CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE made and executed by and between:

SFP VILLA ALFREDOS RESORT CORPORATION, an entity duly


organized and existing under the laws of the Philippine, with office
address at Purok 1, Brgy. Baliti, City of San Fernando, Pampanga,
represented by, PAMELA SARMIENTO, hereinafter referred to as
LESSOR;

- and -

PROVINCIAL GOVERNMENT OF TARLAC (PGT), THROUGH THE


ROVINCIAL HUMAN RESOURCE MANAGEMENT OFFICE (PHRMO), as
represented by its PHRMO HEAD, CECILLA B. PANLICAN, who are herein
referred to as the LESSEE;

WITNESSETH THAT:

That the LESSOR is the owner of a commercial spaces, situated at


the above-named address.

That the LESSEE desires to lease one of the spaces as venue for the
YEAR-END ASSESSMENT AND TARGET SETTING WORKSHOP OF THE
PROVINCIAL HUMAN RESOURCE MANAGEMENT OFFICE and the LESSOR is
willing to lease the same to the former.

That for and in consideration of the mutual covenants herein below


mentioned, the LESSOR hereby leases unto the LESSEE the above-
named, subject to the following terms and conditions:

TERM OF THE LEASE- Period and rentals: The term of this lease is for one
(1) day, commencing from DECEMBER 19, 2016 and expiring on the same
date, during which period the LESSEE shall be bound to pay to the
LESSOR at his above address an amount of SEVEN THOUSAND PESOS
ONLY (P7,000.00), Philippine Currency, representing the Entrance Fee
and Accommodations.

1. Use and purpose: The leased premises shall be used


exclusively for the YEAR-END ASSESSMENT AND TARGET SETTING
WORKSHOP OF THE PROVINCIAL HUMAN RESOURCE MANAGEMENT
OFFICE and shall not be converted into other uses without the
written consent of the LESSOR;

2. Rights of lessee non-transferable: The LESSEE shall not


directly or indirectly sublease, assign, or transfer his right of lease
over the leased premises or any portion thereof under any
circumstances whatsoever without the prior written consent of
the LESSOR;

3. Repairs and improvements: The LESSEE hereby expressly


acknowledges that the leased premises is in good tenantable

condition and agrees to keep the same is such good and
tenantable condition for which purpose he binds himself to
undertake at his exclusive expense all ordinary repairs necessary
to maintain the same in such condition. Any and all
improvements or alterations of whatever nature such as may be
made in the leased premises may be removed therefrom by the
LESSOR upon termination of this lease. Otherwise, the
improvements which the LESSOR leaves behind in the lease
premises shall belong to the LESSEE without any reimbursement
for the costs thereof;

4. Water, electricity, etc: Charges for water consumption,


electricity and other utility services in the premises, as well as for
the repairs in the utility system shall be for the exclusive account
of the LESSOR;

IN WITNESS WHEREOF, these presents are signed at the Tarlac City,


Province of Tarlac, Philippines, this _____ day of _______________.

same persons who executed the foregoing instrument and acknowledged
the same to be their free and voluntary act and deed.

Said instrument refers to Contract of Lease and consists of two (2)
pages which includes this one wherein this acknowledgment is written,
signed by the parties and their witnesses and sealed with my notarial
seal.
