demands from you to vacate the said premises since the year 2004 but
the leniency and generosity of our client has been taken for granted for
a long time and the demands were simply ignored. Nonetheless, we
are still giving you within 15 days from receipt of this notice to settle
all unpaid rentals since the year 2003 and to VACATE the said
premises, otherwise, we shall be constrained to file appropriate action
against you.

We hope that you give this matter a preferential attention in order to

avoid costly litigation and inconvenience on your part.
