Term & Conditions
1. Allotment of plots shall be through Balloting.
2. Only Applications which are completed in all aspects on prescribed forms issued by London office shall be considered.
3. Applicants will pay through Demand Draft/Cheque or Bank Transfer Only in Favour of Blue Ocean.
4. All Payments made by the proposed allottee shall, unless otherwise agreed, be made in GBP (£) and shall be net of bank
charges, credit card charges or other deductions.
5. Allotment of plot shall be provisional. In case there is slight variation in the size of plot due to change in master plan or any
other reason, the difference shall be adjusted towards the fixed cost.
6. All payments shall be made as per the schedule and in case of default, late fee @ 1% per month will be charged.
7. If an applicant subsequently decides to surrender the plot or fails to pay the instalments on demand as per Clause 6 above,
he/she shall loose all rights and entitlement to allotment and allotment shall stand cancelled under intimation to him/her and
he/she will be allowed refund after the deduction of 15% of the price of plot as service charges after the said plot has been
booked by new buyer.
8. Transfer of the plot by the provisional allottee will be allowed subject to the approval by management and on payment of
3% of the payment paid by that date as transfer fee.
9. The development charges are separate and will be paid into the development escrow account.
10. The documentation charges regarding lease/ownership shall be borne by allottees.
11. The allottees shall take possession of the plot within 60 days of the intimation from the management. If he/she fails to do
so a fine of Rs 2000/- per month for one year of notified date will be paid by the allottee.
12. Residential plots shall not be used for commercial purposes without prior permission of the society Management and
concerned authority.
13. All duly approved Construction plans from the civic authorities (eg: GDA), must be submitted with the Society Management
for final approval.
14. NO CONSTRUCTION WILL START WITHOUT FINAL APPROVAL OF THE SOCIETY MANAGEMNT.
15. All taxes (levied by the federal, Provincial and/or by local bodies shall be paid by the allottee.
16. All correspondence by the Society Management will be made at the allottees last given address. The management will not
be responsible for any default in this connection.
17. All disputes between company and allottee regarding the plot shall be referred to the arbitration and the decision of the
arbitration shall be final and binding on both the parties, which shall take place at Gwadar.
18. Before the transfer/possession of the plot, the allottee shall become one of the members of the society/association of the
allottees. He/she shall pay membership fee and annual dues of the society along with the expenses of the common services
and maintenance. The allottee shall be agreed to abide by the rules, regulations contained in Article of association and
memorandum of Society/Association.
19. The allottee shall further agree to abide by any additions and alterations in the clauses of the article and memorandum of
association/society which may be made by the members of Society/association in accordance with the conditions stipulated
in the article of association. No Allotte will be allowed to sell/transfer/mortgage or sublease his/her plot of the land till such
time the dues of the society/association have been cleared. Similarly, no building built on the plot of the land in the Blue
Ocean Residency Shall be sold/transferred/sub-leased/mortgage or given on hire till such time that dues of the
society/association are cleared.
