RECTIFICATION DEED

THIS DEED OF RECTIFICATION executed at Chennai on this day of


November 2017,

By

Mr.SHANTILAL JAYANTILAL KAMDAR, (PAN NO : APSPS8383R) Son of


Mr.Jayantilal Kamdar, aged about 75 years, residing at No.46, Hunters Road,
Choolai,Chennai - 600 112, represented by his Power of Attorney
M/s.VIKRANTHI FOUNDATIONS, having its Office at No.54, Flowers Road,
Kilpauk,Chennai - 600 010, represented herein by Mr.Vimal Jain.S, Son of
Mr.J.Suresh, aged about 26 years (duly constituted Power of Attorney dated
28.08.2013, Registered as Document NO.2861/2013 in the SubRegistrar's Office
of Sembiam) hereinafter called the "VENDOR".
TO AND IN FAVOUR OF

Mrs.SANJULA DEVI (PAN NO.ABDPS 0970K) Wife of Mr.S.Rathanchand,


aged about 44 years, residing at No.38, Kandan Street, Perambur, Chennai - 600
011, hereinafter referred to as the "PURCHASER" .

The term VENDOR/PURCHASER wherever the context so requires or admits


shall mean and include their respective legal heirs, executors,successors,
administrators, legal representatives and assigns.

Whereas that on 19.06.2017 the Purchaser herein had purchased the land
measuring 476 Sq.ft. Undivided Share in total land 28076 situated at Old Door
No.11, New Door No.7, M.E.S Road,Chennai - 600 011 comprised in Survey
No.1 & %, T.S.No.14, as per Town Survey Land Register Extract, T.S.No.14/5,
Block No.2, Sembium Village, Perambur Purasawalkam Taluk, Chennai District
morefully described in the SCHEDULE "B" hereunder and forming Part of "A"
Schedule property from the Vendor herein and issued a Cheque bearing
NO.669264 dated 21.06.2017 drawn on "The Tamil Nadu State Apex Co-
operative Bank Ltd" to the Vendor towards Sale consideration and the said Deed
of Sale was Registered as Document NO.2107/2017 at SRO, Purasawalkam.

Whereas the Purchaser submit that by oversight wrong cheque was given to the
Vendor and subsequently the said mistake was realised and paid the entire
amount to the Vendor.

Now this Deed of Rectification witnesseth that in Line No.4, Page NO.5 of the Sale
Deed dated 19.6.2017 it may be added that instead of encashing the wrong Cheque,
the purchased had paid the entire sale consideration of Rs.9,00,000/- (Rupees Nine
Lakhs only) to the Vendor by RTGS to Account No.01 0384000002231, IFSC : YES
BANK, Parrys Branch, Chennai via UTR No : TNSCR52017112910058920 and
Vendor doth hereby admit and acknowledge the receipt of said sum and release the
Purchaser from making any further payment. The above said paragraph may be added
in Page No.4 of the Sale Deed dated 19.6.2017 Registered as Document
NO.2107/2017. Thus the said mistake is rectified.

There is no change in the name of the parties area and Schedule.

SCHEDULE - A
All that Piece and Parcel of vacant land situated at Old Door No.11.New No.7, M.E.S.
Road, Chennai - 600 011, comprised in Survey No.1& 1/2, T.S.No.14, as per Town
Survey Land Register Extract,T.S.No.14/5. Block No.2. Sembium Village, Perambur-
Purasawalkam Taluk. Chennai District and bounded on the

North by Chandulal Damodar


South by 24' wide M.E.S. Road
East by Plot Nos.5, 6, 7 & 8
West by Vijay Shanthi Apartments

In all admeasuring 28076 Sq.ft. or thereabouts and situated within the


Registration District of North Chennai and Sub-Registration District
Sembium.
SCHEDULE-B
(Property hereby conveyed)

476 Sq.ft. Undivided Share in the land more fully described In


Schedule "A' above.
The Market Value of the property hereby conveyed is Rs.9,00,000/-

IN WITNESS WHEREOF THE VENDOR AND PURCHASER HERETO HAVE SIGNED


THIS DEED OF RECTIFICATION ON THE DAY, MONTH AND YEAR FIRST ABOVE
WRITTEN.
