (BS EN 16005:2012) Power operated pedestrian door sets, safety in
use requirements and test methods must be adhered to.

The clearance height and width of the single external sliding door openings is W 2000mm
x H 2125mm.

The sliding doors must be fitted with electronic sliding door drives (fixed in entrance lobby LDEP01
for outer drives, and fixed in Sales area for inner drives). Radar activation sensors and LDEP02
threshold safety sensors must be included, and a programme switch for each set of doors LDEP03
(operable without key) must be installed in the lockable programme switch box positioned LDDD01
internally adjacent to the lobby. Full height pocket screens must be installed to each set LDDD02

In accordance with the European Standards, the release radius of the sliding door radar LDDD05
sensors minimum 1000mm for entry and not less than 1500mm for exits. The so-called LDDD06
keep open period must be 0 seconds.

The door drives (including sliding door leaves and full height pocket screws eaves, with
programme switch and box) have to be bought from the relevant manufacturer as a
complete package, including assembly.

Emergency-Open-Switch in accordance with BS EN 16005: 2012 and must be provided


and linked to the fire alarm / BMS system.

All sliding door leaves must be fitted with a brush strip each. Strips must not be face-
fixed.

Entrance / exit doors should be pre-fitted and pre-wired with suitable alarm contacts on
all doors ready for termination by the Intruder Alarm System (IAS) contractor.
The door installation contractor must supply cabling from the entrance and exit magnetic
contacts to the agreed termination point. This cable should be volt free, 4 cores. Cores
coloured Red, Black, Blue, and Yellow. Red and Black provide Tamper. Blue and Yellow
provide Circuit. The intruder alarm contractor will then provide a junction box and connect
to this cable.

Doors must be programmed to open upon failure of power supply (except when intruder
alarm has been set). Liaison is required with the Fire Alarm contractor to ensure that
doors are correctly wired into the relays open upon activation of the fire alarm.

Both the Door Contractor and the Alarm Contractor must be on site to test the alarm
system on completion of the installation.

Fittings external door: For opening purposes, the outer door must be fitted with a key LDEP01
switch, flush to profile with tamper-proof fixings. The switch should be inserted into the LDEP02
corner bead of the entrance porch from the outside. LDEP03

Fittings internal exit door: The activation unit for the IAS (provided by IAS contractor)
and door release button (provided by Auto Door Contractor) must be installed in the exit
lobby.

Fittings internal entrance doors: No key switches or release buttons should be installed
for the internal entrance doors. They are operated via a programme switch.

Entering the Store: By operating the external key switch, the external exit door will open
and automatically close again after the lobby has been entered. By deactivating the
Intruder Alarm System (IAS) via the activation unit, the release button will be energised
for unlocking the inner exit door. By operating the release button, the inner exit door will
open. At the start of trading hours, all programme switches have to be switched to day
operation / automatic.

Leaving the store: Before leaving the store, all programme switches for the sliding doors
must be set to off (locking) in the programme switch box (RAL 7024). The release button
to open the internal exit door (positioned on the Sales area side) will be energised.

After entering the lobby and allowing the internal exit door to automatically close and lock,
the activation of the IAS can be triggered. In setting the alarm, the release button (located
in the lobby) for opening the external exit door will then be energised. After the manager
leaves the lobby, the external exit door will automatically close and lock. The assembly
company must instruct the Lidl Senior Consultant Construction (SCC) in the operation of
all doors prior to leaving site.

All door controls located in the grey lockable box must be labelled on completion so that
each control is marked up to correspond with the relevant set of doors.

Three No. powder coated grey RAL 7024 glazed aluminium double-leaf doors shall be
installed in the Entrance pod. All doors are to have proprietary brush seals positioned
along the bottom edge of each door to prevent leaves and vermin from entering the lobby.

Each door leaf shall be single glazed using laminated safety glass incorporating an acid
etched British Standard safety mark.

Automatic doors must comply with BS 7036 code of practice for installation and operation.
Automatic electro-mechanical sliding door operator control equipment with integral PCB
incorporating timer relay adjustable from 0-30 seconds shall be installed to the entrance
/ exit doors as follows:
Insofar as is permissible by regulations, the activation radius of the sliding door
radar sensors is approx. 1200mm in front of the particular sliding door and the so
called hold open time is 0 sec.
3 No. overhead mounted radar / infrared movement detectors with fully adjustable
detection range (above outer & inner entry and exit doors).
Overhead infrared surface mounted impulse safety units OR mid-rail infrared flush
/ surface mounted impulse safety units to both sides of all doors.
Extruded rubber finger guards and fixing bar to doorjambs where necessary.
1 No. momentary key-switch located at the outside of the exit doors. The
momentary is achieved by way of key box fitted with a single Europrofile housing
recessed into the Pod frame at the car park side of the exit doors (picture below).
2 No. push buttons on the internal side of the exit doors to allow entry / exit from
the store when the automatic doors are switched off.
3 No. thumb-turn switches (not keys) to be located in the Managers Office (one
for each door) to allow for control of the doors via a 4-position switch. Six-core
standard alarm cable to be provided and brought from the Automatic Doors to the
office switches.
3-point mechanical locking mechanism on master suite to be provided to the outer
exit/entrance door.
The aforementioned thumb-turn switches in the Managers Office must be clearly
and durably labelled.
Finish to radar units, mid-rail cover and all other visible parts shall be powder
coated grey RAL 7024.
Each door leaf is to incorporate a fail open device to open the doors in case of
power failure. This is to conform to BS 5588 Amendment No. 2. This feature must
be bypassed when the intruder alarm is armed to prevent would-be intruders from
cutting the power to gain access to the store.
The door control specialist shall liaise with the Lidl direct Fire Alarm Installer to
ensure that all automatic doors release to the open position in the event of a fire.
The door control specialist shall ensure that all final connections have been made.

5.13 SECURITY

5.13.1 Intruder detection and alarm systems


A Lidl specific Intruder alarm system unit will be ordered by Lidl via the specialist firm for
alarm and safety engineering. The self-dial appliance and the telephone distributor have
to be installed and fixed in the supplied secure box in accordance with the manufacturers
instructions.

The MC must liaise with Lidls IAS installer to ensure all electrical connections are
completed.

The specialist firm is responsible for the following services:


Planning of Intruder alarm system in agreement with Lidl
Supply and assembly of intruder alarm system
The Intruder alarm system supplier will issue a separate invoice to the client.

All cabling supplied and fitted by the specialist contractor.

MC to include alarm cabling task in their programme of works.

5.13.2 Fire/smoke alarms


The fire alarm contractor (appointed by Lidl) will design, supply, install, commission and
demonstrate the fire alarm installation, all in accordance with Lidl standard details and
specification.

The MC must liaise with Lidl IAS installer to ensure all electrical connections are
completed.

All cabling supplied and fitted by the specialist contractor.

The Main Contractor must allow for all BWIC (builders works) in the services installation.

5.13.3 Fire Extinguishers


The appropriate contractor (appointed by Lidl) will supply and install the required number
of fire extinguishers and signage along with the service record label in accordance with
the Fire Regulations.

Fire extinguisher locations must be agreed at planning stage. The Main Contractor must
obtain all relevant fire strategy drawings from the Lidl Senior Consultant Construction
(SCC) prior to commencement of the works.

Plan detailing location of all fire equipment to be provided to Lidl on completion.

5.13.4 Safe Location


The safe must be located in the Cash Room. The safe must be positioned directly behind
the open door swing. It shall be positioned such that the safe door must be closed to
enable the Cash Room personnel door to open fully.

