DEED OF SALE with ASSUMPTION OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF SALE with ASSUMPTION OF MORTGAGE is made, executed


and entered into by:

MARIBETH R. LAURENTE, Filipino, of legal age, married to SILVERIO G.


LAURENTE JR. and with residence at 832-D Cedar Court, Dao Dist rict,
Tagbilaran City, hereinafter referred to as the SELLERS;

and

SPOUSES JORIEL JOHN ACOPICOP and JEAN E. ACOPICOP,


Filipino, of legal age, married and with residence at 984 Camia Villanueva St.,
Gatchalian Subdivision, Manuyo Dos., Las Piñas and hereinafter referred to as
the BUYERS;

WITNESSETH;

WHEREAS, the SELLERS are the owners of a house and lot property
developed by Camella Homes and Communities more specifically described as
follows:
Subdivision : Camella Buscandala Expansion
Block : 10
Lot : 1
House Model : Marga-SF
Floor Area : 46 sq. meters
Lot Area : 53 sq. meters

WHEREAS, the BUYERS have offered to buy and the SELLERS have
agreed to sell the above-mentioned property for the amount of SIX HUNDRED
THOUSAND PESOS (P 600,000.00) Philippine Currency;

WHEREAS, the said property is mortgage by the SELLERS in favor of


UnionBank of the Philippines;

WHEREAS, the BUYERS have agreed to assume, as they hereby assume,


all the duties and obligations of the SELLERS imposed by the UnionBank of the
Philippines, as if the present BUYERS were the MORTGAGORS thereof;

WHEREFORE, for and in consideration of the sum of SIX HUNDRED


THOUSAND PESOS (P 600,000.00) Philippine Currency, the SELLERS DO
HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the
said BUYERS, their heirs and assigns, the house and lot and the improvements
found thereon, payable in the manner and form set forth herein below:

a. The sum of TWO HUNDRED THOUSAND PESOS shall be payable in two


installments: The first ONE HUNDRED THOUSAND PESOS shall be paid
not later than August 15, 2019 and the other ONE HUNDRED
THOUSAND PESOS shall be paid not later than December 1, 2019;

b. The remaining balance of FOUR HUNDRED THOUSAND PESOS


(P400,000.00) shall be paid annually in four equal installments, which shall
be ONE HUNDRED THOUSAND every year, commencing on December
2020 until December 2023;

c. The BUYERS shall issue a postdated check to the SELLERS to secure their
payments;

FURTHERMORE, the VENDEES also bind themselves to assume as they


hereby assume the payment of the unpaid balance of the mortgage indebtedness
of the VENDOR to UnionBank of the Philippines, payable in the manner and
form set forth herein below:

a. The VENDEES shall commence to pay the monthly amortizations of


the property for the month of May 2019 and subsequently the periods
thereafter until the end of the year 2029;
