Swallows Refurbishment - Builders Brief for wet change areas

Area 1
Top Landing
Decoration to ceiling, lift shaft walls, install 6 panel viewing window,
aluminium framing colour yellow, 6.4 laminated glass.
Re-new trimming to reveals at lift doors.

Floor covering
Kudos planking to match reception.

Stairs
Treads, risers and landings, aluminium nosings to steps.

Vinyl
Altro walkway

Area 2
Trim around lift door reveals.
Form vanity area
Laminate surface, wall mounted mirror, replace hot air dryers 3 no.

Decoration
Apply masonry/emulsion paint to column and ceiling/ductings.
(colour magnolia or cream) Stain door frames etc.

Floor covering
Take up existing, latex floor, install vinyl T20 Altro flooring.

Drain
Break out and install new gully to enable vinyl to be sealed within gully.

2 x disabled
1 x first aid room
1 x corridor

Ceilings (2 x disabled, 1 x first aid)

No works quoted at this stage. Condensation drips from pipework above.

Remove bottom course of wall tiles from each room.

Re-fix with new tile, colour blue with Altro trim fitted behind.
Break out and install new floor gully 3 no to enable sheet vinyl to be
sealed within gully.
Prepare floors, install Altro T20 vinyl floor covering.

Disabled fittings
Remove existing, supply and install 2 no. drop down grab rails.

Area 3
Wet change washrooms ladies and gents
Remove all existing cubicles, screens & w.cs and dispose of.
Take up existing floor covering.
Prepare floors install Altro T20 vinyl flooring.
Install 2 x floor gullies as previously specified.
Remove bottom course of wall tiling, install Altro trim, replace tiles.

Install new
W.Cs and concealed cisterns, 4 x ladies, 2 x gents
(Cubicles by others)

Ceiling
Take down existing plywood ceilings.
Install timber framing as required.
Install eternit lamina cladding sheets.
Fix with matching caps to enable panels to be removed for maintenance
access (choice of colours).

Lighting
Replace fluorescent fittings with Thorn Aquaforce fluorescent lights.

Area 4
Changing area
To remove all existing changing cubicles and dispose of (lockers to remain)

Existing tiled walls

Install cement board over existing tiles.
Supply and install 6 x 6 ceramic wall tiles to match wet change showers.

Doors/fixed panel leading to poolside

To supply and install 1 set of sliding doors.
No threshold, electronically operated, colour blue.

Install fixed panel between concrete column and wall.

Glass to be 6.4 laminated.

Electronic mechanism to be stainless steel in accordance with the environment

it is being used in.

Lighting
Take down all existing fluorescent lights within this area and re-new using
Thorn Aquaforce, sizes as existing (excluding emergency lighting)
Provide power supply to sliding doors and possible stair lift onto poolside.

Fire Doors
To install additional pair of fire doors in corridor.
Doors fitted with timber framing. Install 2 layers 12.5 mm plaster board to
both sides fire rating.
Ceramic tile finish to match showers.
Doors to have push bar escape mechanism to comply with fire regulations.
Doors also to have vision panels.

Ceiling/Ducting
I have not quoted for a suspended ceiling within these areas as there are
a lot of services within this roof that will need to be accessible.
Also a suspended ceiling would be very low and may be subject to vandalism.
Also once a void has been formed it may cause condensation.
We have however, made provision to spray the roof and ducting etc with a
suitable paint. Colour magnolia.

Area 5
Wet Change Showers
After several discussions regarding the temperature and hot water deadleg
to these showers we would propose to install the following system;
Provide and install in the area behind the showers.
1 x vented gas fired water heater.
Providing 280 litres of stored water.
Recovery rate 340 litres per hour @ 44* rise.
Max distance to flue to outside 4 m
Showers would operate at mains pressure
(use new blending valve recently installed)

Services required
25 mm water main supply, 28 mm gas supply (check distance from main).
Electrical supply
(Assume all services are within this area).

Shower heads and valves

Existing pipework has been vandalised within shower area.
Possible to re-locate pipework behind walls, showing only shower valve and
spray head (need to re-survey).

Area behind showers (existing 2 x w.c.s)

Remove w.c.s, cubicles, basin and all pipework.
Form falls in floor to accommodate flush floor drain outlet installed where
existing soil pipe discharged under ground.
Install 2 x shower valves and spray heads, wall and floor tiling to match
main shower area.

Please note this quotation includes the provision of aluminium angle guards to the locker doors.
These will increase resistance to attempted break-ins, improving the level of security, now required
in all areas of high use public facilities throughout the UK. The amount included in this estimate is
1,740

Prospecs unique method of attaching the lock to the door, combined with these angle guards,
gives a much higher level of resistance by comparison to lockers with locks screwed directly onto
the door, without additional edge protection.

Poolside Features

Airspace - Shark slide

Updated version of the large slide for Swallows. I can imagine this in the pool, and when you walk
in from the changing rooms it would certainly catch your attention.

It'
s two sharks bursting through a wave which is breaking above them.

There' s a low wavy wall to cut it into two lanes for the kids to go down. They could go down on
rings, inflatable body boards, or just by themselves.

There are loops on the underneath of the canopy for a hosepipe/s to be attached which shower the
children as they go down. Or there could be along the shark so they spray sideways.
The sides of the slide would be digitally artworked, so we could add a logo, or we could have fish
being caught in the slip stream of the shark etc. There are quite a few possibilities with the
artwork.

This would need to blowers to run it, we can discuss where is best for them to attach to the slide.

The cost would be 12,000.00 blowers 1,000 + VAT.