5.14 NIGHT SCREEN


Full height delivery store screen to be formed using galvanised box-section steel and LDDD03
installed in the location as indicated on standard drawings. The sliding gate rails are to
be fixed at a slight gradient to ensure that when unlocked, the doors slide automatically
into their final open position. Post protection to be installed as per standard drawings.
The MC must supply the sliding gates with a suitable fixing area for alarm contacts in
accordance with the IAS contractor (Main Contractor to co-ordinate).

5.15 DRIVER ALARM FOB WALL BOX


Stainless steel (Grade 316) recessed box (H 200mm x W 100mm x D 75mm with piano
hinged door) to be installed externally in a recessed, flush position within the wall between
drivers door and sectional door. Box to be positioned 1500mm above FFL and 200mm
from drivers door frame. Europrofile cylinder lock required (suited to yellow master suite).

5.16 DELIVERY STAIRS


The staircase and protecting wall between it and the loading bay are to be formed from LDRL01
precast concrete elements or from cast in-situ concrete. If cast in-situ is used, new forms
along with a releasing agent must be used to achieve a high quality concrete finish. A
hot-dipped galvanised steel handrail shall be securely mounted on the wall of the building.

Should the finish be unacceptable to the Lidl Senior Consultant Construction (SCC), the
flank wall of the staircase must be plastered to an acceptable level at no to cost to Lidl
UK GmbH. The landing at the head of the stair must be laid to falls.

5.17 OTHER REQUIREMENTS


The following items shall also be carried out:
All steel hydrant covers in the car park shall be painted yellow.
All voids between services and sleeves at services entry points together with
redundant / non-used voids must be fully grouted up to prevent pest ingress.

Front Glazing and Window profiles shall all be powder coated RAL 7024 Grey on both
faces. All powder coating shall be to an 30% gloss finish.

5.18.2 Shop front Windows & Entrance Lobby


The windows and auto door lobby will be constructed of structural aluminium mullion LDEP01
sections by Schuco or similar approved. Installation and connection of all required LDEP02
electrical wiring in conduits. Preparation of the logo substructure and feeding cables LDEP03
through Alucobond facade for the projecting roof logos.

The full height glazed shop front must to be installed to the gable side and one adjacent
to the lobby/entrance door, the shop front must be designed in consideration of structural
requirements for the overall surrounding structure.

All corners of the entrance lobby are to be protected by PVC corner edge protections 200
x 20mm: colour grey RAL 7024, with bevelled edges, mitre joints, buckled and secretly

fixed at a height of 720mm from FFL to the underside of the PVC skirting. Corner

5.18.4 Shop front Sun Blinds


If the shop windows have a Southeast/South/Southwest orientation, sun protection blinds LDSG04
should be installed externally, covering all windows. Blinds to be 80mm external
motorised venetian blinds with motorised radio controlled operation and RAL 7024 side
channels. The top blinds shall be hidden behind the Alucobond cladding fascia and will
extend to cover the top window panel. The lower blinds shall be located in a blind box in
front of the enlarged window mullion at 3.30m above FFL. Central control via radio
transmitter wall switch mounted at the most frequently used checkout (Till Position 1).
Two override switches (1 for lowering and raising, 1 for angling the blinds) must be
installed. Blinds to have central sun/wind sensor with protective cage. Blinds to be
installed into suitable recessed pocket. (When sun protection is not in use the position
shall be flush with the soffit cladding).

5.18.5 Canteen/Office/Stairwell Slot Windows


Windows must be supplied and installed as indicated on details. Windows have to be LDWA02
thermally insulated using double-glazed laminated safety glass, 6.4 / 16 / min 6.4 Glass LDCD04
unit voids to be argon filled. Canteen windows must contain privacy glass. LDCD05

Inner pane to have a low-E soft coat to face three to achieve the required U-value in
accordance with relevant British Standards (BS6026) and current building regulations
(Approved document L).

The units are to be tilt and turn opening inwards.

The internal window sill should be tiled using the grey floor tiles, with the joints between
the tiled shelf and wall sealed using white mastic joint sealant.

Exterior window sills are covered with a powder coated aluminium sheet (2mm) with
sufficient projection and raised edges on the side. Colour: grey RAL 7024.

Windows to the Canteen, Office and Stairwell must be openable. They must be hinged
at the bottom and open inwards. The window in the stairwell must be fire rated to comply
with the rating of the fire compartment / protected stairwell.

6.0 EXTERNAL WORKS

6.1 GENERAL
The sub-base together with the road and paving build-ups must be designed to suit the
engineering requirements of all the specific site conditions. All materials and methodology
used must be approved in writing by the Lidl Senior Consultant Construction (SCC).

6.1.1 Hard Landscaping and Boundary Protection


The MC shall provide a schedule and drawings detailing the description of all materials
for boundary protection and external hard surfaces. The schedule and drawings shall
detail the following for each material:

The entire hard landscaped area, estate roads and car parking spaces have to be
constructed for HGV/44t in accordance with the geotechnical report plus BS: 7533-1,
7533-2 & 7533-3 in respect of block paved construction and BS EN 13108-1 Asphalt
Concrete, BS EN 13108-5 Stone Mastic Asphalt & BS 594987 in respect of bituminous
pavement construction. The compaction of the sub base must be proved by plate load
tests during the works in co-operation with the Lidl Senior Consultant Construction (SCC).

tests are taken.

PMB Polymer Modified Bitumen must be used in HGV routes and heavily trafficked
areas.

Before starting the work, a pavement plan must be submitted and approved by Lidl Senior
Consultant Construction (SCC).

The clearance width of the estate roads between the car park rows must be between
6500mm and 7500mm. The width of entrance and exit 9000mm.

Note: No driving directional arrows are to be marked in the car park, the only exception
where one way system. No white lining on key block paving to be used, parking spaces
are (only marked on the asphalt) with a permanent two-component cold plastic in the

6.1.2 Gradients
Gradients to car parking areas are to be between 1% and 2% and must always fall away
from the store. Gradients to access routes into the site are not to exceed 5%. Any
deviation from these fundamental rules must be approved by the Lidl Senior Consultant
Construction (SCC) in writing.

6.1.3 Car Park


The Car Park layout shall fundamentally be designed in compliance with the Planning LDSP01
Permission. The following measures must also be achieved as minimum requirements. LDED02
Any elements that are listed below which are not feasible must be discussed and agreed
in writing with the Lidl Senior Consultant Construction (SCC).

Car parking spaces shall be 2.5m x 5.0m (2.5m as measured from centre-to-centre of
dividing lines). If the spaces overhang a landscaped area, then they must be reduced to
2.5m x 4.7m.

Disabled parking spaces are to be provided in line with the conditions of the Building
Regulations, with a minimum of 4 No. required. Overall width 3.60m, includes a 2.40m
car parking space. A 1.20m clear way of hatched yellow to be painted to the RIGHT and
REAR of the space. A disabled symbol in yellow block paviours is required for all disabled
spaces. The location of the disabled parking spaces will be agreed in writing with the Lidl
Senior Consultant Construction (SCC) and dimensions and layouts can be found on the
detailed drawings.

A Minimum of 3 No. Parent & Child car spaces must be provided. Overall width 3.60m,
includes a 2.40m car parking space to be painted and a 1.20m clear way of hatched white
to be painted to the RIGHT and REAR of the space. A Parent & Child symbol comprising
white painted paviours is required. These P&C spaces are to be located in the spaces
immediately in front of the Entrance doors. Exact location to be agreed in writing with the
Lidl Senior Consultant Construction (SCC).

All routes around the car park must be Min 6.5m 7.5m wide. Access and egress routes
to the site must be 9.0m wide.

If there is a bank of more than 8 No. spaces immediately in front of the entrance canopy
then a pedestrian walkway must be incorporated to provide access through the spaces
to the store entrance. Pedestrian walkways should be marked with a running man
symbol.

