BUSINESS HOTEL AT KOCHI, KERALA

Preamble – The course objective for Design-VI in the syllabus says ‘Designing a building by
stacking of different functions vertically and addressing various concerns such as coordinating various
building services, vertical circulation, basement parking, and structural grids with introduction to
disaster management design strategies/techniques and universal design’. It is also expected that ‘At least
one of the two projects [major or minor] mentioned above has to be in a different socio geographic
context. The design has to be communicated through architectural graphics, two and three-dimensional
sketches, models and narratives. All the design projects must have different sites’.

Introduction - In view of the two objectives listed in the syllabus it was decided to set the major
design project in the city of Kochi, Kerala as this region possesses completely different socio
geographical characteristics. A detailed urban design survey and mapping of the entire stretch of Marine
drive area of Kochi was taken up to understand the potential of the area to.

Why Kochi - Kochi or Cochin is the financial capital


of the beautiful southern state Kerala, India. Kochi has a lot of
Industrial, Commercial, Institutional, Educational, Public,
Semipublic establishments of state & national repute. To name
some Indian naval base, Kochi port, Oil refineries,
Oceanography institute etc. Kochi is one of the major
educational centers in the state of Kerala with five institutes
listed in the top fifty colleges in India.
Kochi port has trade relations with most of the major ports
world over. This trade rout was used to export Spices of Kerala
to entire Middle East and Europe since pre historic times. The
spice rout is one of the major sources which brought in number of foreign influences, cultures, religions
in Kerala. This has transformed the traditional Kerala culture in to one of the most multi-cultural
community. This is evident in all fields of life be it religion, clothing, food habits, Architecture, cinema
etc.

Sea, Air, Rail & Road. Kochi is one of
the few cities in south India to have a
fully operational Metro rail projects.
The first phase from Ernakulam to
Aluwa is operational and works on the
second phase to connect Ernakulam with Alleppy is in progress. Because of all the above factors Kochi
attracts lot of tourist as well as business personnel from across the world.

About the site – Marine drive is one of the most important edges of Kochi which connects the
main land that is Ernakulam town with enormous Islands along the Arabian Sea such as the Naval Base,
The Kochi Port, Fort Kochi, Muttanchery, Bolagatty etc. People travel to and from the Ferry point to
these various islands. This area also provides a spectacular view of the back waters and the Arabian Sea
beyond.
The Entire 2.50km long stretch of the marine drive and its surrounding precincts were studied. Detailed
surveys to map Land use, Roads, Traffic, Conditions of buildings, Architectural characteristics were
carried out.

The Project - Two open plots were identified within the study area where the proposed project
can be sited on. Out of the two plots one plot at the corner of the Marine drive and Bolgatty palace bridge
was finalized. Area of this plot is 32003.00 sqmt. The plot has a natural stream which divides the plot.
There is a 12mt wide road on North side and 16mt wide road on the East side of the plot. The West side
faces the back waters and there is a residential building on the south side.
Also, the findings from the surveys & study were discussed in the class to find out different
projects which can be taken up at the proposed site. This area is primarily a commercial zone with lot of
commercial, institutional establishments in close vicinity. Locals as well as tourist throng this area for the
spectacular view of the back waters, Arabian sea, the naval base, Kochi port, Chinese fishing nets, fort
Kochi, Muttanchery, Bolagatty islands etc. People also visit this place to travel to all the places listed
above via ferry boats. A number of options were discussed before finalizing ‘A Four Star Grade
Business Hotel’ at the proposed site. Detail program requirements of the same are listed below.
