CANCELLATION OF CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CANCELLATION OF CONTRACT TO SELL, made and executed by:

AUREA TOGONON, Filipino citizen, of legal age, married to MARIO P.

TOGONON and a resident of Bolod, Panglao, Bohol, Philippines, hereinafter
referred to as SELLER/VENDOR;

- and –

GAYDEE L. VIADOG, Filipino citizen, of legal age, and a resident of

Grande Sunset View Resort, Doljo, Panglao, Bohol, Philippines, hereinafter
referred to as VENDEE;

WITNESSETH:

WHEREAS, the parties executed a contract to sell last October 1, 2018

over a portion of a parcel of land designated as Lot 648-K, situated at
Tangnan, Panglao, Loon, Bohol, containing an area of ONE HUNDRED
FORTY-ONE (141) SQUARE METERS, which transaction was entered into in
the notarial book of Notary Public Atty._________. as Doc. No. __; Page No.
___; Book No. ___; Series of ____;

WHEREAS, third party in the name of SPOUSES ONESIMO G. GARCIA and

JOSEPHINE C. GARCIA, both of legal age, all Filipino, and a resident of 64 P.
Del Rosario Extension, Sambag 1, Cebu City, Philippines, wishes to buy the
above-mentioned property;

WHEREAS, the Vendor and the Vendee with their own volition, and in
good faith, decided and agreed to cancel the contract to sell that they
executed without any reservation;

NOW, THEREFORE, in consideration of the foregoing premises, the

parties hereby unconditionally CANCEL, RESCIND, ANNUL and declare VOID
AB INITIO and without legal effect whatsoever the CONTRACT TO SELL
executed by the parties on October 1, 2018.
