I, TERESITA QUIATCHON-ROXAS, married to Elmer M. Roxas; of legal age, Filipino

citizen, and with residence at Brgy. Trapiche 2, Tanauan City, Batangas for valuable consideration
received and acknowledged, do hereby name, appoint and constitute, ROMEO M. QUIATCHON
married to Marissa A. Quiatchon, Filipino, of legal age, married, with postal address at Brgy. Trapiche
2, Tanauan City, Batangas, to be my true and lawful Attorney-in-Fact, for us and in our name, place
and stead, in the manner absolute and irrevocable, to SELL, TRANSFER and CONVEY, with full
power and authority to sell our property, consisting of a parcel of land, particularly bounded and
described as follows, to wit:

NW., by Lots Nos. 483 and 485. Beginning at a point marked 1 on plan. Being N. 3
deg. 44___ 8.20 m. from B.B.M. No. 29; thence S.60 deg. 29.64 m. to point 2; thence N.
25 deg. 10___ 127.52 m. to point 3; thence N. 49 deg. _____ 10.30 m. to point 4; thence
N. 14 deg. 4___ 2.20 m. to point 5; thence N. 76 deg. 1 ___, 19.86 m. to point 6; thence
S. 25 deg. 09 __ 126.50 m. to the point of beginning ; containing an area of THREE
THOUSAND EIGHT HUNDRED THIRTY ONE SQUARE METERS (3,831), more or
less.

I HEREBY WARRANT without reservation that I have not in any manner executed any other
document better known as Special Power of Attorney and if per chance there is such any other
document which may affect this property, I hereby declare such document as null and void and legally
ineffective for all purposes whatsoever.

HEREBY GIVING AND GRANTING unto my said attorney full power and authority to do
and perform all and every act requisite or necessary or proper to be done in and about the premises as
full to all intents and purposes as we might or could lawfully do if personally present, and hereby
ratifying and confirming all that may said attorney shall lawfully do or cause to be done by virtue of
these presents.