If there are lighting lamp posts within the car park (which should be avoided where
possible), the lamp post must be centred in a bank of 4 car parking spaces. The finish
around the base of the lamp post protection to be a concrete square, coloured to match
block paving. Lamp posts in areas of low impact risk are to be protected with galvanised
hoops as per the standard detail drawings. Lamp posts more than 750mm behind the line
of kerbing in the landscaping area do not require protection. Lamp posts that stand a high
risk of vehicle impact are to be protected using larger galvanised hoop protectors. This
must be agreed in writing by the Lidl Senior Consultant Construction (SCC).

Attenuation tanks and oil interceptors are to be installed in as required by the local
authorities or the relevant planning permission bodies. Their location is to be agreed in
writing with the Lidl Senior Consultant Construction (SCC)

Disabled car spaces (number in to be agreed with Lidl Senior Consultant Construction LDSP01

Disabled spaces are to be located near the store entrance and be moved forward into the
soft landscaping area so as not to encroach on the estate roads.

The quantity of disabled spaces must also comply with the requirements of the local
development or Local Area Plans.

Parking bays have to be constructed with block paviours (200 x 100 x 80mm) with
bevelled edges (no grass pavers!). Estate roads have to be constructed bituminous
pavement construction with a 0/10mm stone mastic asphalt surface course.

In Scotland and where soak away drainage is required parking bays must be constructed
using Marshalls Aqua Priora drainage paviours.

Flush kerbs must be installed between parking spaces and estate roads Size 125 x
255mm Type CS1 to BS EN 1340.

Note: For cutting and trimming blocks and kerbs, Guillotine cutter must not be used.

In the area of the building perimeter, parking spaces, and the shop front windows, a guard
board with 300 x 300mm flagstones, 900mm wide and with Type HB2 kerbs (125 x
255mm to BS EN 1340) laid with a 100mm kerb up stand have to be provided as ram
protection for the building. The contouring of the paved areas to the green areas is
defined by upstanding kerbs, external corners are made of rounded shaped kerbs.

6.1.4 Tactile Paving


Tactile Paving is to be installed in accordance with the Access Statement and in
accordance with all local and national building regulations and guidelines.

6.1.5 Entrance Area


The paving underneath the entrance canopy must be rectangular block paving, without
bevelled edges (pencil edge paving to be used) laid on a semi-dry lean mix concrete
bedding mortar in a gradient to slope away from the building by 1% fall.

The area of the entrance must be constructed with 125 x 255mm Type CS1 kerbs to BS
EN 1340 laid flush with the adjoining areas. In the area of the customer entrance, the
paving stones have to be laid in such a way that there are no cut-to-size paving stones
at the transition to the lobby threshold.

6.1.6 External Works Surface Treatment Landscaping


The landscaped areas are to be positioned under observation of the building regulations
to an absolute minimum extent and solely around the boundary.
No trees unless specifically required by the planning authority.
No landscaping, grass islands or grass strips to be located within the carpark.
No grass in the landscaped areas.
No gravel is to be used around the building as boundary treatment.

Soft landscaped areas, which have been determined by the authorities, must be planted,
provided no other regulations exist, with easy-care ground covering plants (e.g. ivy,
cotoneaster, potentilla yellow, spiraea bumalda), plant height ca. 300mm, with min. 5
branches, plant density 7 plants/m.

Shrubs must have a minimum height of 600-800mm. Minimum 1 shrub/m2.

Any trees must have a trunk circumference 160-180mm at the time of planting. Easy-care
varieties such as maples or elms have to be planted (no lime trees, birch trees, poplars
or conifers).

In between the topsoil and bark mulch there must be a geotextile membrane with min.
200mm overlap and holes cut for planting. Sufficient pegs to be installed to prevent
membrane from lifting.

Consideration should be given to sloping landscaping where the bark mulch will slide
down the membrane. In such instances the MC is responsible for finding a solution to
retain the mulch in place.

The MC is responsible for maintaining the hard and soft landscaping for a period of 12
months following practical completion.

6.2 HGV / VEHICLE ACCESS ROUTES


The minimum asphalt build up consists of a 35 cm strong anti-freeze layer, granulation
0/45 or 0/56.
The wearing course, binder course, road base and sub-base are to be frost protected,
designed and constructed in accordance with the site conditions and BS 7533 Part 1:
2001 and BS 7533: Part 3: 2005 with a loading capacity of 60T.

6.2.1 Wearing Course


The car park final wearing course layer must consist of a 45mm wearing course of Stone LDSP01
Mastic Asphalt (SMA) with a maximum aggregate size of 0/10mm and binding agent of LDED02
50/70. All HGV routes must consist of a 45mm wearing course layer of polymer modified

bitumen (PMB) tarmac. HGV route to be agreed with the Lidl Senior Consultant
Construction (SCC) prior to installation.
Pitch jointing applied to SMA should generally not be required, but in instances where it
is required, the agreement of the Lidl Senior Consultant Construction (SCC) should be
obtained in writing prior to commencing and it must be laid in straight lines with a line
marking shoe to maximum 50mm thickness.
The wearing course must be presented at Practical Completion in perfect condition.
Localised patch repairs are not permitted. If a repair is required, the full section must be
replaced. All repairs must be agreed in writing by the Lidl Senior Consultant Construction
(SCC).

6.2.2 Binder Course


Underneath, a 55mm DBM binder course shall be installed with an aggregate of 0/16mm
and binding agent 50/70.

6.2.3 Road Base


The road base shall be designed to fulfil the engineering requirements of the particular
site conditions, but with a minimum of 100mm Dense Bitumen Macadam (DBM) with
0/32mm aggregate and binding agent 50/70.

6.2.4 Sub Base


A minimum 200mm gravel base course to Type 1 specification is to be laid. Exact criteria
to be determined by the Structural Engineer. A load bearing capacity of EV2 120MN/m2
with EV1 / EV2 2.5 is to be guaranteed.

6.2.5 Capping Layer


If the above criteria cannot achieve the sufficient structural capacity required, a capping
layer of minimum 350mm is to be laid with clean crushed stone. A load bearing capacity
of EV2 45MN/m2 is to be ensured.

6.3 CAR PARKING SPACES

6.3.1 Paving layer


The car parking spaces are to be constructed with concrete pavers and designed to
withstand a loading of 40T. The paving bricks will be precast concrete pavers with 2mm
chamfer and a joint between adjoining pavers of 1-3mm. The car parking spaces will be
Anthracite / Charcoal Grey and the dividing lines between parking spaces will be Light
Grey. Colour difference due to different batches must be avoided.

6.3.2 Paver Laying Course


The laying course shall be laid to a compacted thickness of between 30-50mm and
adhere to the following properties:

Well-graded material (D60/D10 13) 0/4, 0/5. 0/8 or 0/11


Water permeable in compressed state
Filter-stable towards the base course (D15/ D85 5; D50/D50 25)
Grit size < 0.063mm max. 5 Mass - % (frost resistant)
Frost resistant broken material (grit made out of hard stones, e.g. Granite, basalt); no
sand

6.3.3 Paver Sub-Base


The sub-base shall be free draining Type 2 gravel and must adhere to the following
properties:

Load bearing capacity of EV2 120MN/m2 with EV1 / EV2 2.5


Well-graded mineral material 0/45 or 0/32
Frost resistant mineral material (no organic material)
Filter-stable towards the foundation
Grit size < 0.063mm max. 5 Mass - %
Minimum depth of 200mm
Important Note: Type 1 is not permitted as a sub base to the pavers.

