GENERAL POWER OF ATTORNEY

This Deed of GENERAL POWER OF ATTORNEY is made at Delhi, on

this 17th day of June 2019 by : SHRI D.L. HIMMAT SINGHA SON

OF SHRI NATHU MAL SINGHA Resident of House No.2, Block-B-8,

Bank Colony, Mandoli, Shahdara, Delhi-93,(Nationality-

Indian), hereinafter called the EXECUTANT.

IN FAVOUR OF
SHRI VINOD KUMAR SON OF SHRI RAJVIR SINGH Resident of

House No.99, Bhupendra Puri, Modi Nagar, Ghaziabad, Uttar

Pradesh-201204, (Nationality-Indian), hereinafter called the

GENERAL ATTORNEY.

Whereas the Executant is the ABSOLUTE OWNER and in

possession of a Piece of Agricultural Land, Area Measuring 8

Bighas 3 Biswas, Out of KHASRA NO.710(4-16), & 711min

(3-07), Consisting of according to the site, Situated at in

the REVENUE ESTATE OF VILLAGE SATBARI, TEHSIL SAKET, NEW

DELHI.

And now the executant doth hereby appoint, nominate and

constitute the aforesaid lawful general attorney to do the

following acts, deeds and things in respect of the aforesaid

property and to sell, manage or transfer the same in any

manner whatsoever, under his/her/their own signatures of

executant behalf.

NOW THIS G.P.A. WITNESSETH AS UNDER:-


1. To sell, manage or transfer the aforesaid property,

receive the consideration amount, deliver the possession

execute the relevant documents and to get them duly

registered. That the consideration amount will be received

in my name on my behalf in shape of cheque/draft etc.

2. To file all kinds of applications, affidavits,

petitions, suits, revisions, reviews, appeals and take all

misc. proceeding into the courts of law and the departments

concerned, from the original jurisdiction to the appellate

jurisdiction.

3. To appoint advocates, arbitrators etc. in respect of

matters relating to the said property.

4. To get the said property mutated/sub-divided into

his/her own name or into the name of his/her nominees.

5. To apply for and get the electricity, tap water and

sewer connections installed/transferred into his/her own

name or into the name of his/her nominees.

6. To get any compensation from the authority concerned in

respect of the aforesaid property if the same gets acquired

at any stage.

7. To raises construction, to make alteration and

additions in the aforesaid property.

8. To let out the aforesaid property as a whole or part

thereof, to receive and recover rent, issued receipts

thereof and to evict the tenants.

9. To submit plans, to apply for No-Objection-Certificate

for transfer of the said property, and to get them duly

sanctioned from the authorities concerned.

10. Generally to do acts, deeds and things which are even

not specifically mentioned in this deed but are deemed fit

and proper by my/our general attorney for proper management

and/or transfer of the aforesaid property.

11. That due to consolidation in case the new khasra

numbers and or the land are allotted, then to take

possession of the same and to sell and transfer the same in

any manner and to execute all necessary documents and get

the same registered with the proper registering authority.

The GPA will remain effective even on post consolidated

lands.

12. Further, It is hereby declared that the property in

question is not an awarded Land, G.S. Land or Govt. Land. In

this regard if any dispute is arises the Registering

Authority shall not be held responsible and parties shall

bear the all losses to the Govt. And Whereas I shall keep

the registering authority harmless and indemnified against

any loss, damage and injury sustained on account of

registering of this document.

13. That the executant declare that the above said property

under transfer is neat and clean property there is no any

encumbrance such as sale, gift, mortgage, litigation

whatsoever and if any stage if it is proved then the

Registering authority as well as Advocate/Document writer

will not be responsible in any manner and all responsibility

of the same shall be born and paid by executant.

I, the above named executant, hereby agreed to ratify

and confirm the said acts, deeds and things done by my

lawful general attorney in all respects.

IN WITNESSES WHEREOF the executant has signed this deed

on the date and at the place first above written,

in the presence of the following witnesses, who

have also put their hands to it, in the presence of

executant and in the presence of each other.
