2. That the Seller hereby warrants that the parcel/s of land subject of this Deed of
Absolute Sale is not covered by the Agrarian Reform Program. That the Seller
further warrants peaceful possession by the Buyer of the subject parcel/s of land
against any person or persons claiming or who claims the same;
3. That all expenses related to the sale and transfer of title such as but not limited to
Capital Gains tax, Documentary Stamps Tax, transfer tax, preparation and
notarization of the Deed of Absolute Sale, registration and issuance of title in the
name of the Buyer is subject to the agreement of the parties.

ACKNOWLEDGMENT

Philippines, personally appeared THELMA E. HORTELANO with her competent

known to be the same person who executed the foregoing Deed of Absolute Sale
consisting of two (2) pages which herein party and her instrumental witnesses have
affixed their respective signatures and she acknowledged to me that the same is her
free and voluntary act and deed.
