DEED OF ABSOLUTE SALE

OF PORTION OF LAND

KNOW ALL MEN BY THESE PRESENTS:

That we, AURORA DURANO, EITHEL BARUT PERALTA and ALLAN DURANO
BARUT legal age, Filipino, and a resident of Solano, Nueva Vizcaya, for and in
consideration of the sum of FIFTY THOUSAND PESOS (Php 50, 000.00) Philippine Currency,
to us in hand paid and delivered by DAISY FRANCISCO MARTIN, of legal age, single, Filipino,
and resident of Brgy. Osmena, Solano, Nueva Vizcaya, receipt of which sum is hereby
acknowledged to our full and complete satisfaction, do by these presents hereby SELL,
CONVEY and TRANSFER by way of an Absolute Deed of Sale, with certain parcel of land
covered by Transfer Certificate of Title No. T-106487, which is more particularly described
and bounded as follows:

“A parcel of land Lot No. 2752-B, Psd-(af)-02-005971, being a portion of lot 2752/ Solano
Cadastre), situated in the Municipality of Solano, Province of Nueva Vizcaya, island of
Luzon. Bounded on the NE., along lines 1-2-3 by Lot 2752- E and F, both of the subdivision
plan, on the SE., along lines 3-4 by Lot 2752-C of the subdivision plan, on the SW., along
lines 4-5 by Lots 2754 and 2755 both of Solano Cad., on the NW.m along lines 6-1 by Lot
2752- A of the subdivision plan. Beginning from a point marked “1” on plan being S. 70 deg.
07’W.m 1037.01 m. from BBM No. Solano Cadastre.
thence S. 62.deg. 56’E., 11.95 m. to point 2;
thence S. 62 deg. 56’E., 32. 05 m to point 3;
thence S. 31 deg. 23’W., 10.79 m. to point 4;
thence N. 63 deg. 00’W., 15.38 m. to point 5;
thence N. 62 deg. 48’W., 28.54 m. to point 6;

beginning, containing an area of FOUR HUNRED SEVENTY-THREE (473) SQUARE METERS
more or less.

of which the above-described parcel of land, we are the owners as evidenced by Transfer
Certificate of Title No. T- 106487 of the land records of the Registry of Deeds of Province of
Nueva Vizcaya.

That the vendor will sell their share containing an area of NINETY (90) square meters
only.
That we hereby warrant the clean title of the abovementioned parcel of land and
bind ourselves to protect the vendee from any third person who may put a claim against
it.
