CAUSES AND PREVENTIONS OF CRACKING IN MASONRY STRUCTURE

Causes of Cracks in Masonry Wall

▪ Moisture movement due to weather conditions
▪ Thermal movement (Temperature effects)
▪ Elastic deformation of masonry wall
▪ Movement due to creep or undulation of wall
▪ Movement due to chemical reactions
▪ Foundation movement and settlement of soil
▪ Cracking due to vegetations (plants and Trees)
▪ Defects due to poor workmanships and supervisions

Defects due to poor workmanship and supervisions

1) Failure to fill bed joints
2) Excessive thickness of mortar in bed joints
3) Deviation from vertically or alignment
4) Laying methods of brickwork is not as per standard, e.g. English Bond
5) Exposure to adverse weather after laying bricks
6) Failure to adjust suction of bricks
7) Incorrect mixing and proportioning of mortar

Measures for preventions of cracks in masonry walls
• Select materials having small moisture movement. e.g. Law water absorption
• The bricks should not absorb water more than 20 % of their weight when it immersed in
water for 24 hours.
• The bricks should be thoroughly soaked in clear water before use for suitable period.
• The bricks should be laid on a full bed of mortar and pressed slightly into the bed mortar
to ensure proper adhesion.
• All the joints should be properly flushed and filled with mortar, so that no cavity is lest
in between.

Concrete Brick Masonry

• The joints should be uniform and 5 to 10 mm thick only. (10-15mm for clay bricks)
• Mortar mix proportion used should not be stronger than 1:6 mix of cement-sand
mortar.
• Excessive time for mixing of mortar may affects the consistency of mortar.
• The brick bats should not be used in the work, except when it is absolutely necessary for
getting the specified bond.
• Bricks work is generally done in English bond and the proper bond should be maintained
throughout the work.
• A good quality of mortar mix (1:6) should be used in the work with uniform mortar joint
thickness which is not exceed 12mm.
• Construction of wall should not be more than 100 cm height at a time. The work should
be racked back, when the work is incomplete at the end of the day.
• The face joints should be raked to a depth of 10-15mm, when the mortar joints are still
green, to provide key for plastering or pointing.
• The plastering should be done after 28 days of completion of masonry, which permits
adequate shrinkage in masonry and concrete.
• Do proper coping work at suitable height for prevention of cracking.
• The brickwork should be kept wet for at least 7 to 10 days after the construction.
• Where the cross wall is to be inserted later, the steps or toothing or recesses should be
provided during construction.

13 Kankaria Properties Pvt. Ltd. Reach us on 9978601836. Email us: info@kankariaholdings.com

• At plinth, window sill, floor or roof level and at the top of parapet, the brick course
should be laid with bricks long edge.
• Iron fixture like pipes, holdfasts of doors and windows, etc. are to be fixed in brick wall,
should be embedded in cement mortar or cement concrete.
• Make proper cutting, filling and curing of chases at suitable distance for electrical and
plumbing work in masonry wall.
• Use wire mash at where the joints between brick masonry and concrete for strong
bonding.

Consistent Bricks/Blocks
Consistent brick features for prevention of cracking

 Consistent bricks have a small moisture movement due to low water

absorption
 Consistent bricks water absorption is only 8-12 % by weight when it
immersed in water for 24 hours.

 The joints can be properly flushed and it gives proper adhesion due to
uniform size and shapes.

15 Kankaria Properties Pvt. Ltd. Reach us on 9978601836. Email us: info@kankariaholdings.com

 Consistent Bricks having a low drying shrinkage so it reduces the shrinkage
cracks.

 Consistent Bricks having a less elastic deformation compared to clay bricks.

 Due to uniform size and shapes of consistent bricks the undulation of wall is
negligible.

 Consistent Bricks have less cracks issue due to hard and dense structure.

16 Kankaria Properties Pvt. Ltd. Reach us on 9978601836. Email us: info@kankariaholdings.com

 Ready mix thin layer jointing mortar. It helps to reduce the cracking. It also
provides stronger, durable bonding between the bricks with optimum
adhesive strength. e.g. UltraTech FixoBlock

 The chemical reactions on consistent bricks may not affect easily due to
cementitious properties.