6.3.4 Capping Layer


A frost resistant capping layer of minimum 300mm clean crushed stone and shall adhere
to the following constraints:
Load bearing capacity of EV2 45MN/m2

If deemed necessary by the structural engineer, a soil sterilisation technique may need
to be carried out e.g. geotextile membrane. This solution must be approved in writing by
the Lidl Senior Consultant Construction (SCC).
Paver Joints
The jointing material must be made of recycled mix, granulation 1 3mm with part of
fine grit.
Must not be able to filter through the Paver Sub Base (D15/d15 1; D15/d85 4; D50/d50
5).
Jointing material must be swept into the joints and compacted with a concrete vibrating
unit with rubber plate.
The pavers must be compacted until completely flush.
The pavers must not be cleaned with a vacuum sweeping machine.

6.4 KERBING
Pre-cast concrete Trief kerb is to be laid at the corner of and down the length of the
delivery ramp to protect both the corner of the building and the projecting eaves from
potential impact damage by HGVs. The final kerb at the upper end of the ramp and at the
drivers stair is to be chamfered so as to finish flush with the standard kerb level.

Precast flattop edging kerbs, 125mm wide, butt-jointed finishing flush with adjoining
surfaces must be used to set out and delineate between:
Access routes and car parking spaces
Trolley bay and adjoining surfaces

300mm x 300mm Quadrant Kerbs must be used where kerbing meets at a 90 angle.
Corner kerbing must not be cast in-situ. Regular kerbs must not be cut and butt-
jointed at 90 angles.

6.5 BUILDING PERIMETER FOOTPATH


A pedestrian walkway shall be constructed around the perimeter of the building, as per LDGF01
the standard detail drawings. The walkway shall be 800mm deep from the external face LDSP01
of the wall (not column) to edge of kerb. The kerbs shall be precast, bedded in concrete
and finish 100mm above ground level. The depth may be reduced down to 500mm on
receipt of written approval from the Lidl Senior Consultant Construction (SCC), in order

to maximise aisle width. The paving should be 300mm x 300mm, square charcoal
coloured pavers, laid in a stretcher bond pattern and on a semi-dry lean concrete mix
bedding mortar. Pavers should be installed as per the drawing detail. In front of the side
fire exit door(s), the surface of the walkway shall be 20mm lower than the FFL of the
Sales area, in order to form a barrier to prevent rainwater ingress.

The fire escape footpath to the rear of the store must have a clear width of 1800mm for
a LOF 14 and 2300mm for a LOF 17.

6.6 GOODS DELIVERY RAMP


The delivery ramp is formed from reinforced concrete and must be frost and road salt LDRL01
resistant. It must have a minimum thickness of 200mm and must be designed for a
loading of 60T. Concrete compressive strength: C30/37, exposition classes: XF4 (high
degree of water saturation with de-icing liquids or excess water), XC4 (hydraulic
structures and dense concrete structures exposed to high water pressure) XD3 (building
components which are exposed to chloride containing spraying water or uprising chloride
containing water) XA2 (chemically medium invasive environment).

The following points have to be adhered to:


The delivery ramp should be equipped with an expansion joint every 5 to 7 m. Concrete
curing must to be carried out according to the relevant British standards.
The ramp must be drained at the lowest point by a yard gully. This gully should be able
to gravity discharge to the mains; however a pumping station can be incorporated if this
is not possible. In this circumstance, the gully shall gravity discharge to a pumping station
located in a nearby landscaped area.
The pumping chamber is to be constructed with reinforced concrete liners. Two sewage
pumps (dirty, stand-by) fixed on a pulley system must be fitted. The pumps must
commence automatically when water levels dictate so. The contractor should consider a
Flygt package system or similar approved.

Surface to receive a brush finish (perpendicular to the direction of travel). No piping or


media cables are to be laid under the concrete slab.
The 18m of the ramp from the buffer face shall have a gradient not exceeding 2.5%, with
a maximum of 6% for the remainder (all 6% if rear unload).
Retaining walls at the loading bay are to be kept to a minimum and are only to be built
where levels dictate same. Retaining walls can be built from precast concrete elements
or from cast in-situ concrete. New formwork sheeting must be used with the cast in-situ
solution to achieve a high quality finish.

SW and FW drainage chambers should not be located at the head of the goods delivery
ramp. Where possible, these should be offset from the head of the ramp to avoid constant
trafficking over these (HGV rated chambers / covers).

At the top of the ramp at the junction between the concrete and asphalt traffic lane, any
damage to the concrete edge must be avoided. All damaged concrete must be repaired
prior to installation of the asphalt car park layer.

Raised Trief Containment Kerbstones have to be installed as building ram protection, at


a distance of 1100mm. This should be reduced to standard kerb ca 100mm above FGL,
with an appropriate dropper/transition kerb to leave 1000mm clear standard kerb in front
of delivery and fire exit staircase. Further dropper/transition kerbs to be used wherever
changes to the kerb type/height occur.

6.7 NON-FOOD DISPLAY CABINET (PDU)


A poster display cabinet including heating element is to be erected on the front elevation
as shown on the standard detail drawings. The Lidl Senior Consultant Construction (SCC)
will arrange supply of the cabinet. The Main Contractor shall take delivery of same, store
safely, shall install same as shown on the Lidl standard detail drawings. If free standing,
a pop up duct in the vicinity of the poster display cabinet leg must be provided to supply
electricity to the cabinet. If wall-mounted, all electrical connections must not be visible.

6.8 SURFACE MARKINGS


No thermoplastic paint is permitted on the paviours, however it is acceptable on asphalt
and concrete surfaces. Paint installed on asphalt and concrete should be primed as
required prior to application.
A 100mm wide line in red thermoplastic paint shall be provided to indicate the centre-line
of the HGV access route in the area of the car park directly in front of the loading bay.
The line will be laid such that they sit just outside the wheels of a standard HGV when
docked on the loading bay. A 100mm wide line in yellow thermoplastic paint (BS381C)
must be provided across the ramp on the drivers side set 20m from the face of the
buffers.

Directional arrows are only to be used in car parks where a one-way system is in
operation and only on approval in writing by the Lidl Senior Consultant Construction
(SCC).

6.9 LANDSCAPING SCHEME


To be installed as per the Landscape Architects drawings and specifications included in
the tender pack and in accordance with Lidl Standard Specification requirements.

6.10 CAR PARK LIGHTING AND SIGNAGE


All cabling for car park lighting and external signage shall be brought through independent
ducts terminating at the Utility Room.

The arrangement, design and the amount of external lampposts shall be established in
Light Level calculations to be provided by the approved Car Park Lighting Supplier and
agreed in writing with the Lidl Senior Consultant Construction (SCC). A minimum lux level
of Em=10 lux and a uniformity level of 0.25 shall be achieved. The height of the light heads
of the car park lighting is 6.00m.

A lux sensor shall be mounted on the building to control the external lighting scheme
including signage. The position of the sensor will be site specific but will generally be
located on a north-facing wall. Exact positioning is to be advised by the BMS
subcontractor before commencing construction. A cage is to be provided to protect the
sensor.

Appropriate lighting is to be installed at the backside of the building leading to the Utility
Room, including a motion detector. (7 lux to be achieved). A cage to be provided to
protect the sensor.
The Lidl Senior Consultant Construction (SCC) will order the external signage, and it is
the Contractors responsibility to accept delivery and store the signage safely until it is
installed. The location of the pylon and building signs must be agreed in writing with the
Lidl Senior Consultant Construction (SCC).

Installation methodology of the signage, including electrical connection to same must be


as per the standard Lidl detail drawings. All cabling for gable signs must be hidden in
mullions / transoms of the shop front. Once installed, signage must be protected as
necessary until it is handed over at Practical Completion.

A concrete foundation for the external pylon sign shall be formed complete with bolt cage,
with site specific foundation design prepared taking into account geographical variations
for wind loads, soil conditions, etc.

For all illuminated signage an independent 5A / 230V / 60Hz single-phase supply shall
be taken through a duct to the signage and connected.

