DEED OF ABSOLUTE SALE OF PARCELS OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF A PARCEL OF LAND, is made and


entered into by:

JOVENTINA GALLEROS, Filipino, of legal age, single, and a resident of Nagsulay,


Lila, Bohol, hereinafter referred to as the VENDOR;

- in favor of –

URCESIANO CAGUISA, Filipino, of legal age, married to RUFA CAGUISA, with


postal address at Malinao East, Lila, Boho, hereinafter referred to as the VENDEE;

WITNESSETH:
Whereas, the VENDOR is the true and absolute owner of a parcel of land which is
particularly described as follows;

Tax Declaration No. 2016-27-0014-00813


Lot No. 2476

“ A parcel of land (CAD Lot No. 2476), situated in the Barrio of Malinao East,
Lila, Municipality of Lila, Province of Bohol, Island of Bohol. Bounded on the North
by Lot No. 8692; on the East by Lot No. 8891; on the South by Lot No. 2473; on the
West by Lots No. 2475 and 2474 x x x containing an area of FOUR HUNDRED
THIRTY FOUR (434) square meters, more or less. "

WITNESSETH FURTHER:

That for and in consideration of the total sum of TWENTY FIVE THOUSAND PESOS
( P25,000.00) in hand, paid and acknowledged to have been received by the VENDOR from the
VENDEE, URCESIANO CAGUISA, Filipino, of legal age, married to RUFA CAGUISA, with
postal address at Malinao East, Lila, Bohol, the VENDOR hereby SELL, CEDE, and CONVEY
to said URCESIANO CAGUISA, his heirs and assigns, ABSOLUTELY AND
IRREVOCABLY, the foregoing parcel of land above-mentioned, including all the
improvements thereon;

That the vendor hereby warrant title unto said vendee and that henceforth, the vendee
shall have exclusive right of ownership and possession over the said parcel of land, free from all
liens and encumbrances and the vendor shall warrant the peaceful enjoyment of the vendee of the
foregoing property.

That all the adjoining lot owners have been notified of this sale but none of them showed
interest to buy the above-mentioned parcel of land.

That this land is not tenanted and does not come within the operation of the Land Reform
Code and allied circulars of the Department of Agrarian Reforms.

Tagbilaran City, Bohol, Philippines.

ACKNOWLEDGEMENT

BEFORE ME, a Notary public for and in the City of Tagbilaran , this 5 th day of August
2019, personally appeared the above-named person showing to me proofs of her identity, known
to me and to me known to be the same person who executed the foregoing Deed of Absolute Sale
consisting of two (2) pages, including this page on which the Acknowledgment is written, and
signed by the parties and her instrumental witnesses, on each and every page hereof, and she
acknowledged to me that the same is her free and voluntary act and deed.
