This EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH DEED


OF ABSOLUTE SALE made and executed at Bacolod, Lanao del Norte,
Philippines this _________________ by and between:

DEBIE U. LAURITA, of legal age, Filipino citizen, single and


resident of Babalaya, Bacolod, Lanao del Norte;

RITA U. UNDE, single, of legal age, Filipino, and a resident of


Babalaya, Bacolod, Lanao del Norte;

CARMENCITA T. CUADRO, married to Kruzaldo Cuadro herein


represented by heirs KAY B. CUADRO and CARL B. CUADRO, both
single, Filipino, of legal ages and residents of Esperanza, Bacolod, Lanao
del Norte;

VIVIAN B. GOROSPE, married to EDDIE GOROSPE, both


represented by their Attorney-in-fact, ARTHUR J. BALANE, married, of
legal age, Filipino and a resident of Poblacion, Bacolod, Lanao del Norte,
per special power of attorney under document no. 313; page no 45; book
no. XVIII, Series of 2019 of notary public Alexandro Naga Garangan;

NANCY J. VERMONT, married to Manfred Vermont, of legal age,


Filipino and a resident of Babalaya, Bacolod, Lanao del Norte;

LORNA TUMAPON, married to Rogelio Tumapon, of legal age,


Filipino and a resident of Babalaya, Bacolod, Lanao del Norte, all co
owners herein referred to as FIRST PARTY;

MARIANO Q. SERRANO married to Jessa Nel B. Serrano, of legal


age and a resident of ___________________________, SECOND PARTY;
WITNESSETH:

That, CARMENCITA T. CUADRO

That DEBIE U. LAURITA, RITA U. UNDE, CARMENCITA T.


CUADRO, VIVIAN B. GOROSPE, NANCY J. VERMONT, LORNA
TUMAPON (First Party) are co-owners of a parcel of land situated at

of Title No. CLOA-13,627 more particularly described as follows:

Lot No. 6111-A, Csd-10-000536

Bounded on the S., along line 1-2 by Lot 6029, Pls-140; on the
SW. and W., along lines 2-3-4-5 by Ravine, on the N., along lines 5-
6-7-8-9-10-11 by Lot 6111-B, Csd-10-000536; on the E., and SE., along
lines 11-12-13-14-15-16 by Ravine; on the S., along line 16-1 by Lot
6029, Pls-140.

Containing an area of ONE HUNDRED FORTY ONE THOUSAND


SEVEN HUNDRED THIRY ONE (141,731) SQUARE METERS.

All corners referred to are C.S. Cyl. Cons. Mons. 15x40 cms. Diam.
Bounded on the South along line 1-2 by Lot No. 249, Cad. C-1, on the
West alone line 2-3 by Lot No. 251, Cad. 295, C-1, on the North along line
3-4 by Road, and on the East along line 4-1 by Lot No. 247, Cad, C-1.

Bearing, Grid.

This Lot was surveyed in accordance with law and existing


regulations promulgated there under by Engr. Norberto M. Carreon, a
public Land Surveyor on October 18-19, 1976 and approved on February
2, 1976.

That the FIRST PARTY that for and in consideration of the amount
of TWO MILLION (2,000,000) PESOS ONLY, hereby SELL, CEDE,
CONVEY and TRANSFER unto the SECOND PARTY their heirs,
successors and assigns, all claim, interest and participation on the above-
described parcel of land, including all the improvements thereon, free from
all liens and encumbrances.

That the FIRST PARTY will warrant and defend the peaceful
possession and title of the SECOND PARTY from any and all claimants
whatsoever at all times.

IN WITNESS WHEREOF, we have hereunto set our hands this 6 th


day of May 2019 at Bacolod, Lanao del Norte.
