WITHNESSETH:
That the FIRST PARTY is the declarant and owner of a certain camote
land containing an area of .5000 hec. located at Abat, Bangao, Gusaran,
Kabayan, Benguet Province covered by Assessment of Real Property No. 99-009-
00083, more particular descriptions contained therein;
That the both PARTIES have agreed on the following terms and conditions,
to wit:
1. That the FIRST PARTY is the father of the SECOND PARTY, which
reason he donated the said unregistered land in favor of the SECOND
PARTY sometime ago, however the SECOND PARTY did not yet process
the transfer of the documents over said parcel of land;
2. That the SECOND PARTY is the one cultivating the said property for
gardening purposes since then to this date.
This Agreement executed this 31st day of October, 2013 at Makati, Metro
Manila, by and between:
CARDO DALISAY, Filipino, of legal age with address at 222 Montclair Street,
Merville Park, Parañaque, Metro Manila, represented herein by Atty. Juan Dela Cruz
(hereinafter referred to as “the plaintiff”).

WITNESSETH:
WHEREAS, the parties desire to buy peace and wish to avoid a protracted
litigation in this case.
Second payment - ONE MILLION PESOS (P1,000,000.00) within sixty (60) days
after the date of the first payment.
Third payment - ONE MILLION PESOS (P1,000,000.00) within forty-five (45) days
after the date of the second payment.
2. The initial payment by defendant ALAKDAN DACANAY shall be made in
cash. The two payments on the balance shall be covered by post-dated checks drawn
by defendant ALAKDAN DACANAY as payable to ATTY. JUAN DELA CRUZ
who shall hold and account for said payments in trust for plaintiff CARDO
DALISAY.
3. This Compromise Agreement shall not affect nor prejudice any case or cases
between the parties not specifically referred to herein.
5. The signatories to this Agreement hereby represent and warrant that they are
duly authorized to execute this Agreement.
6. The parties or their assigns hereby waive, renounce and forever quitclaim all
their respective claims and counterclaims subject of the instant action as well as those
that may arise therefrom, in connection therewith or in relation thereto.
7. The foregoing covenants are not contrary to law, morals, or public policy and
the parties bind themselves to comply strictly with their undertakings.

That attached and surrendered herewith are the original owner’s copy of TCT
No. 40432 the original tracing cloth and/or sepia plan, certified blue print copies
thereof and technical description of the partitioned lots, and hereby requests the
cancellation of the said title and consequently the issuance of separate titles in our
names, our heirs and assigns;
That the provisions of Article 1623 of the New Civil Code and the Land
Reform Code has been complied with.
BY WAY OF WAIVER
BEFORE ME, this 11th day of November 2018 at Baguio City, Philippines,
personally appeared the above-named persons known to me and to known to be the
same person who executed the foregoing instrument and that they acknowledged to
me that the same is their own free , voluntary acts and deeds.
This CONTRACT OF LEASE is made and executed at the City of Baguio. this
11th day of November 2018 by and between:

W I T N E S S E T H:
WHEREAS, the LESSOR agrees to lease out the property to the LESSEE and
the LESSEE is willing to lease the same;
1. TERM: This term of lease is for a period of TWO (2) YEARS, from
November 11 2018 up to December 31, 2020. Upon its expiration, this lease may
be renewed under such terms and conditions as may be mutually agreed upon by both
parties, written notice of intention to renew the lease shall be served to the LESSOR
not later than seven (7) days prior to the expiry date of the period herein agreed
upon.
2. Rental Rate: The monthly rental rate for the leased premises shall be in
Pesos TEN THOUSAND PESOS (P10,000.00), Philippine currency. All rental
payments shall be payable to the LESSOR.
This instrument relates to Lease Contract consist of two (2) pages including
this page whereon this acknowledgement is written signed by the parties including
their instrumental witnesses on each and every page hereof.
This CONTRACT OF LEASE is made and executed at the City of Baguio. this 11th
day of November 2018 by and between:
MANUEL R. SERAFICA, of legal age, married, Filipino and with residence and
postal address at No. 123 Naguilian Road, Queen of Peace, Baguio City, hereinafter
referred to as the LESSOR.