6.11 OTHER SIGNAGE


The following wall mounted signs are to be 4-point fixed to the external face of the
building:

6.12 EXTERNAL BUILDING PROTECTION

6.12.1 Ram Protection Externals/


Ram protection hoops, fully galvanised, minimum cross-section 80-100mm, have to be
installed for trees and lamp posts, only where posts are within 700mm of trafficked areas.
Additional ram protection in the entrance area and the delivery lane must be installed in
agreement with Lidl.

6.12.2 Ramp Edge, Ram Protection, External Bollards


One no. ram protection bollard (1500mm high) must be installed in the area of the corner
of the building/ramp exit contained within the Trief kerb area to prevent HGV contact with
the store. The ram protection bollard should to be painted black and yellow stripes at a
45 degree angle.

The edge steel profile bead at the Mini dock edge must be painted with black and yellow
stripes at an angle of 45.

6.12.3 Ram Protection; Store Entrance


Concrete filled stainless steel bollards 100mm x 1100mm high (domed-top Marine
Grade 316) with 600mm embedded below ground, shall be installed in front of the shop
front and main entrance, to prevent ram-raiding. Number of bollards as per site specific
drawings.

Concrete filled stainless steel bollards are not required if the width of the footpath is
greater than 1m wide.

6.12.4 External works Fencing and walling and hedges


If any fencing is required then it must be at least 1.8m / 2.0m in height and powder coated
for example Paladin fencing elements in RAL 7037 are to be used.

A 2.0m high paladine fence (RAL 7037) must be installed to fully secure the condenser
compound area. The location of this compound should be approved in writing with the
Lidl Senior Consultant Construction (SCC). The fence should be secured using posts at
2,515m centres with 2,500m panels of 50 x 50 x 4.0 SHS galvanised and butt welded at
the corners. A lockable pedestrian gate must also be installed to allow access and be
included on the master suite.

6.12.5 Special purpose works


The MC is to include for suitable durability and protection measures to prevent damage
to vulnerable internal and external parts of the building where vehicular, trolley and
pedestrian movement occurs.

The MC must prepare design drawings illustrating the vulnerable areas / parts of the
building and the durability measures specified.

6.13 EXTERNAL FITTINGS, FURNITURE, EQUIPMENT

6.13.1 Exterior furnishing


Installation and connection of all required electrical wiring in conduits. Preparation of the
logo substructure and feeding cables through Alucobond facade for the projecting roof
logos.

The preparation of a reinforced concrete foundation according to the structural standards


by the supplier of the pylon, including installation of the root cage for the pylon supplied
by the MC for part of the MCs work. Foundations and power supply for the Non-Food
poster display unit (PDU), and two foundations for tube frames for Lidl entrance arrow
are also to be included in the MCs scope of work.

The direction arrows are to be positioned as per advice from the Lidl Senior Consultant
Construction (SCC), and to be set in concrete to a height of 1200mm (upper edge pipe)
above ground level.

Special attention is to be given to the fact that all signage does not pose a line-of-sight
obstruction when exiting the parking area.

For the setting up of lighting columns, grounds sleeves (DN 400) including electrical
wiring are to be set in concrete at the planned column locations. The sleeves are filled
with sand and a 100mm thick concrete seal is applied as closure and for fixation of the
lighting columns. Lighting columns at risk of being struck by traffic are to be protected
with a galvanised impact barrier.

6.14 OTHER METAL WORKS


AC condenser supports and cages may be required on the external wall at minimum of
2.2m above FGL. This is to be agreed with the Lidl Senior Consultant Construction
(SCC).

A safety railing must be provided along the edge of any retaining walls on the delivery
ramp. This should be formed from galvanised steel tubing at a height of 1100mm
minimum for fall protection with one intermediate rail with vertical rails at 1.5m centre.
Refer to the standard drawing detail for fixings to the RC wall.

6.14.1 Trolley Bay


A galvanised steel trolley bay with monopitched roof and glass infill panels is supplied
free issue by Lidl and must be offloaded, stored as necessary and installed by the MC. It
includes stainless steel guide elements (Marine Grade 316), space for wheelchair
shopping trolleys, trolleys with baby seats as well as bicycle hoops. MC to allow all
necessary foundations and trenching for ducting to trolley bay. Light fittings supplied by
Lidl. Refer to Proshop specification for details of trolley bay.

The trolley bay to be fixed with concrete foundations prior to laying of block paving. A
drainage outlet must be provided for the roof water to drain to the surface water system.

6.15 FENCING AROUND PLANT COMPOUND


A 2.0m high paladine fence (RAL 7037) must be installed to fully secure the condenser
compound area. The location of this compound should be approved in writing with the
Lidl Senior Consultant Construction (SCC). The fence should be secured using posts at
2,515m centres with 2,500m panels of 50 x 50 x 4.0 SHS galvanised and butt welded at

included on the master suite.

6.16 CORPORATE SIGNAGE


The corporate signage of the property must be installed by the MC in accordance with
Lidls and the manufacturers requirements. The corporate signage will be provided by
Lidl.

One pylon sign at the approach of the main property or at a highly prominent location
near the property, in addition two gable signs on the new glazed frontage design, and a
Lidl Non-Food display cabinet have to be installed in agreement with Lidl (MC to allow for
electrical power supply).

For the installation of the pylon sign, a concrete base with root cage in accordance with

stating Customer Car Park to Rear of Store must be installed by the MC.

Note: Pylon sign supplied free issue by Lidl. The bolt cage is to be provided in advance
so that the foundation canbe installed in advance of the sign arriving on site.

7.0 SERVICES
The regional property office obtains fixed quotations and pays for the statutory services.
Lidl are responsible for obtaining provisional installation dates for the statutory services.
The contractor is responsible for providing any necessary trenches, ducts, chambers,
pits, holes, etc. for services within the site boundary, and must liaise closely with Lidl and
the utility companies with regard to dates and final connections. The Main Contractor is
to contact, program and agree fixed dates with each utility provider.

7.1 DRAINAGE
Separate foul and surface water drainage systems shall be provided and connected to
the main public sewers. All necessary manholes, inspection chambers and rodding points
shall be designed and constructed in compliance with the detailed requirements of the
Planning Permission, the Building Regulations and the standard details as attached.

Drainage runs and layouts shall be designed in accordance with BS8301 and shall permit
easy access for maintenance to all items of drainage both below and above ground.

All gullies must be accessible for cleaning and must have a trap bucket inside of it for
removal of rubbish and other potential drain blocking materials. Gullies must be formed
using standard gully pots. Block / brick built gullies are not permitted. All manhole
coverings and gullies are to be installed to DIN EN 1433 Class E600 (600KN). Manhole
covers must be protected when asphalting. The gullies are to be ideally located around
the perimeter of the car park or in the middle of back to back car parking spaces.

Foul and surface water drainage pipe runs underneath the building shall be kept to a
minimum. All drains must be suitably trapped to prevent foul air and smells entering the
building. No manholes within the building are permitted without written permission from
the Lidl Senior Consultant Construction (SCC). All chiller and sluice drainage pipes shall
be at least 100mm diameter. The condensate drains are to be equipped with rubber
flanges which are to be located flush with the floor tiles. The location of these is to be
agreed in writing with the Lidl Senior Consultant Construction (SCC).

All foul and surface water drainage pipe runs shall be accessible for rodding. Upon
completion, the contractor shall provide the Lidl Senior Consultant Construction (SCC)
with a CCTV inspection of all drain runs to show that they are free of obstructions. A
copy of this summary must be included in the O&M manuals.

If required by the Planning Permission, a retention tank and oil interceptor must be
provided to collect and filter the surface water drainage prior to discharge to the public or
natural drainage system.

