REBECCA R. ALFEREZ, also of legal age, Filipino, married to Hilario L. Alferez, and
a resident of Poblacion, Guihulngan, Negros Oriental, hereinafter referred to as the VENDEE;
WITNESSETH:
That the VENDOR herein is the declared owner of a certain parcel of land, known as Lot
No. 299, Cad-1051-D, of the Cadastral Survey of Tayasan, Negros Oriental, located at Cor.
Calumba/Callao Street, Poblacion, Tayasan, Negros Oriental, containing an area of One
Thousand Four Hundred Forty Six (1,446) square meters, however, in its Tax Declaration No.
09-19-001-00175, it consists of ONE THOUSAND FIVE HUNDRED TWO (1,502) square
meters, more or less, with all of the improvements found therein. And said parcel of land is more
particularly described as follows: Bounded on the North by Calumba Street; on the East by
Callao Street; on the South by Julio Abe4lla; and on the West by Cristita Academia;
That for and in consideration of the sum of ONE MILLION TWO HUNDRED
THOUSAND PESOS (Php1,200,000), Philippine Currency, in hand paid by the herein Vendee,
REBECCA R. ALFEREZ, and receipt in full is hereby acknowledged by the Vendor, thru its duly
authorized representative, MARCIAL TAUB, JR., to their entire satisfactions and that by virtue
of these presents, the herein Vendor does hereby SELL, TRANSFER, and CONVEY unto the
vendee, her heirs and assigns, the aforementioned parcel of land, including all the improvements
found therein, free from all liens and encumbrances;
That the Vendor herein declare that this land is not covered by the Comprehensive
Agrarian Reform Law; and that due notice has been given to all persons affected by this
transaction in compliance with the provisions of the New Civil Code of the Philippines,
pertaining to the rights of the redemptioner and preemptioner, but nobody opted to exercise the
said rights; and the Vendor warrants its title and ownership over the said parcel of land and will
defend the rights of the Vendee against any adverse claim whatsoever.
That the aforementioned parcel of land is not registered under the Spanish Mortgage Law
or the Land Registration Act, so that the parties herein have agreed to register this deed under the
provisions of Act No. 3344, as amended.
IN WITNESS WHEREOF, we have hereunto affixed our signatures this _____ day of July
2011, at Sibulan, Negros Oriental.

BEFORE ME, this ____ day of July 2011, at Sibulan, Negros Oriental, personally
appeared the following persons who exhibited their respective Community Tax Certificates
numbers, to wit:
both known to me to be the same persons who executed the foregoing deed, consisting of two
pages, including this page of acknowledgment and all pages were duly signed by the parties
together with their two instrumental witnesses and that they acknowledged to me that the same
are their free act and voluntary deed.
