1.0 General (for all works)

i. Quoted rates and prices in the Bills of Quantities should be comprehensive with respect to
all the requirements of the Contract documents and should cover for all the obligations as
required and for all matters necessary for proper construction, completion and maintenance
of the Works.

ii. Claims for additional payments shall not be allowed for mistakes due to lack of knowledge
or misunderstanding due to any ambiguities.

iii. Rates for each items are deemed to be inclusive of the following:-

a. Works to be executed in several phases.


b. Labour and other costs in connection.
c. Materials, goods and other equipment inclusive of all costs in connection.
d. Preparatory works
e. Fittings and fixings of materials, goods including all activities involved.
f. Forming of ends, angles, mitres, junctions between straight and raking or curved work and
the like.
g. Square cutting and wastage.
h. Unless otherwise stated specifically, allowance is given for price fluctuations in rates.
i. Protecting and cleaning requirements.
j. Charges for establishment, overheads and profit.

iv. Rates shall include for providing all necessary scaffoldings for all civil, electrical,
mechanical and plumbing (MEP) works whenever necessary.

v. Manufacturer’s specifications and recommendations for alternative materials should be


provided to the Engineer before the Contractor commences the Works.

vi. The Contractor shall be allowed to access the Site from the roads as shown in the drawings
and also allow for any repairs or upgrading and maintenance of those routes leading to the
site.

vii. The Contractor shall take all necessary precautions to avoid pollution of any sort to the
surrounding.

viii. The Contractor shall and protect all existing structures against any damage.

ix. The Contractor shall protect the works from the inclement weather.

x. The Employer shall have the right to supply any material and services as the Employer
wishes and all costs of such materials will be deducted in making payments to the
Contractor based on service providers or suppliers invoice rate / price plus ten percent
(10%), if the costs of such materials and or services are included in his rates and prices. No
claim whatsoever will be entertained due to reduction in the Contract Price in respect of or
arising out of this arrangement.

xi. The Contractor should clear all the debris away from the building on a regular basis without
causing any nuisance.

xii. The Contractor is advised to visit and inspect the Site to make himself thoroughly and
completely informed of the conditions of the site, means of access, the ground conditions
etc., No claim for extra payment will be allowed to the Contractor for want of knowledge in
respect of any of the foregoing. The Contractor shall arrange to visit the Site by prior
appointment.

xiii. All necessary temporary measures should be provided to protect properties of the Employer
and of general public within and outside the Site.

xiv. The works in the Bills of Quantities are subject to re-measurement and the quantities given
within the descriptions of such Bills of Quantities items are approximate and indicative.

2.0 Groundwork

i. Ascertaining of the soil condition by the Contractor is required before pricing excavation
and earthworks.
ii. No working space shall be allowed.

iii. Surface of the ground has been taken as the Existing Ground Level in the drawings.

iv. Rate for groundwork shall be inclusive of the following:-

a. Leveling of bottom of excavations.


b. Backfilling with soil imported or arising from excavations.
c. Bulking after excavations.
d. Disposal of surplus soil.
e. Earth Work Supports.

v. Rates for hardcore shall be inclusive of following (unless otherwise specifically mentioned)
a. Delivery, handling and re-handling
b. Filling in layers
c. Consolidation

d. Compacting and ramming

3.0 Concrete Works

i. As specified in the relevant specifications and drawings, an appropriate grade will be used
for Ready Mix concrete.

ii. Concrete mix designs should be submitted to the Engineer for approval.
iii. Proper vibrating, finishing should be undertaken for all concrete.
iv. The type and stability of formworks should be agreed with the Engineer before the
commencement of each particular concrete item.
v. Rate for concrete shall be inclusive of:-
a. Mixing
b. Handling
c. Admixtures
d. Placing
e. Compacting
f. Finishing
g. Placing of reinforcement
h. Curing

4.0 Formwork

i. Formwork shall include for setting up strutting and supporting at any height together with
any necessary strutting and supporting through lower floors, coating with shutter oil, easing,
striking and removing, cleaning, preparing for re-use and removal when no longer required,
including all props, stays struts, wedges and bolts, all overlaps and labours at intersections,
raking and circular cutting and notching around all obstructions.

