0 Introduction

Property development is a process that transforming a raw land to a productive use such as
agricultural, residential, industrial and commercial uses. Property development can also
involve replace or changing of existing buildings and improve to a better type of use. This
process referred to redevelopment.

There are two categories of land in property development which is greenfield land and
brownfield land. Greenfield land in a simple term is a project that is built from any undeveloped
land or site that earmarked for any construction projects. This means that in greenfield land,
there is no existing building or infrastructure. Brownfield land refers to an abandoned or any
existing industrial or commercial facility underused in which redevelopment is burdened by
real or potential environmental contamination. A brownfield land in simple term is there is an
building or infrastructure that was operated before but now it is not in use or in bad condition.

Greenfield land are often desirable locations for construction projects but they may
come with some challenges to developing the land. Greenfield land often will be compared
with brownfield sites as the way of the land is often used for development. The land that we
choose to develop is under categories of greenfield land. It is located at Batu Pahat District
which in a state in Johor and its capital is Bandar Penggaram. The land that to be develop is
Parit Lapis Bakau Chongdong and it is a Mukim Simpang Kanan. The land is an uncultivated
land with a lot number of 2332.

The area of the land is 2.8328 Hectare, and it is a freehold land. Developer plan to
develop residential properties on that land. It will be plan 45 single storey terrace house.
Developer feel that the residential properties which is located nearby with a commercial area
call as D’Garden Batu Pahat would be the best choice.

The development will be in style of single storey and it will be about 15 units in a row.
It will be fully equipped with gated and guarded community beside will plan to built some
facilities like garden, playground and so on at the area.

So, in conclusion, the area of the land is 2.8328 Hectare and will be use to develop
high-end properties beside with some facilities that suit for residents who bought at the future.
