DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed, made and entered by BENJAMIN A. HERVAS as

Attorney-in-fact of GAVINA H. CHING of legal age, Filipino,
married to ELEANOR K. HERVAS, Filipino citizen and with
residence and postal address at BM Road., Bgy. San Pedro,Puerto
Princesa City, Palawan hereinafter referred to as the SELLER;

-AND-

NOEL C. ABRERA of legal age, Filipino, married to NORMITA C.

ABRERA and with residence and postal address at 65 Mabini
Street, Puerto Princesa City, Palawan, hereinafter referred to as the
BUYER;

WITNESSETH

WHEREAS, the SELLER/VENDOR is the Attorney-In-fact of GAVINA H.

CHING who is the absolute and registered owner of a parcel of land consisting
of FIVE HUNDRED THIRTY EIGHT (538) SQUARE METERS more or less,
located at Barrio Calero (now Bgy. San Pedro) Puerto Princesa City covered by
Transfer Certificate of Title NO. 15035 Lot 4-B-3, Psd-4A-011226.

That for and in consideration the sum of FOUR HUNDRED THIRTY

SEVEN THOUSAND FIVE HUNDRED (437,500.00) PESOS ONLY, fully paid
by the buyer to the seller on two (2) installment. Representing full payment
hereof is hereby acknowledged from the SELLER, and said Vendor hereby
SELL, TRANSFER , AND CONVEY, in a manner absolute and irrevocable,
unto the said vendee, their heirs and assigns, a portion of the above mentioned
parcel of land together with all existing improvements thereon located at Bgy.
San Pedro, Puerto Princesa City, Palawan and more particularly described as
follows:
 IN WITNESS WHEREOF, the parties have hereunto affixed their
signatures this _________day of 2019 at Puerto Princesa City, Palawan.
