Botswana Railways Launches its ÿubsidiary Company

BR Properties (Pty) Ltd., a subsidiary company of Botswana Railways (BR) will be officially launched
and its logo unveiled on Wednesday, May 7th 2008 at the Phakalane Golf Estate at 18h30. The
Honourable Assistant Minister of Works and Transport, Mr. prank Ramsden will officiate at the launch
dinner.Y

BR Properties (Pty) Ltd. was established by Botswana Railways in 2007 following the amendment of
the Botswana Railways Act in 2004. The amendment of the act allows BR to be a commercially viable
company which can enter into joint ventures and form subsidiary companies.Y

The primary objective of BR Properties (Pty) Ltd. is to unlock land value and create wealth for BR
through the development of land resources of BR into active property assets that generate rental
income for BR. BR Properties (Pty) Ltd. manages land resources that can be used for;Y

—Y Retail, commercial, residential and industrial developments;


—Y Underground conduit of any kind, including oil and gas pipes;
—Y Warehousing; and
—Y Billboards.

-evelopments that BR Properties (Pty) Ltd. will undertake in the future will not only contribute

Khumo Property Asset Management is a joint venture between Botswana nsurance pund Management
(BpM) and Eris Property Group. BpM is the largest fund manager in Botswana with close to P15
billion worth of different asset classes under management. Eris Property Group (formerly RMB
Properties) has more than R11 billion property assets under management in ÿouthern Africa. Eris has
specialist experience in property asset management, property management, property development,
leasing, investment broking, and valuation.

The joint venture ensures that the synergies and strengths available from the two companies are
utilized to enhance the strategy and service delivery to clients and position Khumo as a first choice
property asset management company in Botswana. Thus we are also able to offer the same services
as our parent companies and we would like to be seen as a one stop property shop.

n January 2006, Unit Holders of Turnstar Holdings approved the acquisition of a number of
commercial, industrial and retail properties from Botswana nsurance pund Management. As part of
the transaction, the Unit Holders also approved the appointment of Khumo Property Asset
Management as asset managers of the portfolio. The Turnstar portfolio is valued at approximately P
400 million and has a total gross lettable area of 79 000 square meters.

Khumo were awarded the management of the -ebswana Pension pund Property portfolio in November
2006, which is valued at P80 million and consists of retail, residential and commercial developments.

Khumo also manages Healthcare Holdings. This property has Gaborone Private Hospital as its main
tenant. The property also comprises of a residential area which is mainly rented by the hospital¶s staff.
The value of the property is P46 million.

Khumo has recently started managing pairgrounds Phase  which is valued at P93.4 million. This
property is located at the much sorted after pairgrounds Office Park.
