DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

ROSALIE P. CANONIG, both of legal age, Filipinos, and a resident of Brgy.


Amorao, Cabatuan, Iloilo, Philippines, hereinafter referred to as the VENDORS, is the
registered owner of following parcels of land located at Brgy. Amorao, Cabatuan, Iloilo
and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE


NO. 090-2014003550

“A parcel of land (Lot No. 3739-B with Plan No. PSD-06-07296


being a portion of Lot 3739 Cabatuan Cand. 261), situated in Barangay
Amuarao, Municipality of Cabatuan, Province of Iloilo, Island of Panay.
Bounded on the NE., along line 1-2-3 by Lot 3767, Cabatuan Cad. 261,
along line 3-4-5-6 by Lot 3799-A, PSD-06-076296, along line 6-7 by Lot
3767, Cad 261 Cabatuan cad and along line 7 by Lot 3766, Cad. 261
Cabatuan Cad;on the SE., along line 7-8 by Lot No. 3746, Cad. 261
Cabatuan Cad; on the SE, SW along line 8-9-10 by lot 3745, Cad. 261
Cabatuan Cad.; on the SW along line 10-11 by Lot 3740, Cad. 261
Cabatuan Cad., along 11-12-13 by Lot 3738, Cad. 261 Cabatuan Cad.; on
the NW, NE along line 13-14-1 by lot 3768, Cad. 261 Cabatuan Cad.
Containing an area TWENTY-SEVEN THOUSAND SEVEN HUNDRED
EIGHTY-ONE (27, 781 sq.m.) SQUARE METERS, more or less.”

1. That for and in consideration of the sum of THREE HUNDRED THOUSAND


(Php300,000.00) Pesos, Philippine Currency, receipt of which is acknowledged
in full by the Vendors, the Vendors hereby sell, cede, transfer and convey unto
and in favor of DUSTIN E. PAREJA, of legal age, Filipino, single and resident also
of Aquino Nobleza East St. Janiuay, Iloilo, hereinafter referred to as BUYER, his
heirs, assigns and successors-in-interests a portion of ONE THOUSAND NINETY
SEVEN square meters (1,097sq.m.) of above described properties with all the
improvements standing thereon, free from all liens and encumbrances;

2. That the Seller hereby warrants that the parcel/s of land subject of this Deed of
Absolute Sale is not covered by the Agrarian Reform Program. That the Seller
further warrants peaceful possession by the Buyer of the subject parcel/s of land
against any person or persons claiming or who claims the same;

3. That all expenses related to the sale and transfer of title such as but not limited to
Capital Gains tax, Documentary Stamps Tax, transfer tax, preparation and
notarization of the Deed of Absolute Sale, registration and issuance of title in the
name of the Buyer is subject to the agreement of the parties.
