WITH DEED OF ABSOLUTE SALE OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed, by _______________, all of legal age, Filipino citizens
and residents of Gusing Norte, Naguilian, La Union, after being duly sworn to according law,
hereby depose and say:

- WITNESSETH -

WHEREAS, FELIZA F. ASTUCIA, died intestate on __________ in__________,


Naguilian, La Union, leaving her real property in Gusing Sur, Naguilian, La Union more
particularly as follows:

decedent entitled to succeed to her estate, being the husband and children;

WHEREAS, there are no known debts or obligations due against the estate of said
decedents;

WHEREAS, that the provisions of Art. 1623 of the New Civil Code has been complied
with;

WHEREAS, that in accordance with provision of Rule 74, Sec. 1, Rules of Court of the
Philippines, subject to the limitations imposed upon by Rule 74, Sec. 4, of the same Rules of
Court, we hereby adjudicate in our favor the foregoing property as our sole and exclusive
property.

- WITNESSETH FURTHER -

WHEREAS, for and in consideration of the sum of __________________, Philippine


currency, the receipt whereof is hereby acknowledged from the VENDEE, GLORIA A.
CACHERO, of legal age, single, filipino citizen and currently resident of __________, duly
represented by her sister, MAGDALENA A. CACHERO, of legal age, single, filipino citizen,
and a resident of, Gusing Sur, Naguilian, La Union to the entire satisfaction of the HEIR-
VENDORS, the said HEIR-VENDORS do by these presents sell, transfer and convey, in a
manner absolute and irrevocable, in favor of the said VENDEES, their heirs and assigns that
certain real estate with all the improvements thereon and hereby covenant and agree with said
VENDEES that they are lawfully seized in fee of said parcel of land, that it is free and clear of
all liens and encumbrances, that they have a perfect right to convey the same, and that they will
warrant and forever defend the same unto said VENDEES, their heirs and assigns against the
lawful claims of third persons whomsoever.
