RENTAL DEED

This rental deed is made on this 1st February, 2020 at Hyderabad and between H. Sesha
Reddy S/o H. Sudarsan Reddy aged about 27 years, residing at Address:

Flat No.F403,Mayflower Grande Apartment, Nacharam-Mallapur Road, Mallapur, Hyderabad-


500076 (Hereafter described as the “LESSOR” and part of the First Part, which expression
shall whenever the context or requires include his heirs, successors, executors, administrators
and assigns)

AND

Chittipeddi Ravi Kumar S/o Ch.V. Hanumantha Rao aged about 49 years, residing at Villa No.
9-1, Prajay Virgin County, Bagh Mankhal Village, Maheswaram Mandal, Hyderabad – 501 359

(Hereafter described as the “LESSEE” and part of the Second Part, which expression shall
whenever the context or requires include his heirs, successors, executors, administrators and
assigns)

Whereas the party of the First Part is the owner of Flat No. 304, Meda’s Abode Apartment,
Annamaiah Circle, Tirupati – 517501 has full and unfettered rights to let out the same and
the party of the second part has agreed to take the same on lease.
Whereas it is considered necessary to put in to writing the condition of the Rental Deed.

NOW THEREFORE THIS INDENTURE WITNESSETH AS UNDER:

1. The lease deed will come into force with effect from 15th February, 2020.
2. That the Lessor does hereby desires to let-out the Flat No. 304, Meda Abode,
____________, Annamaiah Circle, Tirupati - ___________ owned by him along with
the fixtures to the Lessee.
3. That the Lessee has agreed to pay Rs. 19,000/- (Rupees Nineteen Thousand Only) per
month towards rent and Rs. 1,000/- (Rupees One Thousand Only) per month towards
maintenance for the above said portion.
4. The party of the Second Part agreed to pay Rs. 40,000/- (Rupees Forty Thousand
Only) to the party of the First part towards security deposit, refundable after
adjustment of dues and damages if any at the time of vacating Portion.
5. The Monthly rent shall be payable in advance before the 5th of each calendar Month.
6. The Tenant shall not be entitled to sublet or even Lease the said or any portion thereof
to any person or a firm or in the group with others or otherwise assign in any manner
without obtaining prior permission in writing from the Lessor.
7. The Lease will be renewed for further period on an enhanced rent of 10% on the
existing rent. The Lease maybe terminated by either party by giving 2 calendar months
notice in advance.
8. That he/she shall use the Leased premises for the purpose of residential Purpose only,
and shall not create disturbances to other neighbor flat owners, other tenants.
9. Lessor or his agents shall be entitled to inspect the said Portion and view the conditions
thereof any time after prior notice which maybe oral.
10. The Lessee should pay additionally the Maintenance charges as applicable directly to
the community authority/society after 12 months period and receipt to be obtained
regularly along with Electrical Bill as per Meter of their flat before due date and furnish
the receipt and original bill to the Lessor.
11. That the Lease shall be for a period of 24 (Twenty Four) months with effect from 15th
February, 2020, however it can be renewed after 24 months.
12. The Lessee shall, on the expiry of the notice period, vacate the premises and deliver
the vacant possession of the House to the Lessor in Good Condition.

IN WITNESS THEREOF THE Lessor and Lessee have executed this agreement of
lease which shall be binding on them and their respective successors in interest.

Signed by both the parties to the agreement on 1st February, 2020 in the presence
of witness.
