DEED OF DONATION INTER VIVOS

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Donation made and executed this ________________ in

Puerto Princesa City, Palawan, by:

MARTIN T. LAO, of legal age, married to JOSEPHINE P. LAO, both

Filipinos, and a resident of 189 Rizal Avenue, Puerto Princesa City, Palawan,
and FELIX T. LAO, of legal age, married to ROSALINA LAO, both Filipinos, and
a resident of Valencia St., Puerto Princesa City, Palawan hereinafter called the
DONORS.

JASON JOB P. LAO of legal age, Filipino, married and residing at St.
Marys Subdivision, Puerto Princesa City, Palawan and MARK FRANCIS P.
LAO, of legal age, Filipino, married, and a resident of 189 Rizal Avenue, Puerto
Princesa City, Palawan, hereinafter referred to as the DONEES.

WITNESSETH:

WHEREAS, Donors are the registered owners of a certain real property,

particularly, building and other improvements covered by Tax Declaration No.
00-054-8131 with Property Index No. 134-01-0054-01-033-1001 under Transfer
Certificate of Title No. 98018 situated at Poblacion, City of Puerto Princesa City,
Palawan;

NOW THEREFORE, for and in consideration of the love and affection of the
Donors for the Donees, the said Donors by these presents hereby voluntarily
cedes, transfers, and conveys by way of donation, unto said Donees the real
property above-described, free and clear of all liens and encumbrances.

Further, the Donors affirm that this donation is not made with intent to
defraud their creditors and that hereby state that they reserved for themselves in
full ownership sufficient properties to support themselves in a manner appropriate
to their needs.

ACCEPTANCE

That the Donees do hereby accepts the foregoing donation of the above-
described property for which they express their sincerest appreciation and
gratitude for the kindness and liberality shown by the Donors.
