RELINQUISHMENT DEED

This Deed of relinquishment is made and executed on this___


day of August, 2019 by Shri Dilip Singh S/o S.Rawel Singh, R/o Q-
20-A, Ground Floor, Jangpura Extension, New Delhi-110014
hereinafter referred to as “the EXECUTANTS/RELEASORS”:.

IN FAVOUR OF

Shri Didar Singh S/o S.Rawel Singh, R/o Q-20-A, Ground


Floor, Jangpura Extension, New Delhi-110014 hereinafter referred
to as the “RELEASEE”.

WHEREAS Shri Jagat Ram, Smt Ram Piari and Shri Pishori Lal
all sons and daughter of Lt Smt Goma Devi R/o Q-20-A, Jangpura
Extension, New Delhi-110014 were the absolute owner of the
property bearing No Q-20-A, Jangpura Extension, New Delhi-110014
measuring 100 Sq Yds and the same is bounded as under:-

Whereas Shri K.S Arora S/o Sh A.S Arora R/o Flat No.4, East
Nizamuddin, Delhi- 110003 was appointed as general attorney to do
the certain Acts and deeds with respect to the said plots by Shri
Jagat Ram, Smt Ram Piari and Shri Pishori Lal all sons and
daughter of Lt Smt Goma Devi R/o Q-20-A, Jangpura Extension, New
Delhi-110014 by virtue of General Power of Attorney registered as
document No. 3215, in Addl Book No-IV, Volume No.1901 on pages 77
to 81 on dated 17.07.1992 in the office of Sub Registrar, New
Delhi.

Whereas Shri K.S Arora S/o Sh A.S Arora R/o Flat No.4, East
Nizamuddin, Delhi- 110003 appointed S/Shri Dilip Singh and Shri
Didar Singh both S/o S. Rawel Singh, R/o Q-20-A, Ground Floor,
Jangpura Extension, New Delhi-110014 as Lawful and General
attorney to do the certain Acts and deeds with respect to the
entire ground floor of property bearing House NO. Q-20-A,
Jangpura Extension, New Delhi-110014 by virtue of General Power
of Attorney registered as document No. 3267, in Addl Book No-IV,
Volume No.2014 on pages 78 to 82 on dated 28.06.1993 in the
office of Sub Registrar, New Delhi.

Whereas Shri K.S Arora S/o Sh A.S Arora R/o Flat No.4, East
Nizamuddin, Delhi- 110003 further executed a Will Deed in favour
of S/Shri Dilip Singh and Shri Didar Singh both S/o S. Rawel
Singh, R/o Q-20-A, Ground Floor, Jangpura Extension, New Delhi-
110014 and transferred the absolute legal right and entitled as
an owner in respect to the entire ground floor of the property
bearing House NO.Q-20-A, Jangpura Extension, New Delhi-110014.
This Will Deed is registered as document No. 3171, in Addl Book
No-III, Volume No.738 on pages 150 to 151 on dated 28.06.1993 in
the office of Sub Registrar, New Delhi.

Whereas S/Shri Dilip Singh and Shri Didar Singh both S/o S.
Rawel Singh becomes the absolute and lawful attorney of property
No Q-20-A, Ground Floor, Jangpura Extension, New Delhi-110014
measuring 100 Sq. Yards and both of them having in possession of
the 50 Sq Yds on each side. Accordingly, the same is mutated in
their names in record of Lessor L&DO vide Jamabandi No _____
Dated_______.

And Whereas pursuant to the wish, as mentioned above the


Executant/Releaser out of their natural love and affection and
without any monetary consideration, hereby wishes to release and
relinquish and therefore, release, relinquish, conveys and
transfer their right, title and interest in respect of half of
the Area measuring 50 Sq. yards at Property No Q-20-A, Ground
Floor, Jangpura Extension, New Delhi-110014 in favour of his real
brother as mentioned above and hereby affirm and declare that he
and his legal heirs will have no claim, right, title, lien or
interest in aforesaid property and the same shall vest absolutely
in the said RELEASEE on execution of this deed forever.
NOW THIS DEED WITNESSTH AS UNDER:

On execution of this deed, releasee/beneficiary (i.e his real


brothers) will have all rights, powers and authority:

(1) To have physical possession of the said subject property,


and to represent before any office/authorities of any
State/Central Govt. or local body which may be connected
and/or concerned with the said property in any manner
whatsoever and to make any statement, applications,
affidavits, undertakings etc. in respect of the said
property or to deal with all matters.

(2) That the releasers undertakes to have aforesaid property


mutated in DDA and in SDMC and other government
departments, in favour of the releasee, in equal shares,
otherwise the releasees can also get the aforesaid
property mutated in their own names by presenting this
document or its certified true copy before the competent
authority.

(3) To get Water/Sewer/Electricity/Power connection or site


plan sanctioned from any concerned authorities and other
services relating to the said property and for the
purpose to do all acts, deeds and things which are
necessary for the same.

(4) To pay the lease money and other dues in respect of the
said property and bequeath the same and to get the
receipt thereof.

(5) To get the lease deed and/or supplemental deed/sale deed


or any other deed in respect of said property executed
and/or and bequeath the same and to get the same
registered in the office of the Sub-Registrar concerned.
(6) To make any additions alterations in the existing
boundaries / structure after seeking permission from
competent authority/authorities in this regard and for
the purpose to apply for and get the plans sanctioned for
erection of a building on the said plot of land and for
the purpose to do all acts, deeds and things which are
necessary for the purpose and to do all acts, deeds and
things which are necessary for the same.

(7) To get the property assessed for house tax, to pay the
same and to get the refund thereof if paid in excess.

(8) To let out the said property in full or in part to any


intended tenant (s) in any lawful manner.

(9) To negotiate on the terms for the sale/transfer of the


said property and to receive earnest money/consideration
amount and to give receipts thereof, to receive the sale
consideration amount and get the sale executed or any
other documents and get the same duly registered in the
office of Sub Registrar concerned or any other concerned
department in the name of any intended purchaser (s).

(10) To appoint any other person (s) as my attorney


authorizing him/her/them to do all or any of the above
acts, which have or have not been specifically mentioned
hereinabove and in the opinion of my attorney ought to be
done executed or performed in respect of my said property
or any matter incidental thereto and to cancel withdraw
or revoke the powers conferred upon the said attorney.

(11) That this Relinquishment Deed is Irrevocable.


In witness whereof, the executant has signed/put his thumb
impression on this Relinquishment Deed on the day, month and year
first mentioned above, in the presence of the following
witnesses.
