RIO VALLEY ESTATES PARK RULES AND REGULATIONS

(1) This is a senior park for persons who have reached age 55 or older.
One person in the household may be no younger than age 35. No
children are allowed to live in the park as residents. Children are
welcome to visit in park for up to14 days per year. They must be
accompanied by an adult when using park facilities.

(2) If you are selling your mobile home, all future residents must complete
application for residency and be interviewed by park manage
ment.

(3) PETS - One pet per unit under 25 pounds. When new people move into
the park they can have 2 pets, but cannot replace 1 if something
happens. Management may disallow certain breeds of dogs.
Pets must be on a leash no longer than 6 feet. Owners are
responsible for all maintenance of pet and /or damage
caused by the pet. Pets are not allowed in the rec area. This
includes rec halls, swimming pool area or laundry area. No
dog runs or fences are permitted. DO NOT WALK PETS ON THE
LAWNS. Designated pet area is located across from the
bathrooms in the 99 section or your yard.

(4) Smoking is NOT PERMITTED in any building including rest rooms.

(5) Alcoholic beverages are prohibited in recreational areas except at


approved functions.

(6) Swimming pool rules are posted. No glass containers or food


allowed in pool area. The pool is closed from 7 AM- 8 AM for
cleaning

(7) Conducting business in park is prohibited. NO SOLICITING!

(8) Garbage should be placed in bags and disposed of in the dumpsters


located in the 99 section. No trash bags are to be placed on the
ground. Cardboard boxes must be flattened crushed and put in
dumpster.

Grass clippings, plant cuttings, and all yard debris should be


bagged and disposed in dumpsters.

All tree limbs should have the branches removed and shall not
exceed 2” in diameter. Lengths are not to exceed 4 feet. Place at
curb for removal. All other tree debris must be removed by resi-
dent.

This debris shall be removed from curbs on Fridays, if possible,


during winter month Fridays only during summer months.
(9) All park and public utility easements must remain open for easy access.
All improvements to your homes or lots must be approved by
management before starting project. All building permits must be
obtained by resident before starting project.

(10) Contractors must be licensed and bonded to work in park. They are
responsible for disposal of all trash. All workers are required to
notify office of their presence.

(11) When replacing water heaters, appliances, furniture, etc, RESIDENTS


ARE RESPONSIBLE FOR REMOVAL.

(12) Skirting is required on all permanent and/or tied units. Skirting must
meet management approval.

(13) Roller blades, roller skates, bicycles, and mopeds are NOT ALLOWED
on sidewalks, shuffleboard courts or near recreation areas. Excep-
tions only for handicapped people who use these items.

(14) Donuts are required on all RV sewer connections.

(15) Owners/management absolve themselves of any liability and/or


responsibility for any loss, property damage, fire, theft, etc. to any
resident or personal property.

(16) Notify office when arriving and departing park.

(17) Mail will be forwarded for two (2) weeks after your departure. Any
received after the 2 weeks will be returned to sender. Change of
address cards are available in office.

(18) Addresses for the park are:


Mobile homes and 400 sections use 715 N Westgate Dr #
RV’s (1-34 and 99 sections) use 717 N Westgate Dr #

(19) RV’s, utility trailers, or boats are not permitted to be stored on


Mobile home sites. RV’s or trailers are allowed 72 hours or 3
Days for loading or unloading t your residence. After 72 hours
Vehicle must be put in assigned storage areas.

(20) All mobile home lots must be maintained 12 months of the year.
Lawn care service is available for a monthly fee by contractors
Both inside and outside the park. Lots not maintained by renter
Will be mowed by the park personnel at the cost of $30.00
Per mowing.
(21) Electronic gate remote controls are available for sale to mobile home
and
park model residents for $20.00. Short time residents may lease or
purchase a remote. Time for gate opening and closing is announced
by management.

(22) Mobile home lot rate is $325 per month. This is subject to change. All
increases begin March 1 of any given year.

Water is metered and will be read in February, June, and October with
payment due the first of March, July, and November. Present rate is
$.0057 plus a 9% service charge.

Electricity is supplied by the provider of your choice and is payable to


them.

Single pay reservations require a $100.00 deposit at the time the
Reservation is made. Balance is due on Nov 1st for 6/6 plan. Other plans
Are due at the time of check in. Reservations are taken on all lots. The tenant
Occupying the lot as of the first Monday of February will have the first right
to reserve that lot, but must do so before the third Friday of February. After
that the lot will be available to anyone.. Deposits will not be refunded after
November 1st.
Single pay plans must be paid in full by December 1st.
NO EXCEPTIONS!

A lot may not be sublet without the consent of manage-


ment. No refunds will be given for cancellations after
November 1st.

Rent on reserved lots begins on arrival or December 1st


whether the renter is here or not.

Free summer storage (June, July, and August) with 6


months paid rent. Otherwise storage is $10.00 per month
after a 4 months or more stay.

Only one vehicle per lot. Tenants should park their vehicle
behind their unit, parallel and facing west. Please do not
park on the grass.

(24) All mobile home and RV rates are based on 1 or 2 person


occupancy.
Each additional person add $1.00 per day after a 14 day vis-
it.
