Rent To Own Contract

Whereas Judy Meissner-Parks, born November 8th, 1957 & Jonathan Young (son), born September
27th, 1976 (hereafter Renter) desires to possess and have the use of 170 Steven Lane Reeds Spring,
Missouri (hereafter The Property) owned by Sterling Preston Barnes (hereafterOwner) as defined below.
__________ Parties have agreed Renter will have the right to use The Property, under supervision
of Owner as of April 23rd 2017 and have use of The Property until this agreement is terminated or Renter
fails to meet the financial obligation described in this agreement.
__________ Renter and Owner intend that ownership of The Property shall transfer to Renter upon
full completion of this agreement and when the full purchase price is collected by Owner from Renter.
__________ The Parties agree that the purchase price of The Property owed by Renter to Owner is
84,000$ Dollars. But the owner will receive a one time 10,000$ credit from the owner for new materials
that will reduce the purchase price to only 74,000$. Thus the new purchase price is agreed to be 74,000$
__________ Renter agrees to pay a down payment to start the terms of this agreement on April 23rd
2017 of 5.405% of the purchase price or 4000$ Dollars
__________ Renter agrees to pay the minimum monthly payment of 850$ Dollars a month to hold use
of the property.
now, therefore, the parties mutually agree as follows:
Renter shall pay the minimum payment of 850$ Dollars a month, each month, on the 1st day of the
month for the rent and use rights of The Property. If rent is late or unpaid it will constitute an immediate
termination of this agreement and Renter will forfeit the right to use The Property, ownership in the
property and all funds, expenses or monies paid to Owner by Renter up to that date . At the
time of termination Renter will not owe any further payments or be responsible for any taxes
or liabilities involving The Property.
Parties agree that the minimum monthly payment of 850$ Dollars shall be applied to the purchase price
of The Property each month until the balance is paid in full. When the balance is constituted paid
in full, the deed, title, ownership and right to use of The Property shall become the Renter's and the owner
will no longer hold ownership in The Property or be responsible for any liabilities or
expenses involving The Property. The parties agree that if Renter fails to complete the
contemplated purchase of The Property, for any reason, no refunds or credits shall be due to Renter.
Renter shall maintain property, at Renter's expense, and keep The Property in good working order.
Renter shall also find adequate home insurance and will not hold the owner liable for any harm or damage
done to The Property or to Renter at anytime, ever.
Renter shall become responsible, indemnify and hold Owner harmless and not responsible or liable for
any and all claims, damages, injury, liens, garnishments, taxes involving the property.
Renter will not be charged a penalty for early payment towards the purchase price and can make early
payments at anytime to pay off the purchase price and claim ownership of The Property faster. If owner
fails to make the minimum payments of 850$ Dollars by the due date, Renter agrees to
immediately surrender ownership of The Property to Owner with or without Owners demand. If owner
fails to make the minimum payments of 850$ Dollars by the due date, Renter agrees that Owner
shall have the right to enter The Property for the purpose of taking possession of The Property. If owner
fails to make the minimum payments of 850$ Dollars by the due date, Renter agrees to vacate The
Property within 72 hours.
The Property has been seen and investigated by Renter and Renter agrees it is in perfect condition
in view of the Renter and the Renter is purchasing The Property with due diligence and with full
understanding of the purchase. Renter removes Owner from all risk or liability of The Property
Condition. Renter and Owner agree Water, Sewer and Electric have been brought to the property and are
ready for use.
Owner holds the right to access the property at anytime after providing Renter with a written or verbal
notice within 24 hours advance.
In witness of their agreement to the terms of this contract, both parties affix their signature below.

I HAVE READ AND FULLY UNDERSTAND THE TERMS OF THIS AGREEMENT AND THAT
THIS IS A LEGALLY BINDING CONTRACT. I UNDERSTAND FULLY HOW THIS
CONTRACT EFFECTS MY RIGHTS AND EFFECTS ME IN A LEGAL WAY AND I AGREE TO
ALL THE TERMS ABOVE. I UNDERSTAND HOW THIS CONTRACTS
EFFECTS ME BY SIGNING AND ALL THE TERMS I HAVE READ IN DETAIL AND
UNDERSTAND CLEARLY.
