RENT AGREEMENT

THIS AGREEMENT OF RENT is made and executed on this the 01st day of Apr
2019 at Mysore by and between Sri. ANUP S SANNAGOWDAR S/o
S.H. Sannagowdar aged about 41 years residing at No. 3992/101, 15 th Cross,
Anjaneya Layout Davanagere-577004. Hereinafter referred to as the LESSOR also
called as First party (which includes his heirs, successors, and assign).

VENKATESH C.S S/o. Shivabasaiah C P, aged about 50 years, Residing at
No. 1221, Situated at Gokulam 3rd Stage, 10th Main Road, Devaraja Mohalla,
Mysore. Hereinafter referred to as the LESSEE also called as Second party (Which
includes his heirs, successors, and assign)

WITNESSSETH AS FOLLOWS:

1. Whereas the Lessor is the absolute owner of the residential property bearing
No. 1221, Situated at Gokulam 3rd Stage, 10th Main Road, Devaraja Mohalla,
Mysore. Herein is the absolute owner of the schedule property more fully
described in the schedule property
2. Of the schedule property, the Lessor is desirous of giving on lease the house
No. 1221, Situated at Gokulam 3rd Stage, 10th Main Road, Devaraja Mohalla,
Mysore and the Lessee who is in requirement of a suitable for Residential
purpose is desirous of taking the schedule property on lease. The parties
having mutually agreed to grant and take on lease the schedule property are
desirous of placing the agreed terms on record as follows.

NOW THIS PRESENTS WITNESSETH AS FOLLOWS:

1. The lease of the schedule property in favor of the lessee shall be for a period
of 11 months commencing from 01.04.2019 to 29.02.2020. The monthly rent
for the schedule premises is Rs. 56,000/- (Rupees Fifty Six Thousand
only). The monthly rent is payable on or before the 10 th day of every month.
The tenancy is the English Calendar month.
2. The Lessee has paid a sum of Rs. 3,00,000/- (Rupees Three Lakh only) to
the Lessor as Security deposit through Cheque bearing No.140136
Dt.13.06.2016 drawn on Axis Bank favoring ANUP S SANNAGOWDAR.
This security deposit carries no interest and shall be refunded by the Lessor
to the Lessee at the time the Lessee vacates the schedule premises.

3. The rental terms & conditions remain same for a period of 11 months which
would be renewed on every 11 months starting from this agreement period.
On mutual consent the Second Party will continue to occupy the schedule
property for a further period of 11 months. The rent is further subject to an
increase of 5% annually on the last rent paid starting from 01.03.2020.
4. The SECOND PARTY indemnifies the FIRST PARTY that the schedule
premises shall not be made use for or would not be sublet for any such
immoral, illegal, unlawful activities, or any activities, which is banned
by the law of the land & shall not cause any nuisance to the neighbors.
5. The Lessee shall not carry out any alterations to the schedule premises &
shall not cause any damage to the same.

6. If the Lessee fails to pay the rent as agreed above continuously for a period
of 3 months the lease shall stand automatically terminated and the lessor shall
be liable to take possession of the property.

7. The Lessee shall pay the electricity and water charges according to the
monthly bill, in respect of the schedule premises and the Lessor shall pay the
Corporation tax in respect of the same.

8. The Lessee shall permit the Lessor to inspect the schedule premises at all
reasonable times. In case of force of circumstances the tenant wants quit
before the expiry date of the rental agreement or Lessor need house back
before the rental agreement a 01-month notice need to be served by either of
the party concern.
9. If the Lessee commits breach of any of the terms of this lease, the Lessor
shall be entitled to forfeit the lease and re-enter the schedule premises
without reference to the period of lease granted herein.

10. Maintain at all times all electrical & sanitary fittings during the said term and
to keep premises in good and tenantable condition and with reasonable wear
and tear and deliver the same to the lessor, and shall not alter or vary the
schedule premises in any manner without consent from the Lessor. In the
event of any damages to the schedule premises due to the negligence of the
lessee, the Lessor is entitled to deduct the cost of repairing from the Security
Deposit repayable to the lessee while surrendering vacant possession of the
schedule premises.
11. The Lessee paying the rents regularly and observing all the covenants
contained in this agreement, shall be entitled for the peaceful enjoyment of
the schedule premises.

Devaraja Mohalla, Mysore is bounded by:
East by: Property No. 1222 West by: Property No 1220

South by: Road North: T.B. Land & H.T Lane

IN WITNESSES WHEREOF the Lessor and the Lessee have hereunder signed and
executed this Rent Agreement on the date, month and year first mentioned above.
