DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is made and entered into the City of Digos, Davao del Sur,
Philippines, by and between:

VICTORIANO RAMOS, of legal age, Filipino citizen, married to

Raymunda Butaslac and a resident of San Roque, Digos City, hereinafter
referred to as the VENDOR;

CHARLIE R. RAMOS, of legal age, Filipino citizen, single and a resident

of San Roque, Digos City, hereinafter referred to as the VENDEE;

WITNESSETH:

That the VENDOR is the registered owner of a parcel of land, more

particularly described as follows:

“A parcel of land, identified as Lot No. 3775-B, Csd-11-006877-D situated

at Barrio of San Roque, Municipality of Digos, Province of Davao del Sur,
covered under Original Certificate of Title No. P-15721, containing an area of
ELEVEN THOUSAND TWO HUNDRED NINE (11,209) square meters of the
Register of Deeds for the Province of Davao del Sur”

That FOR AND CONSIDERATION of the sum of ONE HUNDRED FIFTY

THOUSAND PESOS (P 150,000.00), Philippine Currency, the receipt of which is
hereby acknowledge by the VENDOR to its full satisfaction, the VENDOR hereby
SELLS, CEDE, TRANSFER and CONVEY unto and in favor of the VENDEE, all
her rights, interest and possession of the above-described parcel free and clear
from all liens and encumbrances of whatever nature.

IN WITNESS WHEREOF, the parties have hereunto affixed their signature

with their respective community tax certificates as indicates below their names,
Both known to me and to me known to be the same person who executed the
foregoing instrument and acknowledged that the same is his free and voluntary
deed.

This instrument is consisting Two (2) pages, including this whereon the
acknowledgment is written, has been signed by the party and witnesses on each
and every page thereof, sealed with my notarial seal.