7.1.1 Foul drainage


The MC is responsible for installation of the foul water drainage system. The final
connection is required to be undertaken by a contractor who has been approved by the
Local Water Authority. It the responsibility of the MC to pay all costs associated with
obtaining the permit to connect. Lidl will appoint this contractor, however the MC is
responsible for ensuring that all works are planned correctly in respect of both timescales
and setting-out. A disconnection manhole must be formed just within the site boundary,
with an out-fall pipe leading to the discharge connection point. Lidl will arrange for an
approved contractor to make the final connection into the Local Authority sewer, however
it is the responsibility of the MC to ensure that all works are planned correctly in respect
of both timescales and setting-out. In a situation where the connection to the public sewer

falls within the curtilage of the site, the responsibility for organising this connection
remains with the MC.

It is critical that the installation of the foul drainage is laid 100% in accordance with
Building Regulations and British Standards, planning consent requirements, Water
Authority requirements and the tender documentation. The foul water drainage layout
shall be agreed in advance with the Project Engineer and Lidl Senior Consultant
Construction (SCC). It is the MCs responsibility to contact the Approved Inspector
(Approved Design) or the Local Authority Building Control Officer in Scotland in advance
to arrange for the trench, bedding, and pipe installation to be inspected prior to it being
backfilled. An air-pressure test should be undertaken before and after backfilling works
to ensure that the pipework has not moved or been damaged. It is critical that all pipework
is tested and confirmed as acceptable prior to any building works being undertaken above
the pipe run.

Upon completion of the sanitary installation, the foul pipework system below the floor slab
in each area of the store (inclusive of the chiller condensate drainage) requires to be
pressure tested. Each area should be isolated at the relevant manholes, with a successful
pressure test demonstrated to the Lidl Senior Consultant Construction (SCC) and
Building Inspector. The company undertaking the pressure test must provide a signed
report upon completion, which should be issued to the Lidl Senior Consultant
Construction (SCC).

In Scotland a completion certificate for the store will not be issued by the Local Authority
Building Control Department unless a successful pressure test of the completed system
(inclusive of all sanitary fittings) has been demonstrated to the Building Control Officer.

As installed drawings and a CCTV survey report of the full installation are required upon
completion and referenced in a specific section of the O&M file.

7.1.2 Surface water drainage


Surface water drainage must be laid in accordance with Building Regulations and British
Standards, planning consent requirements, Water Authority requirements and the tender
documentation, particularly in respect of any site specific retention, throttle, flood risk, etc.
The surface water drainage layout shall be agreed in advance with the Lidl Senior
Consultant Construction (SCC). The MC is responsible for the installation of the surface
water drainage system within the site boundary; a disconnection manhole must be formed
just within the site boundary, with an out-fall pipe leading to the discharge connection
point. Lidl will arrange for an approved contractor to make the final connection into the
Local Authority sewer, however it is the responsibility of the MC to ensure that all works
are planned correctly in respect of both timescales and setting-out. In a situation where
the connection to the public sewer falls within the curtilage of the site, the responsibility
for organising this connection remains with the MC.

As installed drawings and a CCTV survey and report of the full installation are required
upon completion and referenced in a specific section of the O&M file.

7.1.3 Rainwater drainage systems


The roof drainage is carried out via external square gutters and circular rainwater pipes LDAD02
(material aluminium), colour RAL 7038. LDAD03

Downpipes on any elevation facing the car-park have to be circular vandal proof / heavy
duty galvanised steel pipes, ca. 3mm thick, up to a height of 1500mm (Loro-X) with
access panels in the lower section.

All rainwater downpipes to be securely anchored to the building with tamper-proof fixings,
and provided with low level rodding points or inspection covers on every rainwater
downpipe.

7.1.4 Refuse disposal


Operational Waste
The MC shall provide a drawing detailing the location of the Waste Recycling area and
location of the cardboard baler.

7.1.5 Condensate Drainage/Drainage


For all chiller appliances as well as the floor drain in the Warehouse, the diameter of the
drainage pipes is DN 100mm. The condensate must be drained via trapped floor drains
(as specified by Lidl or the refrigeration engineering company) and be connected to the
foul water system.

All separate condensate drains have to be put together in one main drainage run. Both
main drains have to end in a chamber, closed with a manhole outside the building and a
tiled rodding chamber on the opposite end of the line.
All below-slab drainage must be fully air pressure tested prior to the building slab being
poured and once the refrigerator cabinets have been installed.

In accordance with the refrigeration company resp. Lidl, floor gullies measuring DN
100mm in diameter with a DN 50mm reducer, have to be installed for the chiller
condensate drainage. Odour traps must be installed, with stainless steel gully gratings
and a 50mm reducer.

7.1.6 Site/Underground Drainage


The entire parking area is to be built in asphalt and is to drains into the public sewer
system. The drainage system is to be calculated in accordance with current standards
and current rain yield factors. Special attention is to be given to a sufficient number of
drains in order to avoid ponding.

The parking area drainage and gradient design for paved areas are to be in
accordance with technical and economical parameters. The slope is to be designed away
from the building, (except delivery ramp) with a gradient of max. 2.0% and must not fall
below 1%.

Only if required, a concrete slot channel can be built at the entrance and exit to the parking
area, between parking area and public walkway. The gratings for the gullies are close-
meshed up to 16mm. The drains are to be positioned at the edge of the boundaries or
grassed areas as well as in the crossover point of the parking spaces in case of double
parking space rows. After completion, the ground pipes are to be cleaned with a high
pressure cleaner. Solids are to be removed.

The car park gullies are to be positioned around the car-park boundaries, and in the
middle of two adjacent (or opposed) car parks. Gullies are class D400 (BS EN 124), kerb
hinged opening with mesh grating and leaf bucket, Code DU 5801M by Durey Castings.

There are to be no drainage gullies located in or at the joints between parking bays/estate
roads.

The lowest point of the delivery ramp must be drained by a heavy load drainage channel
positioned approx. 40 cm in front of the ramp wall. Back fall to be created from the face
of the ramp wall into the drainage channel.

7.2 DUCTING

7.2.1 External Ducting


Ducts shall be provided in appropriate sizes for utilities, external Lidl signage (including
where appropriate signage outside of site boundaries), car park lighting, etc., and in
accordance with the standard detail drawings and any site specific Planning Permission
Drawings. All are to be taken back and terminated in the Utility Room.

Ductwork generally shall be laid on a bed of sand and covered with pea shingle. All bends
shall be long radius type with access points at regular intervals. Draw ropes must be fitted
in all ducts.

The ducting must be between 100-200mm underground across the entrance area.
Installation of the system will be by the Lidl direct sub-contractor.

After installation, ducts shall be plugged to prevent ingress of rubbish and soil. After
cables have been pulled, the ends of the ducts shall be sealed to prevent ingress of
vermin and water.

Service Ducts required include, but are not limited to:

7.2.2 Internal Ducting


Underfloor ducts must be installed in accordance with the drawings.

A floor channel will be constructed under the tills at a distance of 2.950m from the front
windows. Two 150mm diameter ducts for data cables must be formed in a closed floor
channel. The channel will link the tills area to the IT Room on the first floor.

One 150mm diameter power duct will be required from the Cash Room to the tills area.
This can be formed with a deepening in the concrete floor. Three 70mm diameter ducts
are required at various locations in the Sales Area floor. These ducts can be formed with
a deepening in the concrete floor.

600 x 600mm duct chambers will be constructed in accordance with LD-GF-05

Duct chambers will be connected together on the Sales floor via 2 No. 70mm diameter
duct pipes. All pipework and duct chambers must be locataed under shelves.

