Client Background
Client : Mr Chan Chong Chi
Our Client is a Lecturer from the prestigious university of Tunku Abdul Rahman University
College. Mr Chan has recently acquired a second-hand corner lot double storey terrace house
with dimensions of 20” X 75”.
 Mr Chan has six persons in his family which includes his wife, his sons which are 5
and 6 years-old, and both his parents and himself. The house has three bedrooms in
total and therefore, after all of them occupied the bedrooms, there aren’t any extra
rooms available shall there be a guest that comes over. And Mr Chan also worries that
in the future when his sons reaches the teen age, they might want separate rooms so
therefore, the first request from Mr Chan is to make an extra bedroom that can double
as a guest room.
 The dining area of the house is quite small in size and slightly impractical as the stairs
is just next to it, making somewhat restricting and it feels a bit cramped. Therefore Mr
Chan requests for an expansion in size for the dining area.
 Mr Chan wants to conserve electricity by using more natural light from the
surroundings.
 Because there is a huge car porch that will hardly be used because Mr Chan does not
have a lot of cars, he also requested that the wasted space to be converted into part of
the living room.
 Mr Chan feels that the neighbourhood might be unsafe, therefore he also requests for
a good, high quality and secure main gate to prevent any crime happening in his
house and to protect his family. He also wants a gate that does not require a lot of
maintenance.
 Due to the small size of the living room, Mr Chan requested for a way to utilise the
space of the living room better.
 Mr Chan wants a way to utilise the natural light and to reduce usage of artificial
lighting so that he can save on electricity bills.

He has specifically requested for all the old doors, windows and finishes to be replaced as the
condition is unsatisfactory.
Renovation Recommendation
There are plenty of alterations that has been planned since Mr Chan has a huge budget.

For starters, we are recommending an extension on the ground floor. Both the utility area and
the dining area will be extended but they will be partitioned. There are two reasons for this
extension:

1. To convert the present utility room into a guest bedroom. Since the house originally
only has 3 bedrooms and thus not having an extra bedroom for any guests that intends
to stay over.
2. To expand the dining area as the original dining area is quite restricted in terms of
space. Once the dining area has been expanded, it will leave more space other
purposes, such as sofas et cetera.

These are the only extensions that we will recommend to Mr Chan. The following
recommendations will be about the renovation and finishes of the house.

two tempered glass which is aesthetically very pleasing.
-Due to its design, it does not need to be cleaned regularly as the blinds are
sealed between the two panels of tempered glass.
-The double glazed system helps ensure that heat is insulated up to 40% and
noise is insulated by up to 50%. This feature is especially useful in Malaysia
as it is very hot and humid in Malaysia and sometimes our neighbors are
quite noisy.

Justification Because this this blinds is integrated into windows, we will be using it as

cetera. And since Mr Chan wants to save energy, if he needs to control the
outdoors sunlight, he can do so with ease.

Justification We considered the age of Mr Chan’s son that has a tendency to doodle on

Justification The purpose of using this wall sealer is to ensure that the paint job can be
preserved for a very long time so that Mr Chan does not have to spend
money on repainting every few years.

also very simple and easy to clean. As for Mr Chan’s kids, they will be
healthier as marble resists mould and bacterial growth unlike carpet.

Justification Due to there is always have excessive amounts of ultraviolet which can

