EXTRAJUDICIAL SETTLEMENT OF ESTATE

WITH DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Extrajudicial Settlement of Estate with Deed Of Absolute


Sale(“Deed”), made and entered into by and between:

JOSEPHINE DELA PAZ OIGA, surviving wife, and children, namely:


SEANNE JEREMIE D. OIGA (born on February 6, 2000), LEANN JUSTINE D
OIGA (born on January 26, 2002), and LANCE JARREN D OIGA (August 21,
2003) represented in this instance by JOSEPHINE DELA PAZ OIGA, the
undersigned legal guardian herein referred to as the HEIRS;

WITNESSETH :

That the above-named HEIRS are the only surviving and lawful heirs of
LEO SANDJI BURAC OIGA, who died intestate on January 22, 2014;

That the deceased at the time of his death left one-half (1/2) portion as his
capital in a certain parcel of land, registered under the name of JOSEPHINE
DELA PAZ OIGA, more particularly described as follows:

“A PARCEL OF LAND (Lot E OF THE SUBD. PLAN, PSD-13-012774,


BEING APORTION OF LAND described ON PLAN, PSU-68280, LRC REC. NO.
57509S) SITUATED IN THE BRGY JESUS DELA PEÑA, MUN. OF MARIKINA,
METRO MANILA, BOUNDED ON THE NE., ALONG LINE 1-2BY EXISTING
ALLEY (200 M. WIDE) BEYOND PROPERTY OF MUNICIPAL GOVERNMENT
OF MARIKINA, (LOT 49-C, PSD-577, MARIKINA ESTATE, ON THE SE., ALONG
LINE 2-3 BY LOT D, OF THE SUBD. PLAN.; ON THE SW., ALONG LINE 3-4 BY
PROPERTY OF GREGORIO REYES (PSU-68247); AND ON THE SW., ALONG
LINE 4-1 BY MUNICIPAL GOVERNMENT OF MARIKINA, (LOT 49-C, PSD-577,
MARIKINA ESTATE; BEGINNING AT A POINT MARKED “1” ON PLAN , BEING
THENCE S. 85 DEG. 26’e., 7.45 M. TO POINT 2; THENCE S. 4 DEG. 33’W.,
10.73 M. TO POINT 3; THENCE N 85 DEG. 31’W., 7.29. M. TO POINT 4;
THENCE N. 3 DEG 33’E., 10.74 M. TO POINT OF BEGINNING CONTAINING
SEVENTY-NINE SQUARE METERS AND SIXTY (79.60) DECIMETERS."

That there are no known debts or obligations due against the estate of the
said decedent;

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of


the Philippines, and being with full capacity to contract, we do hereby adjudicate
unto ourselves the one-half parcel of land described above, in equal shares.

FURTHER, FOR AND IN CONSIDERATION of the sum of EIGHT


HUNDRED THOUSAND PESOS (PHP. 800,000.00), Philippine Currency, the
receipt whereof is hereby acknowledged in full sum from CATHERINE
MARCELLANA DELA PAZ, married to ________________________________
Filipino and with residence and postal address at #1 Manggahan St. Tañong,
Marikina City 1803, we do hereby SELL, TRANSFER, CONVEY and DELIVER,
by way of ABSOLUTE SALE, unto said vendee, her heirs, assigns and
successors in interest the property above described with all the improvements
existing thereon;
That we hereby warrant our valid title to and peaceful possession of the
property herein sold and conveyed and further declares that the same is free and
clear of all liens and encumbrances of any kind whatsoever.
