As a part of the master


plan update for the town
of Covington, Georgia, the
Charrette team proposed
that the abandoned Wal-
Mart site be redeveloped
as a mixed use urban area.
The design is sensitive to
the fact that a majority of
the site lies in the dried
Indian creek floodplain,
and proposes a series of
filtration devices on site as
well as an expansion of the
streams riparian buffer.

Treading gently on the land, this design avoids building on
drainage swales, steep slopes and existing vegetation where
possible. The subdivision provides housing for a variety of
lifestyles and affordability ranges and sustains 50% of the
property as undeveloped land.

Located thirty miles east of Atlanta, this mixed-use development functions as an
actual town with a dense town center, a Montessori elementary school, access to
the adjacent middle school and even a post office. The distribution of lot sizes
promotes clusters of activity and diversity of residents with a wide variety of
house sizes and price ranges.