TERMA M. LANG-AYAN, of legal age, single, Filipino and with residence and
postal address at 6A Upper Ferguson, Baguio City, hereinafter referred to as the
LESSEE.
W I T N E S S E T H:
WHEREAS, the LESSOR agrees to lease out the property to the LESSEE and the
LESSEE is willing to lease the same;
1. TERM: This term of lease is for a period of TWO (2) YEARS, from November 11,
2018 up to December 31, 2020. Upon its expiration, this lease may be renewed under
such terms and conditions as may be mutually agreed upon by both parties, written
notice of intention to renew the lease shall be served to the LESSOR not later than
seven (7) days prior to the expiry date of the period herein agreed upon.
3. Rental Rate: The monthly rental rate for the leased premises shall be in Pesos

6. SUB-LEASE: The LESSEE shall not directly or indirectly sublet, allow or permit
the leased premises to be occupied in whole or in part by any person, form or
corporation, neither shall the LESSEE assign its rights hereunder to any other persons
or entity and no right or interest thereto or therein shall be conferred on or vested on
anyone by the LESSEE without the LESSOR'S written approval.
7. LESSOR'S RIGHT OF ENTRY: The LESSOR or its authorized agent after giving
due notice to the LESSEE shall have the right to enter the premises in the presence of
the LESSEE or its representative at any reasonable hour to examine the same or make
repairs therein or to exhibit the leased premises to prospective LESSEE, for any other
lawful purposes which the LESSOR may deem necessary.
9. This CONTRACT OF LEASE shall be valid an binding between the parties, their
successors-in-interest an assigns.

MARCOS PALANGDAO, of legal age, married, Filipino Citizen and with residence
and postal address at Guisad, Baguio City, hereinafter called the LESSOR;
MARIE SHYRELL M. NALICA, of legal age, single, Filipino citizen and with
residence and postal address at Parasapas, Rosario, La Union, Philippines, hereinafter
called the LESSEE.
W I T N E S S E T H:
That the LESSOR is the present lessee of a certain Natividad Building located at
Kayang Hilltop, Baguio City;
That the LESSOR lets and sublease the 4th floor of the said Natividad Building
located at Kayang Hilltop, Baguio City and the LESSEE agreed on the following terms
and conditions, to wit:
1. That the terms of this lease shall be two (2) years effective November 11, 2018
to November 11, 2020, renewable;
2. That the leased rentals shall be Seven Thousand Pesos (P7,000.00) a month;
3. That the payment of city services such as water and electric bills shall be
shouldered by the LESSEE;
4. That any introduce permanent improvements on the said unit shall not be
removed upon the expiration on the term of lease;
5. That the LESSEE shall not sublease the leased membership to any third party
without the express consent of the LESSOR in writing;
7. That the LESSEE shall notify the LESSOR at least thirty (30) days in advance
should the LESSEE decides or surrender the lease premises;
8. That any expenses of improvements by the LESSEE shall deducted after two
(2) years;
IN WITNESS WHEREOF, the parties have hereunto affixed their signatures this

We are pleased to inform you that we are engaging your services as a Service
Crew effective November 27, 2018 with a monthly rate of P 9,000. The following
are the conditions of your employment with this Company:
1. You shall be on probation for a period of six (6) months commencing on your
first day of work with the Company. During your probationary employment,
you will be working with us on a trial basis to determine your fitness for
regularization. Your conversion to permanent status shall be primarily
conditioned and dependent upon your satisfactory service and
performance of the work assigned to you and it is within the exclusive
discretion of the Company to determine whether or not such service is
satisfactorily performed and on your having successfully complied with our
established standards for regularization which include, among others, the
following criteria: dependability, trustworthiness, efficiency, initiative, attitude
towards work including in public, the Company, its officers and co-employees,
cooperation, client response, judgment, punctuality, quality and
quantity of work, educability, articulateness and professionalism;
3.You are required to comply with the all existing rules, regulations and
policies of the Company as well as those which may hereafter be issued, including
but not limited to those governing order and discipline, honesty, safety and
security, work assignments and standard operating procedures, use of Company
properties and access to matters of confidentiality, and such other rules deemed
necessary in the conduct of our business;
4.This probationary employment does not entitle you to the benefits that is or may
hereafter be granted only to regular and permanent employees, except those which
the Company as a matter of policy and upon its discretion, extends to all
employees regardless of status and to those provided by law;
5.You agree that all record and documents of the Company and all information
pertaining to its business and/or its affairs and that of its customers are absolutely
confidential and unauthorized disclosure or reproduction of the same will not be
made by you at any time during or after your employment. You agree that any
breach of confidentiality will constitute sufficient ground for immediate
termination of your employment for cause and/or civil and criminal liability;
6.You agree to be assigned to any work or work station or branch of the Company
for such periods as may be determined by the Company and whenever the service
requires such assignments;
7.In case you intend to resign from the Company, you are required to notify the
Company at least thirty (30) days prior to the effectively of your resignation,
otherwise, failure on your part to do so will render you liable for damages.
However, it is within the sole discretion of the Company whether or not to accept
such resignation earlier than the expiration of said period.