Green building index or known as GBI, as we know it is an environmental rating system for
building that makes efficient use of resources in order to have significant operational savings
and increases workplace productivity. This is to make sure it has a better sitting, design,
construction, operation, maintenance or even removal. Therefore green building should be
designed and operated to reduce the overall impact towards the environment by
implementing systems that can provide energy savings water savings, a healthier indoor
environment, better connectivity to public transport and try to make sure projects use
recycled materials and put greenery. Mr Chan would like to have his house to be Green
Building Index. There are a lot of approaches to get Green Building Index certificate.
Therefore, here are the criteria for the environmental performance tool to achieve the Green
Building Status:-
1. Energy Efficiency
It is key to ensuring a safe, reliable, affordable and sustainable energy system for the
future. It is actually not only improving the energy consumption by optimizing
building orientation, and also minimizing solar heat gain through the building
envelope, harvesting natural lighting, adopting the best practices in building services
including use of renewable energy, and ensuring proper testing, commissioning and
regular maintenance. Establishing Energy Efficiency Performance to reduce
dependence on energy to keep indoor environment at satisfactory comfort level. Mr
Chan can install a roof with U-value as low as possible. Mr Chan can install a solar
panel, the collected energy can then be used to provide heat, light, or other forms of
electricity.
2. Indoor Environment Quality
It encompasses the conditions inside a building, including air quality, but also access
to daylight and views, occupant control over lighting and thermal comfort,
ergonomics and pleasant acoustic conditions as well. It refers to the quality of a
building’s environment in relation to the health of human, improving life quality, to
reduce stress and potential injuries. Having a better indoor environmental quality not
only can enhance the lives of building occupants,it also can increase the resale value
of the building, and reduce liability for owners of the building. All habitable rooms of
Mr Chan’s house should be to meet the minimum requirements of ventilation rate in
the local building code. If Mr Chan wants to get higher points, it should provide with
cross and stack ventilation in all habitable rooms. Low Volatile Organic Compounds
Minimisation (VOC) products can reduce the detrimental impact on Mr Chan and his
family health from finishes that emit internal air pollutants such as applying paint and
coating at least 90% of walls, installing carpet or interior flooring at least 90% of
flooring. Otherwise, Mr Chan do not use paint or coating on his walls and no carpet or
interior flooring. Maximum of 2 points are awarded by doing so. It encourage and
recognise a home designs that provide good level of daylighting for Mr Chan and his
family. According to Uniform Building By Law (UBBL), it has a Daylight Factor of
minimum 0.5% as measured at floor area. The more natural light enter Mr Chan’s
house, the higher points he will attain.
3. Water efficiency
It is the smart utilisation of our water resources through water-saving technologies.
Using water efficiently will help ensure reliable water supplies today and for future
generations. The first step for increasing water efficiency at home, Mr Chan and his
family should reduce the usage of drinkable water for non-consumption purposes such
as collecting rainwater, and reusing indoor wash water instead of wasting potable
water. Mr Chan should install a rainwater harvesting system. If the system can lead to
the higher percentage of reduction in potable water consumption, the higher marks Mr
Chan can achieve. If there only can lead to 10% reduction in potable water
consumption, Mr Chan can only get 1 point. Therefore, we suggest Mr Chan to install
a rainwater harvesting system which can lead to as highest possible reduction in
potable water consumption. Mr Chan can implement a waste water recycling system
to treat and recycle waste water, if that system can recycle more waste water, the
more points Mr Chan can get. Installing a cistern above ground is a best way to
collect and store water collected from rooftops as well as water from laundry
machines, dishwashers, bathtubs, and sinks and can be recycled for other usages.
4. Innovation
Mr Chan can get maximum of 7 points if he installs 5-star Energy Efficient
Appliances approved by KeTTHA, such as air-conditioning, refrigerator, fan or
television in his house. Besides, installing solar hot water system to all bathrooms is
one of the ways to get maximum points in the innovation criteria.

Mr Chan’s building has to attain at least 50 points in order to achieve GBI certified.

The Green Building index (GBI) is Malaysia’s version of green rating tool used to give
buildings a rating based on the level of sustainability of the building towards the
environment. The reasons that the GBI is created is to use as a standard measurement. It also
promotes integrated, whole-building design. It is also used to ensure that all the efforts made
to save the Earth is recognised and rewarded. The GBI rating tool creates an initiative for
developers and building owners to design and construct green, sustainable buildings and acts
as a guide when making decisions on designing of the building. When a building is certified
as “green” it has a higher value as it is a project that has lesser impact towards the
environment and property buyers should all look for buildings that is certified as green. Some
of the requirements of a Green building is a building that can provide energy savings, water
savings, a healthy indoor environment et cetera.

There are 6 assessment criterias to to determine whether the subject building is of platinum,
gold, silver or “certified” tier and once the building is certified, it is considered as a “green
building”. For every criteria that is achieved, a certain score would be given and the
minimum score required is 50 points to achieve a “certified” status and the maximum score
attainable is 100. The criterias consists of Energy Efficiency, Indoor Environmental Quality,
Sustainable Site Planning & Management, Material & Resources, Water Efficiency and
Innovation but due to Mr Chan’s type of property and situation, only a number of the criterias
can be achieved.. A Green building will have achieved most these criteria by scoring more
than 50 points and thus has the most minimal impact towards the environment as all
components of the building is run or made using very sustainable means.

Our client, Mr Chan has said that he would like to have his house GBI certified, Therefore, I
would like to brief him regarding all of the requirements that needs to be met in order to
achieve that:

1. Energy Efficiency - The first criteria is to ensure that his house establishes the
Energy Efficiency performance otherwise can be explained as to reduce the energy
required to keep the indoor environment at a satisfactory comfort level. One of the
methods to determine that is to measure the Overall Thermal Transfer Value
(OTTV) and if the house’s OTTV measures ≤ 38 W/m2, He will achieve 3 points.
Another measurement is the U-value of the roof and U-values measure how effective
a material is an insulator. If the U value of the roof is ≤ 0.15 W/m2K then the building
will be awarded with 9 points and these can be achieved by using materials with
better insulation. Another 5 points will be earned by Mr Chan if 100% of his building
energy consumption is generated by Renewable Energy. This can be achieved by
installing Rooftop Solar Panels, Wind Turbines, Solar Oven, Solar Water Heating,
Solar air-conditioning, Tesla Powerwall by Elon Musk et cetera. These products will
generate energy from otherwise wasted resources such as sunlight for free. Another
criteria is External Lighting and Control and Mr Chan can earn two points by
Providing high efficiency external lighting to at least 90% of his external areas,
another point can be earned by installing photo-sensors with motion detectors. One
point will be earned by having internet connectivity in his house as this can promote
working from home.
2. Indoor environmental quality
Mr Chan should ensure that all his habitable rooms must be provided with cross or
stack ventilation to ensure the Minimum indoor air quality performance and when
painting the house, he can opt to use Low VOC paint and coating to walls and ceilings
to Minimise volatile organic compounds and if possible, to use all products without
formaldehyde. The building must be able to utilise Daylighting very well and ensure
that most habitable rooms has Daylight Factor of 0.5% minimum. This can be
achieved by installing windows such as DES Enclosed Blinds that can control the
light entry with ease. Mr Chan’s building should have adequate noise attenuation
properties and must be measured with a Sound Transmission Class between dwelling
units ≥ 45.

3. Water Efficiency
Rainwater Harvesting systems should be installed into the building and if it leads to
a ≥ 50% reduction in potable water consumption, 4 points would be awarded. Waste
Water Recycling system should be installed as well to obtain 2 points. Water
Efficient Irrigation design can be implemented but in Mr Chan’s house, he does not
have any plants therefore he has no need for it. Water Efficient Fittings such as
water-efficient showerheads, tap aerators, water efficient dual flush toilet, water
efficient washing machine and water efficient dishwasher et cetera can help Mr Chan
save hundreds thousands of litres of water annually if installed.

4. Innovation
There are numerous ways to earn points in the Innovation In Design &
Environmental Design Initiatives Criteria. Examples are installations of External
Shading Devices, Bioswale, Central Vacuum System, Central Pneumatic Waste
Collection System, Charging Station For Hybrid Or Electric Cars, Herb Or Food
Garden, Led Facade Lighting, Light Pipes, Usage Of Only 5-star Energy Efficient
Appliance, Solar Hot Water System, Turbine Ventilator, Vertical Green Walls And
Wind Chimney Et Cetera.
Lastly, 1 point will be awarded for scheduling an appointment with a certified Green
Building Index Facilitator.

These are the methods and requirements for Mr Chan to follow in order to achieve the Green
Building Status and to be GBI Certified.

What is a Green Building?
A building that is painted green in colour is not categorised under a green building. By
definition, a "green building” is a status given to a structure that implement measures to
increase its efficiency in areas such as energy, water, material consumption and building
design. All of these measures are applied with purpose to reduce the building’s impact on the
wellbeing of humans and the environment during the building's life cycle.

Why does Green Building Index (GBI) exists?


The GBI rating system provides an opportunity for developers and building owners to develop
green, sustainable buildings that can provide savings in energy and resources by focusing on
designing a healthier indoor environment, better connectivity to infrastructures and the
adoption of recycling and greenery for their projects in the mission to reduce our impact on the
environment.
This rating system is designed specifically for the Malaysian-tropical climate, environmental
and developmental context, cultural and social needs. Its purpose is to:
 Define green building by establishing a common language and standard of
measurement;
 Promote integrated, whole-building designs that provides a better environment for all;
 Recognise and reward environmental leadership;
 Transform the built environment to reduce its negative environmental impact; and
 Ensure new buildings remain relevant in the future and existing buildings are
refurbished and upgraded to improve the overall quality of our building stock

How does Mr. Chan obtain GBI accreditation for his newly renovated home?
GBI accreditation is achieved by passing an assessment carried by a certifier appointed by
Greenbuildingindex Sdn. Bhd. company. Mr Chan may obtain a GBI accreditation by scoring
collective points of more than 50 points in 6 main criteria’s in the GBI assessment. The 6
criteria of the GBI assessment are as follows:

From the design of the house, we could suggest a few systems to implement in order to achieve
the minimum points of 50. The few suggestions are to achieve high or full scores in are:

1) Energy Efficiency (EE)