7.2.3 Communication Cable Mains


The MC is responsible for providing a compliant service route and necessary duct
installation (ductwork issued by BT) and chamber within site boundary. This is to allow
BT to lay their service from the specified location on our boundary to where the supply
will be connected into the Distribution Point (DP), located at high level within the secure
box within the Utility Room. A draw-rope must be installed in all duct-work to allow for
cables to be pulled through. MC to also allow for chambers for turns of direction.

The exact location and specification of the service route should be agreed following a site
meeting with a representative of the BT and the Lidl Senior Consultant Construction
(SCC). Meeting to be arranged by the MCs site agent; contact details and site specific
site reference number are to be provided by the Lidl Senior Consultant Construction
(SCC) at the pre-start meeting. On site meeting to take place no later than week 2 of the
contract.

All ducts are to be concealed. The Secure box which covers the Distribution Point will be
provided free issue to the MC by the Lidl Senior Consultant Construction (SCC).

The MC should include for 1 No. BT chamber / manhole within the Lidl site boundary to
allow for a change in direction within the site. Specification for chamber to be as per
standard BT requirements for a footway/carriageway box with all necessary entry / exit
ducts.

All service penetrations through the floor (or occasionally through the walls or fire rated
ceiling) must be suitably sealed upon completion. A gas seal will be provided by BT. the
MC should check that this has been installed (where the duct enters the Utility Room
floor) prior to the BT engineer leaving site.

It is possible that different engineers install the ISDN & PSTN lines and the DP. The MC
is responsible for liaising with the BT engineer when he arrives on site to ensure that the
PSTN & ISDN lines are installed in the correct location within the lockable box.
Note: The SCC is to raise an order with Gamma so that site specific lines can be installed.

7.3 GAS MAINS


Lidl will apply and pay for the new gas connection and meter prior to the commencement
of construction works. At the pre-start meeting the MC will be provided with contact details
for the gas service provider, and their site-specific reference number.

It is the responsibility of the MC to contact the gas service provider to arrange suitable
program dates for the installation of the service to ensure the mechanical installation is
fully operational for PC. It is important that the MC gives the gas service provider
adequate notice prior to the proposed installation date. The MC must also arrange for the
gas service providers inspection engineer to undertake a trench inspection prior to the
installation date in order to ensure that the trench and all other civils works on site are
accepted by them.

It is the MCs responsibility to ensure that the full internal / external gas installation back
to the meter is installed by a registered Gas-Safe engineer. The MC must provide a Gas
Safe certificate upon completion of the installation. (Must be provided at least 1 week
prior to PC in Scotland).

Note that the gas provider may install the meter within a boundary box on the site
boundary (exact location of this to be agreed with the Lidl Senior Consultant Construction
(SCC)). In such cases, the MC is responsible for providing a concrete base for the box,
and any supply pipework leading into the Utility Room. This pipework must again be
installed and certified by a registered Gas-Safe engineer. If the meter is to be installed
internally, it should be positioned within the Utility Room. The gas service provider will
mount the meter on a shelf no more than 1700mm from FFL.

Under no circumstances should any gas pipes pass below the store.

7.4 WATER

7.4.1 Mains Supply


The regional property office obtains fixed quotations and pays for the statutory services.
Lidl are responsible for obtaining provisional installation dates for the statutory services.
The MC is responsible for providing any necessary trenches, ducts, chambers, pits,
valves, hydants, holes, etc. for services within the site boundary, and must liaise closely
with Lidl and the utility companies with regard to dates and final connections.

7.4.2 Water mains


Lidl will apply and pay for the new water supply and meter prior to the commencement of
construction works. At the pre-start meeting the MC will be provided with contact details
for the water authority, and their site-specific reference number.

It is the responsibility of the MC to contact the water authority to arrange suitable program
dates for the installation of the service to ensure the mechanical installation is fully
operational for PC. It is important that the MC gives the water authority adequate notice
prior to the proposed installation date. The water meter will generally be installed on the
site boundary, with the contractor responsible for the installation of the pipework from the
meter to the Utility Room, the meter chamber and double check valve on the site
boundary. The MC must also arrange for the water authority to undertake a trench
inspection prior to the on-site pipe installation date in order to ensure that the trench and
all other civils works on site are acceptable to them.

Once the supply pipe has been installed, it must be pressure tested and chlorinated prior
to the final connection being made. The MC is responsible for arranging for the necessary

testing of all water supply pipework installed within the site. Upon receipt, the MC must
immediately issue the chlorination /pressure test results to the water authority, who will
then make the final connection within 14 days (subject to agreement of test results). If for
any reason the final inspection is not made within this timescale, the pipework will have
to be re-chlorinated at no cost to Lidl.

On sites where contamination has been identified within the site investigation report, the
MC should allow for the supply and installation of copper or specific contamination-
resistant barrier pipework. Refer to Site Investigation Report for confirmation of suitable
material for the water supply pipework.

If a fire hydrant is required within the site, the MC must appoint a suitably qualified sub-
contractor follow the above procedures for the supply of water pipes and must also lay
suitably sized (usually 90mm) pipes for the hydrant connection. A specialist company will
be required to install the hydrant themselves, together with the suitable pressure-resistant
pipework. As with the water supply, the hydrant supply must be pressure tested prior to
connection, in addition to the chlorination test detailed above.

The MC must fully comply with the local water authority by-laws; a final inspection of the
completed internal installation (including sanitary ware) will often be required prior to the
water supply being turned on. Water bye-laws certificate to be issued to Lidl on PC.
Note MC is required to pay for their water usage during construction works; in areas
where the water is chargeable, if an existing metered supply is to be used for temporary
building water, Lidl will provide details of the amount consumed during the project and
deduct the water usage charge from the MCs final account.

7.5 ELECTRICITY

7.5.1 Electric Mains


Lidl will apply and pay for the new electrical connection and meter prior to the
commencement of construction works. At the pre-start meeting the MC will be provided
with contact details for the network provider, and their site-specific reference number.

An electricity supply of 210 KVa must be provided.

It is the responsibility of the MC to contact the network provider project manager to


arrange suitable program dates for the installation of the service to ensure the electrical
installation is fully operational for PC. It is important that the MC gives the electrical
service authority adequate notice prior to the proposed installation date. The MC must
also arrange for the electrical providers engineer to undertake a trench inspection prior
to the installation date in order to ensure that the trench and all other civils works on site
are acceptable to them.

The Utility Room must be watertight with a lockable door prior to the electrical supply
authority commencing their works. After the room is rendered a plywood board must be
installed on the Utility Room wall for the electrical company to fix their equipment onto.
The local network provider is responsible for laying the cable within the trench, and
feeding this into the Utility Room via the duct (EATS 24 compliant black rigi-duct) installed
a suitably sized switched fuse and tails within the floor (by the MC). It is the MCs
responsibility to make arrangements to install the cable-head and CT panel onto the
plywood backing panel mounted on the wall.

Note: The network provider may not be obliged to carry out any works if there is
scaffolding on the building, particularly in the vicinity of the Utility Room. It is the
responsibility of the MC to ensure that this does not lead to delays.

It is the MCs responsibility to install the mains-switch and earth-bar within the Utility
Room. This should be installed adjacent to the proposed cable-head location, prior to the
electrical supply authority arriving on site to commence works. The Lidl approved mains
switch must be installed by a NICEIC approved contractor, with an installation certificate
available on site. It is the responsibility of the MC to ensure that the mains switch and
tails are designed and sized to suit the capacity of the electrical supply for the store.

The electrical meter is generally installed at a later date, and by a different company from
that which installs the cable-head. The Lidl Senior Consultant Construction (SCC) is
responsible for applying for the electrical meter, and will provide the MC with the contact
details so that they can arrange the meter installation date.

Note it can take 3 weeks or more for the meter to be installed by Lidls electrical shipper.
Once the Electrical Supply Authority have confirmed the date for cablehead installation,
the meter installation should be requested for the following day. A return visit by the
Electrical Distribution Company may be required to energise the supply after the meter is
fitted.

