INTRODUCTION TO
PROPERTY APPRAISAL

1. Introduction

This assessment is based around a portfolio submission encompassing a number of tasks


which are specifically linked to the following learning outcomes:

i. Demonstrate an understanding of the concept and purpose of professional


property measurement and valuation standards.
ii. Apply appropriate techniques for the survey, measurement and inspection of land
and property.
iii. Source, analyse and utilise relevant market data and research.
iv. Understand the structure of the property market and the acquisition and disposal
of real estate assets.

2. Lecturer:

This course is moderated by Nurul Masfufah Mahayuddin, Department of Urban Studies. Email

hours: (0900-1700 hours- Monday to Friday)

3. Assessment Brief:

Task One
As a Real Estate Appraisal firm, your company has been appointed to appraise a residential
property. Your team is instructed to conduct a:

i. Property inspection and survey by using appropriate template to record the information
(including photographs)
ii. Market research and analysis (description of location, property details etc.). You must also
include your opinion of market value and provide a reasoned valuation based on your
analysis of comparable evidence (at least three comparable properties)
iii. Marketing strategy analysis (including marketing methods, cost etc.)

Task Two
Your client is currently expanding their business and requires new commercial property to
accommodate their business. They have approached you for advice on two properties they are
interested in:
 Property A: Purchase the freehold interest
 Property B: Taking a lease and paying rent

You are required to prepare a report relating to both properties which addresses the following
criteria:
i. Description of both properties: the accommodation and also consider the location,
situation and nature of the building, highlighting the key positive and negative
attributes.
ii. Using appropriate databases and publications provide a detailed overview of the
local and regional market conditions for the selected properties.
iii. Your opinion of market rent for the selected properties based on the comparable
evidence available to you.

 Presentation material – PowerPoint slide
 Electronic report through CANVAS
 Hard copy

Others:
 The report must be submitted as a SINGLE portfolio (maximum 5000 words) and must be
undertaken on an individual basis
 No submissions will be accepted after the deadline given above, unless supported with
appropriate medical certificate (MC) or other relevant letter of consent from appropriate
personnel

6. Restrictions

Plagiarism or direct copying from internet sources found will consider failed. Plagiarism is the use
without adequate acknowledgment of the intellectual work of another person in work submitted
for assessment. You are also reminded to be selective in obtaining information from the internet.
