ADDENDUM TO LEASE / TENANCY AGREEMENT

This is an Addendum to a Lease / Tenancy Agreement dated / / (MM/DD/YY)


between:

(“Landlord”)

and

(“Tenant”)

(“Tenant”)

with respect to the rental property located at Unit 312 – 6677 Cambie Street, Vancouver, BC (the
“Premises”).

Purpose of Addendum
1. The Landlord wishes to be proactive in mitigating the effects of the following:

a. increased maintenance, cleaning, and redecorating costs for permitting smoking/vaping


and pets in rental properties, including repairing burn marks and removing odors from
carpets, draperies, and paint;
b. damage to walls and flooring as a result of the installation and use of furniture, artwork,
televisions, and appliances.

Terms of the Addendum


2. For this Addendum, smoking is defined as inhaling, breathing or carrying a lit cigarette, cigar,
pipe, or other tobacco or non-tobacco smoked product in any form, legal or illegal. Vaping is
defined as inhaling or breathing vapour products and other electronic cigarettes.
a. The Tenant(s), occupants, and Tenant’s invitees and guests acknowledge that the
Premises are designated as a smoke and vape-free living space. No smoking/vaping
anywhere within the rental unit is permitted. Where applicable, smoking shall not be
permitted in any common areas, including but not limited to hallways, adjoining
grounds, balconies and/or patios.
3. The Tenant(s) agree to use damage mitigating measures with all furniture & artwork including
but not limited to felt pads, rubber bumper pads, and Command strips.
a. The Landlord recognizes the limitations of certain picture hanging methods and can
approve wall penetrating methods if necessary.
4. The Tenant(s) must receive written consent from the Landlord to make any permanent or semi-
permanent alterations to the Premises, cosmetic or functional, including but not limited to
painting, appliances, faucets, locks, light fixtures, window coverings, and carpets.
a. The Tenant(s) agree to revert any approved alterations to their original state before the
end of the Tenancy, if required to by the Landlord.
