property on the date of the inspection. Conditions can change and equipment can fail at any time.
This report should not be construed as a guarantee or warranty of the premises or equipment.

There are several factors that go into determining the condition of a home. The age, the
materials used in construction and the construction process itself. The upkeep by the
previous owners can also be a factor. My objective is to help you determine the condition
of the property you have selected to purchase. I hope you will find this report informative
and a usefull tool in helping you make sound decisions on your investment.

Report Terminology

Satisfactory: On the day of the inspection the component is in working order and showing
normal wear and tear for its age.

Italicized words: Common maintenance items.

Blue sentences: It is the inspectors opinion that recommended repairs/upgrades will


enhance the safety of the home.

Orange sentences: Unsafe or Significantly Deficient. The component did not work using
normal controls or was unsafe at the time of the inspection. The component needs to be
repaired prior to the close of escrow.

The inspector recommends that all repairs/upgrades be made by a qualified licensed


contractor for safety reasons.

Make sure to collect receipts for repair work performed. This inspection company will not
guaranty work performed by others. If you have a concern you will want to contact the
company that performed the repairs.

formaldehyde, lead paint, asbestos, toxic or flammable materials, and other environmental hazards; pest
infestation, playground equipment, efficiency measurement of insulation or heating and cooling equipment,
internal or underground drainage or plumbing, any systems which are shut down or otherwise secured; water
wells (water quality and quantity); zoning ordinances; intercoms; security systems; heat sensors; cosmetics; or
building code conformity. Any general comments about these systems and conditions are informational only and
do not represent an inspection.

expected life of components are general estimates based on information about similar components and
occasional wide variations are to be expected between such estimates and actual experience.

I certify that I have no interest, present or contemplated, in this property or its improvement and no involvement
with tradespeople or benefits derived from any sales or improvements. To the best of our knowledge and belief,
all statements and information in this report are true and correct.

Should any disagreement or dispute arise as a result of this inspection or report, it shall be decided by arbitration
and shall be submitted for binding, non-appealable arbitration to the American Arbitration Association in
accordance with its Construction Industry Arbitration Rules then obtaining, unless the parties mutually agree

Size: The lot is of average size for the area.
Site Drainage: Satisfactory - The lot has adequate drainage to prevent water from ponding.

Shrubs
Condition: Satisfactory - The shrubs and/or bushes have a good appearance. Bushes and
shrubs need to be trimmed away from the structure at least 2 inches. This
space is needed to prevent direct access to the structure by insects and to keep
the bushes from damaging the siding.
Trees Condition: Satisfactory - The trees on the site all appear to be alive and in acceptable
condition. Trees overhanging the structure need to be trimmed so that limbs,
leaves, and rain will not drop off the tree onto the roof covering and clog the
gutters, damage the roof, or promote moss growth. Trees that rub against the
roof can cause severe damage and can drastically reduce the life of the roofing
material.

ROOFING
Type Roof: Gable
Roof Covering
Materials: Asphalt composition shingles. These consist of cellulose mat, asphalt
impregnated with colored gravel on surface. Shingles are applied in horizontal
rows.
Cover Layers: The roof covering on the main structure has one layer. The number of layers
was determined by counting the number of layers of shingles or material at the
lower edge with consideration given the starter course.
Underlayment
Noted: Asphalt impregnated felt underlayment was noted under the roofing material.
Condition of Roof
Covering
Material: Satisfactory - The roof covering material is in a condition that is consistent with
its age and method of installation, showing no deficiency or cause for concern at
this time. Every roof wears different relative to its age, number of layers, quality
of the roofing materials, method of application, venting, exposure to direct
sunlight, weather conditions and maintenance. Regardless of the design-life,
the roof is only as good as the water-resistant membrane beneath it. It is
concealed and cannot be inspected without removing the roof shingles. It is
impossible to detect a leak except as it is occurring or by specific water tests,
which is beyond the scope of this inspection. Water stains on ceilings or on
framing in attics can be old and will not necessarily confirm an active leak. Make
sure and check with the present owners to see if they have information on the
age of the existing roof. (See Estimated Life Expectancy of Roof comments
below).
Estimated Life
Expectancy of
Roof: Heavy duty/simulated shake shingles will often last 25 to 30 years before
replacement is needed. Early signs of aging include brittleness, minor curling,
and loss of mineral granules, while signs of advanced aging are severe curling,
broken or split shingles, and exposed felts. The useful life of a roof can be
extended by patching and coating eroded or worn areas as they become
evident. As a roof approaches the end of its economic life expectancy, patching
becomes increasingly necessary, due to an increased likelihood of leakage in
the last few years of roof life.

Slope: Medium slope is considered to be between 4 in 12 and 6 in 12.


Flashing: Satisfactory - The flashings around openings in the roof covering are watertight
and caulked as needed. Caulking used as a sealer on a roof is considered to be
a temporary seal. Recommend monitoring the caulking for future cracking, at
that time additional caulking will be needed.
Means of Roof
Inspection: The roof covering was inspected by walking on
the roof.

Valleys: Satisfactory - The valleys are in satisfactory condition.


Ridges: Satisfactory - The ridge covering material is in satisfactory condition.
Roof Gutter
System: The gutter system on the roof edge is functional and adequately sloped to carry
the water to the downspouts. Recommend installing gutter guards after a
thorough cleaning. The downspouts are clear and functional. The splashblocks
carry the run-off water far enough away from the foundation to be considered
satisfactory. Run-off water needs to flow away from the side of the house at
least 6 feet. This will allow the run-off to get far enough away to not interfere
with the foundation.

Roof Framing: A truss system is installed in the attic cavity that


is used to support the roof decking and transmit
the roof load to the exterior walls. The rafter/
truss system size is 2"x6". Spacing is 16 inches
on center.

