KNOW EVERYONE BY THESE PRESENTS:

I, CERES MARGARET C. MANGIBIN, Filipino, married to

FERDINAND M. MANGIBIN, of legal age, and a resident of Isagani Street,
Poblacion V, Tanjay City, Negros Oriental, Philippines for and in
consideration of the sum of FIVE HUNDRED THOUSAND PESOS (P 500,
000.00), Philippine currency, in hand paid to me by

MAY M. MIRAFLOR, Filipino, single, of legal age, and a resident of

Block 7, Lot 63, Aldea Homes, Cangmating, Sibulan, Negros Oriental,
Philippines, DOES HEREBY SELL, TRANSFER, AND CONVEY unto the
said
MAY M. MIRAFLOR, her heirs and assigns, that certain parcel of land,
together with all the buildings and improvements thereon belonging to the
vendor and in present possession of CERES MARGARET C. MANGIBIN,
situated in Purok Capitol, Daro, Dumaguete City, Negros Oriental,
Philippines, and more particularly described as follows, to wit:
A parcel of land situated in Purok Capitol, Daro,
Dumaguete City, Negros Oriental, Philippines, bounded on the
North by #1800; East by #1794; South by #1794; West by #1794,
containing an area of NINE THOUSAND FOUR HUNDRED
NINETY-THREE (9,493) SQUARE METERS, more or less.

That it is hereby declared that the boundaries of the foregoing land are
visible by means of a tax declaration; that there were no permanent
improvements existing thereon; that the land is assessed for the current year
at P550, 000. 00 as per Tax Declaration No. 14344 of the Provincial Assessor
of Negros Oriental;

The above-described real estate, not having been registered under Act
No. 496 nor under the Spanish Mortgage Law, the parties hereto have agreed
to register this instrument under the provisions of sec. 194 of the Revised
Administrative Code, as amended by Act no. 3344.

Negros Oriental, Philippines for and in consideration of the sum of FIVE
HUNDRED THOUSAND PESOS (P 500, 000.00), Philippine currency, in
hand paid to me by

DYBIE L. LUMINGKIT, Filipino, single, of legal age, and a resident

of Aldea Homes, Cangmating, Sibulan, Negros Oriental, Philippines, DOES
HEREBY SELL, TRANSFER, AND CONVEY unto the said
DYBIE L. LUMINGKIT, her heirs and assigns, that certain parcel of
land, together with all the buildings and improvements thereon belonging to
the vendor and in present possession of HEIDE C. CAMUTA, situated in
Purok Capitol, Daro, Dumaguete City, Negros Oriental, Philippines, and more
particularly described as follows, to wit:
ORIGINAL CERTIFICATE OF TITLE NO. FV-21549
A parcel of land situated in Purok Capitol, Daro,
Dumaguete City, Negros Oriental, Philippines containing an area
of NINE THOUSAND FOUR HUNDRED NINETY-THREE
(9,493) SQUARE METERS, more or less.

Do, by these presents, hereby SELL, CEDE, TRANSFER, and

CONVEY, unto and in favor of the aforesaid CERES MARGARET C.
MANGIBIN, her heirs, successors, and assigns, all our rights, interests, and
participation over a portion consisting of an area of FIVE THOUSAND
EIGHT HUNDRED FORTY-FOUR (5,844) SQUARE METERS, more or
less, of the above-described parcel of land, free from all liens and
encumbrances whatsoever;

That the provisions under Article 1620-1623 of the New Civil Code of
the Philippines has been duly complied with.
