CONTRACT OF LEASE

KNOW BY ALL THESE PRESENTS;

This Contract of Lease made and entered into by and between:

EDELYN DOROMAL CAB, of legal age, Filipino citizen, married, and a resident
of Davao City, Philippines, hereinafter referred to as the LESSOR;

- and -

NELSON MARTINEZ CAB , of legal age, Filipino citizen, married and a resident
of Davao City, Philippines, hereinafter referred to as the LESSEE.

WITNESETH:

1. That the LESSOR is the owner of a commercial space located at KM.20,

Bailangay Los Amigos, Tugbok, Davao City, Philippines.;

2. That the LESSOR desires to lease the said commercial space and Mr.
NELSON MARTINEZ CAB is willing to lease;

3. That for and in consideration of the above mentioned premises and of the
LESSEES covenants hereinafter want to lease under the following terms and
conditions to wit;

A. That the term of lease shall be for a period of 24 months or 2 years;

B. That the amount is Five Thousand Pesos (Php5,000.00) per month;

C. That the LESSEE should pay one (1) month advance and two (2) months
deposit;

D. That the LESSEE shall shoulder all the electricity and water with their
own;

E. That all the renovation of the LESSEE shall not be deducted nor refunded
if the LESSEE wants to quit the contract;

F. That the advance and deposit shall not be refunded and shall be
consummated;

G. That the LESSEE should maintain the cleanliness of the surroundings;

H. That the duration of this contract starts in February 15,2017 and subject
to renewal of another term agreed upon by the parties.
IN WITNESS WHEREOF, these presents are signed at the City of Davao,
Philippines, on this February 17, 2017 in the City of Davao.