Condition: Satisfactory - The roof framing is in functional condition.
Roof Bracing: The roof framing as installed seems adequate.
Roof Decking: The roof decking material is 1/2" plywood sheeting. The builder installed ply
clips when installing the sheeting to prevent the sheeting from sagging at the
joints.

of Attic: There is no evidence of current water leaks into the accessible attic spaces at
the time of the inspection.

Low: Satisfactory - There is adequate ventilation installed. Vents are located both in
the ridge area and low in the eaves area.

Insulation Clear
of Sheathing: There is at least 1 1/2 inches of clearance between the roof sheathing and the
insulation.
Insulation Noted: Satisfactory - The attic insulation is properly installed. The following type of
insulation was noted in the attic: Cellulose loose bagged or blown in place.
There is an average of at least 12" of insulation installed.

Trim Condition: Satisfactory - The trim is intact and satisfactory. The trim is metal wrapped.
Soffit/Eaves: Satisfactory - The soffit/eaves are in satisfactory condition and show only signs
of normal wear.
Fascia & Rake
Boards: Satisfactory - The fascia and rake boards are in satisfactory condition and show
only signs of normal wear.
Condition of
Painted Surfaces: The exposed painted surfaces need some minor attention or touch-ups to make
the surfaces weathertight. These repairs should be scheduled soon to prevent
further deterioration.
Outside Entry
Doors: Satisfactory - The outside entry doors are in satisfactory condition as noted from
the exterior. There are deadbolts installed on the entry doors and they are
operational. This is a recommended safety feature.

Condition: Satisfactory - The window framing and glass are in a satisfactory condition. It is
very important that all windows in your home are in working order at all
times, this will allow a second way out in case of an emergency. Special
Note: If your home is older you may consider installing newer insulated
glass windows to enhance efficiency.

Storm Windows: Satisfactory - There are storm windows installed, and they are functional.

Clearance: Satisfactory - There is adequate clearance between the earth and the wood.
Structural
Caulking: Satisfactory - The structural caulking is in satisfactory condition. Caulk should
be applied to areas where brick and wood siding meet, trim around window
frames or doors, and piping and service penetrations. Also, any cracks that
allow moisture or wind entry should be caulked to prevent deterioration.

a set of glass doors installed. Used correctly, these will help minimize heat loss
when the fireplace is not in use. They also eliminate burning embers from flying
into the room during a fire and reduce the volume of room air sucked up the
chimney.

Condition: Satisfactory - The flue damper is functional and fully adjustable.

from Firebox: Satisfactory - The visible portions of the chimney flue are satisfactory. The
inspection is limited to the visible portions of the fireplace flue. Drop light,
mirrors, and smoke testing are not a part of the inspection. A majority of the
flue, smoke shelf and other features are not visible and conditions are unknown.
A level 2 inspection is recommended by a qualified chimney sweep when a
home is sold or changes hands.This recommendation is made by the NFPA.
Additional concerns may be found during that level of inspection. The level 2
inspection should be performed on an annual basis.
Smoke Chamber: Satisfactory - The smoke chamber walls are sloped towards the flue.

From Roof: Satisfactory - The fireplace flue, as viewed from the roof, is in satisfactory
condition.

Material: The exterior fireplace stack material is made of metal.

will also keep animals and birds out of the flue.

and Clearance: Yes - The chimney installation appears to meet clearance requirements.
Flashing: Satisfactory - The installed flashing around the chimney stack is functional.
Source of
Combustion Air: Room air is used for combustion in the fireplace. It would be best to have a
window open while using since a roaring fire consumes approximately 300 to
400 cubic feet of air per minute.
Hearth Condition: The hearth is in satisfactory condition. The hearth extends at least 16 inches in
front of the firebox and extends at least 8 inches to either side.
Mantle: Yes - There is a mantle installed, and it meets the 12" minimum clearance
above the firebox.

secure the framing to the foundation. There was only a random look at these
bolts or brackets, and no warranty as to their performance is given.

Windows: There are basement level windows. The windows as installed are not egress
accessible. As a result of the lack of egress, the areas should not be
considered as living space nor used as a sleeping area for safety reasons.

handrail installed. This is an unsafe condition. The handrail should be installed
directly above the highest step riser and end above the lowest step riser. The

Washer & Dryer A washer and dryer are installed. Testing of either is not included as a part of
this inspection.
Washer Hookup: There is a connection box installed in the wall with both hot and cold water and
a drain pipe. The drain pipe was not flood tested. Recommend installing the
braided metal supply type washing machine hoses. The black rubber supply
type hoses have been known to rupture and cause water damage.
Dryer Hookup: Yes - There is a 220-volt outlet provided for an electric dryer. If you intend to
use a gas clothes dryer, you will need to have a gas line installed.
Dryer Ventilation: Satisfactory - The dryer ventilation as installed is adequate. The vent hood
outside is clean, and the flapper is functional. The existing vent hose is the
ribbed type. This type of vent hose has been known to trap lint and cause fires.
Recommend replacing the ribbed vent hose with a smooth metal vent hose for
safety reasons. Each joint along the pipe needs to be secured with an approved
HVAC type tape and not screws.
Area Ventilation: Satisfactory - The area ventilation seems adequate.
Laundry Basin: Yes - There is a laundry basin installed. The unit is functional. No leaks were
noted.

Electric Service
to Garage: Satisfactory - The electrical outlets in the garage tested as correctly grounded.
The garage electrical outlets are not protected using Ground Fault Circuit
Interrupters. For safety reasons, they are recommended for use in garages for
all circuits except dedicated circuits. Do not use a Ground Fault Protected outlet
for either a food freezer or a refrigerator. Should the outlet cut the power to the
appliance, you may not be aware that the unit is off and possibly ruin the
contents.
