CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT is made and entered into by and between:

______________________________________________, both of legal age,

married, Filipinos, residents of Villa Las Palmas Subdivision, Tabuc Suba, Jaro, Iloilo
City, herein-after known as the SELLER;

-and-
_________________________of legal age, Filipino, and a resident of Zone 3, Brgy.
Tacas, Jaro, Iloilo City, Philippines, herein-after known as the PURCHASER;

WITNESSETH:

WHEREAS, the SELLER is the lawful and registered owner of a parcel of

land, particularly identified as follows, to wit:

WHEREAS, the PURCHASER has offered to purchase from the SELLER and
the LATTER has offered to sell to the PURCHASER a portion of four hundred eleven
(411) square meters only (identified as Lot 4-B-2 based on the Sketch Plan of Lot
4-B-2 as prepared by Geodetic Engineer Larry E. Sumayo) of the aforesaid parcel
of lot subject to certain terms and conditions specified herein;

1. The Purchaser agrees to buy the above-said portion of lot at a

purchase price of FIVE HUNDRED SEVENTY FIVE THOUSAND FOUR
HUNDRED PESOS (PHP 575,400.00) to be paid in the following manner:

a. ONE HUNDRED FIFTY THOUSAND PESOS (PHP 150,000.00) upon the

signing of the Contract to Sell.
b. While the remaining balance of the contract price amounting to
FOUR HUNDRED TWENTY FIVE THOUSAND FOUR HUNDRED PESOS (PHP
425,400.00) shall be paid equally in three years or every 15th day of
May starting the year 2015 until 2018.

2. All the expenses for taxes shall be borne by the SELLER while expenses
for the transfer of title shall be borne by the PURCHASER;

3. The PURCHASER shall upon the execution of the contract to sell be

allowed to enter into and take possession of the property.

IN WITNESS WHEREOF, the parties have hereunto agreed to set their

signature this 5th day of April 2015 at Iloilo City, Philippines