8.0 MECHANICAL AND ELECTRICAL PRELIMINARIES

8.1 LABOUR
Only fully qualified and competent tradesmen, together with their necessary labourers or
helpers will be employed by the Contractor on the works. The Contractor will provide full
and adequate supervision and site administration during the progress of the works and
will keep a competent and authorised Agent or General Foreman, approved by Lidl,
constantly on the works. Such authorised Agent or General Foreman will give his whole
time to the supervision of the works and must be able to receive and act upon (on behalf
of the Contractor) all instructions, directions or orders issued by Lidl.

8.2 POWER SUPPLY


Electricity supply will be 220/380/50 cycles, three phase, and all electrical plant and
equipment whether of a permanent or temporary nature, supplied by the Contractor for
use on the works, will be suitable for the supply.

8.3 QUALITY

The Contractor will fully comply with the documentation provided by Lidl and its appointed
M+E Consultants and all current Scottish or British Standards and Regulations, and Good
Working Practices.

8.4 INSURANCES
The Contractor will retain on site all necessary insurances as required by the Contract
Documents.

8.5 INSTRUCTION
The Contractor will instruct Lidl staff in the operation and maintenance of the various
components forming the installation. The Contractor will prepare maintenance and
operational manuals as set out later in this Specification.

8.6 INSPECTION
The Contractor will, before covering up any work, give Lidl reasonable opportunity to
inspect the works already executed. The Contractor will give all such notices and provide
such facilities as may be required to Statutory Undertakings, entitled to carry out
inspection, or examination of the works or part of the works. The Contractor will not
interfere with, or disconnect or remove any existing services without prior arrangement
and without prior agreement.

8.7 OPENING DAY ATTENDANCE


The Contractor will have a qualified electrician in attendance on the opening day for the
duration of Store trading.

8.8 SECURITY
The Contractor will comply with all security requirements as detailed in the Contract
documents.

8.9 WARRANTIES
The Contractor will include cost for 1 year warranties on all equipment.

8.10 COLLATERAL AGREEMENT


Collateral Warranties are required for all Sub Contractors used by the Contractor. These
are to be furnished to Lidl signed by the Contractor and Subcontractor in a format
approved by Lidl at Practical Completion.

8.11 PLACING & ACCESS


The Contractor will allow for all design, supply, unloading, distribution, hoisting, placing
and fixing of all materials, plant and equipment. All delivery charges, scaffolding and
means of access required for the Works will be included.

8.12 LABELLING
All equipment, be it mechanical, heating or electrical equipment, or even equipment
provided by Lidl Direct Trade Contractors, will be durably labelled using engraved labels
and the appropriate label holder, e.g. isolator switches, pod door controllers (office),
pumps, heating circuits, boilers, sub-distribution boards, etc.

The Contractor will include for providing heat sealed schematic layouts framed and
located within each of the utility rooms.

8.13 TESTING
All testing and commissioning, balancing and handing over in working order will also be
included.

8.14 MEETINGS
The Contractor is to include for all necessary meetings, reviews, co-ordination and
integration necessary for the design, installation and completion of the project.

8.15 CO-ORDINATION
The Contractor will lead co-ordination of the building services installation. The Contractor
will lead and co-ordinate the production of all building services drawings including
services provided by Lidl Direct Trade Contractors (this includes Refrigeration, Fire
Alarm, Intruder Alarm and CCTV).

The Contractor needs to co-ordinate the final routes of all distribution systems (including
those installed by Lidl Direct Trade Contractors) and will ensure there is no conflict of
routes or services or conflicts in the drawings. The Contractor will ensure that no pipework
enters electrical rooms or runs above in the vicinity of control panels or electrical panels
The Contractor will lead co-ordination of the building services installation.

The Contractor will include for full production of fully co-ordinated, builders work and
ongoing drawings for all services.

8.16 PROGRAM
The Contractor will submit a detailed time program of works to the Contract Administrator
fourteen calendar days prior to the M&E installation Commencement Date. The

Contractor will also submit a revised Works Program on a weekly basis and/or whenever
the previous Works Program is inconsistent with actual progress or with the Contractor's
obligations.

8.17 DESIGN AND HANDOVER DOCUMENTATION

8.17.1 Construction Drawings


The contract drawings issued with this specification include the approximate location of
the various installations, outlets and fittings. Fourteen days prior to commencing the M&E
installation on site the contractor must provide a full set of dimensioned construction
drawings to Lidl for approval. The proposed final locations of all installations, outlets and
fittings must be clearly marked on the construction drawings. The final locations must be
agreed with Lidl prior to installation.

The Contractor must keep a full set of construction drawings on site at all times. These
drawings must be kept up to date during the course of the installation work with all
alterations, changes and variations, additions and omissions recorded to allow as built
drawings to be prepared.

8.17.2 As Installed Drawings


The Contractor must submit at practical completion stage, a full set of as-installed
drawings, showing the final layouts of all service systems, and details, as actually
installed. Drawings will be in AutoCAD disk format and in hard copy and will be submitted
to Lidl for approval. The Drawings will include the Fire Alarm, Intruder Alarm and CCTV
systems. The Contractor is responsible for updating the drawings to include these
systems. The Contractor will carry out any amendments requested by Lidl. At a minimum
the drawings listed below must be provided.

The Contractor is to provide all the documentation listed below as part of his handover
package at Practical Completion. All of the documents must be approved by Lidl. The
Contractor will carry out any amendments requested by Lidl.

8.18 VERIFICATION
The Contractor is to allow for the complete verification of all systems by Lidl. The
Contractor will ensure that Senior Representatives from each of his Sub-Contractors are
available to assist in the verification of the systems. It is anticipated that this work will take
two full working days.

The Contractor will ensure that all systems are fully commissioned and witnessed by the
specialist engineer employed by the MC prior to presentation to Lidl for verification. The
Contractor will make full allowance for the verification of all systems in the development
of their on-site program of works. The building will not be handed over until the verification
is complete to the full satisfaction of Lidl. Verification will include the demonstration of all
air and water flow rates. All control functions and all operation.

9.0 LIDL DIRECT SUB-CONTRACTORS

9.1 GENERAL ATTENDANCES


The Main Contractor is required to provide the following general attendances for the Lidl
direct sub-contractors:
Welfare facilities, power, lighting and water for the duration of the works
Co-ordinate the works into the main Contract Programme
Supervise and manage the execution of the works, report any delay in programme
to the Lidl Senior Consultant Construction (SCC)
Ensure that any items supplied and fitted are not damaged or interfered with prior
to Practical Completion
Assist in unloading and positioning the following equipment supplied by Lidl Direct
Trade Contractors in locations as advised by Lidl Senior Consultant Construction
(SCC): Safe, Chiller Cabinets, Dixi Baler, BUF, IAS, equipment, checkouts,
shelving, back-up chillers, furniture for staff room, lockers, etc.
Provide skips for the Lidl direct contractors to clear all rubbish / debris arising from
the installation of the works
Remove and re-fit ceiling tiles as reasonably necessary to complete the second
fix of the Alarms and CCTV systems
Ensure that the loading dock is installed to facilitate the unloading and installation
of the equipment into the Sales Area / Warehouse / Welfare Area
Form wall openings for the intake of refrigerant pipes as per the refrigeration
contractors specification. These will be at a typical diameter of 100mm and an
installation height of 3.35m (FFL to bottom edge of ope, so as to be not visible
beneath the suspended ceiling)
Fit Compressor Condenser supports provided by the refrigeration contractor on
both the inside and outside of the external wall at agreed heights.
Forklift / telehandler to be available for the loading and unloading for Lidl Direct
Trade Contractors.