- Incorporate DES enclosed blinds in all windows and external doors. The cavity within
the design of the DES 01 acts as a thermos flask where it insulates the internal of the
home from the external heat surrounding the house. The DES system also allows the
home occupants to vary the amount of natural lighting to their needs and at the same
time reducing the need to turn on the lights during the day.
- Install solar panel array on the roof of the house with optimal placement to receive the
maximum amount of sunlight to generate electricity for the house appliances such as
lights and low-powered electronics.
- Utilise energy efficient lighting such as LED’s in all rooms and areas of the house.
2) Indoor Environment Quality (EQ)
- Incorporate DES enclosed blinds to all windows and external doors. The cavity within
the design of the DES 01 functions as a sound insulation barrier to insulate the home
from outdoor sounds such as road noises.
- Install ventilation exhaust system into the roof of the house. This system helps circulate
and exhaust out warm/hot air that rises to the upper floor and out of the home.
3) Water Efficiency (WE)
- Implement rainwater harvesting system into the roof and drainage design. Plan roof
water drainage to collect rainwater into the home’s water tanks. The water can be used
for domestic use such as watering the plants and for filling of water closet in the toilets.

proud to be supporting this significant initiative. With a common language and standard
measurement for building performance, property developers and owners can now work towards
achieving buildings with greater emphasis on this “Green Building Index”, and tenants are
properly guided in the selection of energy efficient premises." This sentence was spoke by Datuk
Seri Peter Chin Kah Fui. Green Building Index (GBI) which is Malaysia’s first Comprehensive
green rating tool was launched on May 21 2009 at Kuala Lumpur Convention Centre. GBI is an
environmental rating system for buildings developed by PAM (Pertubuhan Arkitek Malaysia)
and ACEM (the Association of Consulting Engineers Malaysia). It is fundamentally derived from
certain existing green rating tools, included Green Mark (Singapore), Green Star System
(Australia). Other than that, it had been extensively modified to cope with Malaysian tropical
weather, environmental context, cultural and social needs.

The GBI rating tool provides an opportunity for developers and building owners to design and
construct green, sustainable buildings that can provide energy savings, water savings, a
healthier indoor environment, better connectivity to public transport and the adoption of
recycling and greenery for their projects and reduce our impact on the the environment.
After this, GBI also developed specially for the Malaysian - tropical climate,
environmental and developmental context, cultural and social needs and is created to
define buildings by establishing a common language and standard of measurement.
Promote integrated, whole-building designs that provides a better environment for all.
Then, recognise and reward environmental leadership. Transform the built environment to
reduce its negative environmental impact and ensure that new buildings remain relevant in
the future and exiting buildings are refurbished and upgraded to improve the overall
quality of our building stock.

GBI rating got different standards. We need to use some of the criteria to achieve GBI
certification. There are four types of certification and it is Certified, Silver, Gold and
Platinum. There are six types of criteria to get to achieve GBI certification and it is
Energy Efficiency(EE), Indoor Environment Quality(EQ), Sustainable Site Planning
& MANAGEMENT(SM), Materials & Resources(MR), Water Efficiency(WE) and
Innovation(IN).

76-85 points Gold
66-75 points Silver
50-65 points Certified

The minimum points that need to achieve GBI is at least 50 points. Our building needs
to at least achieve to Certified certification by using some of the criteria to reach 50
points. I will choose Energy Efficiency(EE) and Sustainable Site Planning &
MANAGEMENT(SM) to at least achieve 50 points for the Certified certification. The
points got higher, the building will become much greener. For Energy Efficiency(EE),
there are 23 points for that criteria. It means improve energy consumption by
optimising building orientation, minimizing solar heat gain through the building
envelope, harvesting natural lighting, adopting the best practices in building services
including use of renewable energy, and ensuring proper testing, commissioning and
regular maintenance. The second one is Indoor Environment Quality(EQ), the total
points for it is 12 points. It is to achieve good quality performance in indoor air
quality, acoustics, visual and thermal comfort. These will involve the use of low
volatile organic compound materials, application of quality air filtration, proper
control of air temperature, movement and humidity.

Sustainable Site Planning & MANAGEMENT(SM) got 33 points for the total of itself.
How to gain those points from it is to select appropriate sites with planned access to
public transportation, community services, open spaces and landscaping. Avoiding
and conserving environmentally sensitive areas through the redevelopment of existing
sites and brownfields. Implementing proper construction management, storm water
management and reducing the strain on existing infrastructure capacity. The fourth
one is Materials & Resources(MR), and it got 12 points for itself. The way to gain
points from it is to promote the use of environment-friendly materials sourced from
sustainable sources and recycling. Implement proper construction waste management
with storage, collection and re-use of recyclables and construction formwork and
waste. These ways can help to green the building itself and also protect the
environment. For the Water Efficiency(WE), it got 12 points for total. The way we
gain points from it is need to produce rainwater harvesting, water recycling and
water-saving fittings in the building itself. The last criteria is Innovation(IN), it got 8
points for the total itself. Innovative design and initiatives that achieve the objectives
of the GBI. Need to survey by Green Building Index Facilitator (GIBF) but not survey
by ourselves. A building must at least achieve the Certified certification for the GBI,
just can sell it on the market. There are few ways that can help to achieve the
certification for GBI for example by using solar board at the building or other ways.
