DEED OF SALE WITH ASSUMPTION OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This instrument was made and entered into by and between:

Spouses LEONILO Y. DE GUZMAN and ERLINDA A. DE GUZMAN, both of legal

age, Filipinos, with residence and postal address at 1509 Francisco St., San Clemente
Village 1, Bgy. Pag-asa, Binangonan, Rizal, hereinafter referred to as the VENDORS;

SHELLY ANN D. ITAY, single, of legal age, Filipino with residence and postal address at
239 Rainbow Ave., Rainbow Village 1, Bgy. San Isidro, Angono, Rizal, herein referred
to as the VENDEE;

and we agreed as follows:

1) That, the VENDORS are the registered owners of one (1) parcel of land
including the house built thereon, particularly described as follows:

UNDER TRANSFER CERTIFICATE OF TITLE NO. 725090

“A parcel of land (Lot 38, Blk. 4 of the cons. Subd. plan (LRC) Pcs-19627, being
a portion of the cons. of Lots 2-E-2 (LRC) PSD-224039 and 2-F-2 (LRC) Psd-
224040, LRC Rec. No. 10870), situated in the Bo. of San Isidro, Mun. of
Angono, Prov. of Rizal, Island of Luzon.
Bounded on the NE., points 1 to 2 by Lot 36, Blk. 4; on the SE., points 2 to 3 by
Road Lot 5; on the SW., points 3 to 4 by Lot 40; and on the NW., points 4 to 1
by Lot 37, both of Blk. 4, all of the cons. Subd. plan. Containing an area of ONE
HUNDRED EIGHTY (180) SQUARE METERS, more or less. Registered at the
Registry of Deeds for the Province of Rizal.

2) That for and in consideration of the sum of P2,240,421.35 Philippine

Currency, the herein VENDORS have agreed to sell, and the herein
VENDEE have agreed to buy, the above-described 180 square meters lot
and house built thereon subject to the following term and condition, to
wit:

a) That, the VENDEE hereby assume to pay all the remaining balance of
the herein VENDORS with PAG-IBIG FUND until the same shall have
been paid in full.

BEFORE me, on this ____________________ in Angono, Rizal,

personally appeared LEONILO Y. DE GUZMAN bearing his Pag-ibig MID No.
1210-0960-5687, ERLINDA A. DE GUZMAN bearing her UMID CRN-0033-
3682242-5 and SHELLY ANN D. ITAY TIN 223-294-978 all known to me to be
the same persons who executed the foregoing instrument and they
acknowledged to me that the same is their free and voluntary ACT and DEED.

This instrument consisting of two (2) pages including this page where
the Acknowledgment was written refers to a “DEED OF SALE WITH
ASSUMPTION OF MORTGAGE” duly signed by both parties and their
instrumental witnesses and sealed with my official seal.