5.0 Reinforcement

i. Payments for reinforcement shall be at nearest kilogram.


ii. For measuring purposes, standard length of a reinforcement bar is taken as 6.0.
iii. Linear weight factors are provided along with the reinforcement bar schedule.
iv. The rate shall be inclusive of:-
a. Cleaning
b. Cutting, bending, binding
c. Wastage
d. Handling
e. Supports (Chairs/Spacers)
f. Alligning and placement of bars

g. Preparation of bar bending schedule.

6.0 Precast Concrete

i. The rate for precast concrete items shall be inclusive of:-


a. Concrete
b. Reinforcement
c. Formwork
d. Lifting hooks
e. Erection
f. Grouting and jointing in position
g. Forming of fair faces
h. Moulds
i. Transporting and handling

7.0 Concrete Sundry Items

i. Mastic joint sealants shall include for cleaning and priming contact surfaces.

8.0 Waterproofing

i. Rates shall be inclusive of:-


a. Temporary screeds
b. Grounds, Rules and Internal angles
c. Fillets
d. Arises
e. Exposed circular edges

ii. All water proofing shall be performed as per manufacturer’s specifications and instructions.

iii. Edges, arises, internal angle fillets, tiling fillets, turning ribs into grooves, ends angles
intersections, Outlets and extra materials for turning into grooves are all included in lining
to gutters, channels, valleys and covering to kerbs.

iv. All expansion, contraction and construction joints shall be made water tight.

9.0 Brick Masonry

i. The rates shall be inclusive of:-


a. Building at any level or height

b. Building into or against adjacent work, wedging and pinning up to soffits.


c. Forming rebates, plumbing angles, reveals and raking out joints for plastering.
d. Cutting of splay, rough and fair and forming chases or grooves.
e. Bonding ends of walls, building in or cutting and pinning in and making good on lintels and
timber works.

f. Necessary cutting required in walls that are not of multiples of brick sizes.
g. Builder’s work in connection with electrical installation, plumbing and drainage.
h. Scaffolding required
i. Providing special arrangement to prevent cracks at joints of different materials as per the
details shown in the Drawings or as instructed.

10.0 Random Rubble Masonry

i. Rates shall be inclusive of:-


a. Bonding ends of walls
b. Rough cutting and fair cutting
c. Forming of straight vertical joints next to dressings and brick work.
d. Fair returns, plumbing angles, setting, jointing, fixing in position.
e. Leveling up for DPC
f. Forming chases, throats, rebates, margin flutes, sinking, chamfered and rounded edges, and
all labour required.
11.0 Carpentry
i. All timber shall be well seasoned timber treated with standard wood preservatives against
termite and other insect attacks.

ii. The sizes given are the finished section sizes of relevant timber elements.
iii. The rate shall be inclusive of:-
a. Forming of splays, grooves, round edges, beveling and the like.
b. Cutting, sawing, drilling, trimming, framing, jointing, hoisting, fixing and gluing.
c. Rebating and mortising.
d. Wedging and plugging.
e. Keeping clean from staining and other protective measures.

12.0 Finishes

i. Floor, wall and ceiling finishes shall include for internal angles, joints between different
surfaces and all making good around pipes and similar fixtures.

ii. All finishes work should be approved by the Engineer when samples are submitted before
commencing of work.

iii. Tiling:-

a. All grouting shall be efflorescence and crack resistant with anti fungus properties.
b. All adhesives and backing materials shall be chemically neutral and not cause any
discolouration to tiles.
c. Cleaned and regularly protected.
d. Rate shall be inclusive of cutting and joints.

13.0 Painting and Decorating

i. Preparation of surfaces should be performed as per manufacturer’s specifications.


ii. Painting shall be inclusive of:-
a. Preparation of surfaces
b. Cleaning
c. Smoothing
d. Cleaning upon completion
e. Protection of floors. Fittings and other elements.

14.0 Composite Doors and Windows

i. Fabrication and fixing of all composite items shall be performed by professionals.


ii. Guarantee for materials and workmanship for the composite doors and windows should be
provided jointly by the Contractor and the relevant manufacturer.
iii. The rates shall be inclusive of:-
a. All the ironmongery
b. Glazing
c. Samples for approval by the Engineer
d. Providing shop drawings

A- Preliminaries

The tenderers shall use the specifications


provided and any other specific details as
provided along with Conditions of Contract
and Contract Data.

The Engineer may adjust the amounts quoted


by the Contractor if the Engineer is of the
opinion that any item in this section has not
been provided fully by the Contractor.

mentioned in the Bills of Quantities shall deem
to include the following:-
