TOWER OF IVORY

TENANCY AGREEMENT

THIS AGREEMENT is made ................................. day of....................................

BETWEEN

(Hereinafter called “The Landlord”) of one part.....................................................

(Hereinafter called “The Tenant”) of the second part.

WHEREBY IT IS AGREED

1. That the Landlord lets and the Tenant takes.....................rooms at the premises
situated at.......................................Minna in consideration of the payment of the
sum of N.........................................per annum.
2. That the tenancy shall be for a yearly tenancy commencing on the............day
of...............................and renewable annually.

4. That the tenant shall not assign his tenancy to any other person without the
consent of the landlord first having been obtained in writing and where he
defaults he shall be deemed to have forfeited his tenancy.
5. That the tenant shall maintain and observe the maintenance of the sanitation of
the general compound including the courtyards, toilets, bathrooms, kitchens, etc
and in default he shall be deemed to forfeit his tenancy.
6. That the tenant shall pay all rates and bills incidental to his use of the premises
and in default the landlord is entitled to pay such rates and bills and surcharge it
to the rent of the tenant.
7. That the tenant shall observe peace and good accord in his relationship with
other tenants in the premises and where the tenants conduct constitutes a
nuisance to other tenants his tenancy shall be deemed as forfeited.
8. That any tenant for any reason whatsoever that engages in any form of physical
combat shall be deemed to have forfeited his tenancy forthwith.
9. That any Tenant that is in arrears of his rent for about 1 (one) month after it has
become due shall be deemed to have forfeited his tenancy.
10.That the tenant shall repair and keep in substantial repair all superficial
structures of the building of the premises occupied by him while the landlord
shall repair and keep in substantial repair the main structures of general use in
the compound.
11. That where any damage occurs as a result of the negligence of the tenant or his
ward the landlord reserves the right to repair such damages and surcharge it to
the tenant’s rent.
12.That in any event where a tenant’s conduct amounts to a forfeiture of his
tenancy he shall be entitled to only 7 (seven) days quit notice and in any other
case the landlord reserves the absolute right to terminate the tenancy on giving
the other 30 days notice in writing of his intention to terminate the tenancy or
on payment of one month rent in lieu.
13.That the landlord reserves the right to increase the rents upon giving the tenant
30 days notice of his intention to do so.
14.That the tenant whose conduct amounts to a forfeiture of his tenancy shall not
be entitled to receive a refund of any rent paid but not spent under the tenancy.
But 30 (thirty) days notice being given before the expiration under exigent
circumstances if his rent is unexpired he shall be entitled to a refund of the
unexpired term paid for.
15.That the tenant shall be entitled to a peaceful enjoyment of his tenancy
during ................... tenure.
