RentPassport
The RentPassport is a tenant’s digital rental
profile, containing rental history, TrustScore
policy (see page 11), DepositFree (see page 15) and
RentTracking (see page 19).

Ask tenants to create a RentPassport through the


Canopy app to reference themselves either before
or after viewing a property to ensure they
are suitable.

TrustScore
A TrustScore is generated through
Canopy’s RentPassport based on a tenant’s
creditworthiness, rental reliability and standard
reference checks.

Tenants with TrustScores of Silver and above will


qualify for a DepositFree policy. Bronze scores will
only be able to pay cash deposits through the app.

Top tip
Canopy will never ‘fail’ a tenant, so remember to make

What is the TrustScore? TrustScore Tiers
The TrustScore is made up of the Canopy user’s
Experian Credit Report, RentPassport information Bronze Silver Gold Platinum
and rental behaviour.

DepositFree
DepositFree is an insurance policy, underwritten
by Hiscox, that acts as an alternative to the
traditional cash deposit.

The DepositFree policy fully covers both the tenant


and landlord. Typical costs are 10-12% of the
equivalent cash deposit value and policy excess is
10% of sum insured.

Renewals & Claims

Policy term Max 3 years. At the end of 3 years, Renter must renew the policy
annually.

Renewal is 10% of initial premium and adjusted for any claims made,
at tenancy renewal.

Rolling contracts Renewal is 10% of initial premium (plus Insurance Premium Tax) for a
maximum period of 1 year*.

Multiple Tenants Multiple tenants must take out a joint policy and share the cost
of the premium. The tenants are all jointly and severally liable,
meaning if one tenant doesn’t pay, the other tenants assume total
liability for the entire amount due.

When a tenant is released from a multi-tenant agreement, we will


update the Deposit Free policy to reflect the change and re-issue
policy documentation. Any new tenants moving into the property
will need to be eligable for and added to the Deposit Free policy.

Claims Claims are handled by Hiscox Claims team to help ensure fair
outcomes for landlords and tenants in the event of a dispute.

Using Open Banking technology, Canopy’s
RentTracking enables tenants to start adding
rental payments to their credit history and, over
time, boost their credit score.

Adding a Property
Firstly we’re going to show you
how to add a new property,
invite tenants to create a
RentPassport and process
DepositFree insurance.

Lets login to our agent

the Add Manually button, we

Configuring a Property’s Rent
When a property has been
added, simply input the PCM
rent and total deposit needed.

Don’t worry if you need to


change these amounts later on.

Adding a Landlord to a Property
Lets give your property a
landlord. Click on the landlord
tab and input the details.

You can use your own email


address if you’re managing
the property.

Inviting a Tenant
Lets find a tenant! Firstly,
you can invite a new tenant
to create a RentPassport by
clicking on the Shared Rent
Passports link on the left and
then the Invite via Email button.
Enter their email address
so they receive the invite
and ask them to share their
RentPassport with you once
they’ve completed.

On the Shared Rent Passports


page you’ll see all of the
RentPassports that have been
shared with you and
their status.

Top tip
Don’t use the Invite New Tenant on the Property tab, only

shared RentPassport you’ll be
able to see all of
their information.

Sharing a RentPassport With a Landlord
From here, you can share the
RentPassport with the landlord
by clicking Share with Landlord.
It’s then up to the landlord to
approve or decline the tenant.

If they’ve approved, you can go


ahead and invite them to lease!

Invite to Let a Property
On the drop down menu, you
can begin typing in the address
of the property to look it up and
then select it.

Solo or Joint Tenancy
Now select whether this a solo
tenant (or individual renter in an
HMO) or joint tenancy.

For a joint tenancy, you’ll need


to select someone as being the
lead tenant for the property
through the tab at the bottom.

Complete Tenancy Set Up
If you need to make any
changes to the total monthly
rent or deposit amount you can
do that now. Otherwise, click
the Continue button. Then click
Confirm & Send. Your tenant(s)
will now receive an email inviting
them to rent!

Once the tenant accepts your


invitation, they are presented
with two options: a regular cash
deposit (which we pay across
to you for registration in the
normal way) or DepositFree
insurance (so long as they
qualify.) Once they’ve entered
their card details, you’ll need
to log back in to confirm
