Boilers

Three Knight-Lochinvar high efficiency boilers are used as water


heaters.
Boilers were installed in 2006. They replaced the old steam boilers that
where in the area behind the kitchen.
These boilers directly heat the solution in the system used in the
Sanctuary and Parrish House. This makes them much more efficient
than the old ones that produced steam that was used to heat the
solution.
They will cycle from one to another to distribute the wear on them.
Only from a dead start will more than one run at a time as a rule.
At the end of the heating season in 2013 the display was calling for
service. This is a routine thing that flashes up on the display after so
many hours of running time. Will need to have them serviced in the Fall
when they are started up.
December 20, 2013 had preventive maintenance done on all boilers.
Reset service schedule warning and replaced broken fitting on middle
boiler causing a water leak on the floor.
Sunday January 20, 2014 had a water leak in the condensate drain that
required a plumber to come out and repair.
Friday January 7, 2014 had another leak that required the plumber to
come out and repair. Condensate water appears to be very corrosive to
the copper drain pipes.
April 18, 2014 Boiler #1 is showing a Fan speed high and No flame
running. Two different faults at two different times.
September 19, 2014 the boiler drains were re-piped with PVC to correct
the condensate eating through the copper. Neutralizer cartridges were
also added to reduce the acidity of the water.
September 26, 2014 ACCO cleaned the flame sensors on all three
boilers in an attempt to get rid of the No flame running Fault that
appeared last winter. We will watch it as the cold weather comes on.
Friday October 17, 2014 the control board was replaced on the number
one boiler fan motor. This still did not fix the problem but it is what the
service manual said to do first.
Sunday October 19, 2014 number one boiler faulted and number two
and three were in standby mode and hadnt started up. They were
supposed to. This has been a problem before that was supposed to
have been corrected. Representative said they needed to be
programmed to be in cascade mode. Not sure why they would have
lost this setting.
Will watch this winter and see if turning power off is a problem.
Representative said it should not be a problem doing this like we have
been doing for years.
Tuesday October 21, 2014 ACCO came back with the Lochinvar Boiler
representative. They changed the number one blower motor with the
number three boiler motor and the fault went with the blower. It was
replaced on the same day. The Lochinvar representative corrected the
problem with the other boilers not coming on even though one was
faulted. This was a programming problem when the boilers were
originally installed. We will watch and see. He said powering them off
should not have affected the memory. We will see.
November 2015 I had the boilers prepped for winter. They serviced
them and removed the maintenance needed code. We had to replace
a pump on boiler number one. Due to a leak a water trap had to be
replaced in boiler number one. The boilers didnt lose the ability to
rotate usage so that seems to be fixed.
January 13, 2017 Boiler number one had a leak in the flue pipe causing
water to drip on the floor also has service due. Boiler #2 was faulting
on no flame. Sensor was cleaned.
March 24, 2017 Replaced vent sleeve in #1 boiler causing water to
leak on floor.
